siparaporo. I respectfully disagree with you that there is plenty of land in Ogin State and therefore it will always be cheap.

If u think like that, you will surely miss the next opportunity to benefit from Real Estate impemding appreciation in Mowe / Ofada in Ogun State.

You have to remember that Ojodu Berger and Isheri used to be considered bush and is still partly Ogun State and Lagos. But Today you can't find

land in a good part for less than 5 Million Naira.

You have Grant Properties there building houses for 25million plus after seeing that Lekki is not a profitable for their business as Ogun State.

So what exactly is your point. People are failing to Realize that with the population explosion from Lagos, We are beginning

to see that lagos is swallowing up Ogun State and of course Ogun State is benefitting.

For your own sake and other do not overlook and if u still don't believe me don;t dissuade others, or else they will regret.

Psychologically, some people cannot get over the fact that they are buying land in ogun state which to some is not considered to be sophisticated.

Remember that in developed nations it is not uncommon for people to live one or two states away and still commute to work everyday.

Lastly, Mowe /ofada is buy and hold there are only two communities that are livable as we speak.

Then you have the illegitimate callers. They just want to feel like they called someone to buy a car knowing fully well they can't even but a okada bike, not

Some of their fears are valid because some salvaged cars may not be road worthy.But it is designed to discourage people from reapiring their cars and

making them buy a new one on credit.Part of the excessive spending that led to the credit crunch. This benefits these companies tremendously, but adds to the debst of the consumers.

I have seen cars branded as salvage that are in better operational condition than, non salvage cars.

I believe that if a car is salvaged the seller should inform the buyers and let them decide. In fact buyers can still conduct their VIN check. The report should

clue you in as to the level of damage the vehicle sustained.

Ok. For example lets say that you are getting 12% intrest rate on Fixed Deposit. But you have to pay 18% on the 8 Million.

Borrowing from the bank : scenario 1

The difference is a spread of 5% interest x 8 million = 400,000 you have to pay in intrest.

Going it alone scenario 2
-------------------------------
No intrest to pay to the bank and no pressure.

But you will have limited liquidity.

The only way it makes sense if you are entrusted with someone else's money. But even this is risky.

The only advantage is that you are developing a relationship with the bank. But in essense you are borrowing the same money u gace them and paying intrest.

Now if they were going to give you 18milion after depositing 10 million then that are very good deal. But Naija banks don't take risks at all.
