Our housing deficit I'd say is because gov got out of the housing sector - nearly completely - we have something called NHC - National Housing Corp - but it's mostly moribund. The housing deficit in kenya now stands at 2m housing units..annual deficit of 0.2M ( I think Nigeria has annual deficit of nearly 0.5M - I don't know about Ghana - but I imagine the problem is as serious as anywhere in SSA). The problem is private sector is of course profit driven and will not deliver the social welfare affordable yet well built housing that is needed here. Kenya is trying to pluck that 0.5M low cost affordable housing units.The other issue is pension funds including our national social pension funds have been dissuaded from investing in real estate - preferring to invest mostly in equity - due to project management/corruption issues when they were building large estates.

So for me - We have to try to get big fund managers (pension, insurances, banks, mortgage providers) work with gov to provide cheap affordable housing at scale - and we will deal with housing deficit - and make slums history.

As for 2-yr rent demand - those are "soft" issues that just need the law to regulate housing. You cannot demand 2yr rent - when folks are paid monthly. Tenants also have rights.

just like i said. it is a matter of supply and demand . Accra is becoming more cosmopolitan, more people are willing to migrate to Accra now for buisness ( miniso japan just open up). this is forcing a high demand on housing and landlord are capitalising on it.

Though, i am of the opinion it is not the responsibility of the goverment to build house for every individual but create an enabling enviroment for citizens to be able to afford affordable housing. currently Ghana housing deficit is growing due to urbanization and growing population. Ghana might be among the top three most urbanized country in sub Saharan Africa. it is growing almost everyday, forcing the goverment to start building houses for middle classes. currently there is about 100,000 housing unit springing up in the southern part of the country, excluding some abandon project by the past administration that the present goverment is willing to complete .

As far as Ghana is concerned, the rent is about demand and supply some houses even charge lesser than two year while some charge more.

This might be the case as some landlord suggest. my own distance uncle ( now octogenarian) do collect monthly payment , he prefer it to yearly payment becuse he doesn't work and consider it as salary.

i am not a tenant neither I am going to face it whenever i visit accra. but it will be unfair to me to say I don't share the pains of my fellow country men. I read a news last year about something of this note. but currently don't know anything in this regard now.

Here, the tenant is the boss. It's just bonkers paying a one year or a two year rent. If a landlord steps the line in Kenya you just take him/her to the rent tribunal. It seems your housing market is dominated by cartels who care less about the common man!

I feel pity for ordinary citizens. it is possible to effect the law when you become a tenant but once you are still looking for roof over your head, be ready to be humble.
