critic007:Thanks very much Sir, for your input. Initially the client talked about 3 bedroom flat with swimming pool. (Bungalow) and that is straight forward He later called me to asked if he can go for 4 to 5 bedrooms with 2 sitting room along with swimming pool. That's when we started the debate among my fellows that, if he must go for 4/5 bedrooms (his second opinion), some says it has to be upstairs and not Bungalow again. While some argue it can still be bungalow. Above all, we all acknowledged it better to seek the opinion of professionals and go for proper building plans approval. |
Dear professionals and gurus on this noble forum, I hereby salute you all and is time for some of us in real estate related field as well as many other people across the globe to learn from your wealth of knowledge and experiences. Kindly educate us on how to get building plans approved and how best to go about it. For instance a client was discussing with me if he can build 4 to 5 bedrooms flat on his 600sqm he bought at Ibeju-Lekki Lagos and I knew for sure he can definitely do that, but getting approval for his choice of building and how to go about it I don't know. Though I know design and working drawing is the duties of an Architect So, what are the necessary steps to be taken in order to get building approval in relation to: - Architectural design and working drawing - Soil testing - Structural engineering - Mechanical engineering and so on. Must all these be done before a building plan can be submitted for approval Is approval process varies from one state to another or uniform across Nigeria States, though my major concern for now is Lagos State but many of us will learn something tangible if we can have quality answers to all these questions.
