Let's analyse...an industrial estate could house factories producing plastic, milk,noodles,biscuits and so on...you get the drift...
On the flip side, industrial areas could also house big industries manufacturing cables, vehicles (even assemblies), smartphones, electronics and so on.

So the question is, what is being manufactured there?

Lastly, Nigeria still remains the power house of West Africa

You talk without substance ....... Ghana is the current highest receiver of foreign direct investment in west africa ( 2018). maybe when 2019 data finnally come out we shall know where Nigeria belongs.

Manufacturing are simply from basic to high end And in this Ghana is seriously industialising itself. and if Niger and Gambia are doing that as well ( it only shows priority ). as I said not every country will be much more interested in an utopian fantasy.

Nigeria has 201 million people with a workforce of 101 million. NIGERIA economy is around 390 billion dollar This works out at about 2,300 dollar per capita

Ghana has just 30 million people with a workforce of something about 13 million. The Ghana economy is around 65 billion This works out at about 2,500 per capita.

Ghana does not have same economy approach like Nigeria because it does not have 201 people. If Nigeria had only 30 million people like Ghana does it’s economy would be less than 40 billion in size. Perharps cote devoire economy is 45 billion dollar would be larger and cote devoire has only 27 million people.

Demographics matter. If Nigeria had only 30 million people hardly will anyone knows much about it apart from liking it to poor country....

Not every country will need a commerce city, some will prefer industrial hub which is currently springing up in Ghana 216 district .....
