Looks like this plot of land is very close to the creek that transverses Eliozu there. Serious water log. I wish you success, bro. |
Today has been rain-free. I trust much work would be done on site today. |
This is why you are the best. They are milking people in this town spyder880: You have a good point, PH is expensive in most things, from granite to sand and even the labour costs here na die! But I will be pushing the boundaries of focused spending with a deep knowledge about the safest ways to pay lower and get more for less. I will also be coming in with my team of workers from Enugu, and they must agree to work with me in PH with Enugu labour rates. I will build a 'batcher' for them to live on this site. |
Spyder, Welcome to my lovely PH city. I so know PH like the back of my hand, bro. I'm just seeing this thread now and here I am, greeted by a picture you took at Air Force junction, while coming from Stadium road. spyder880: I am already falling into step with PH, even after spending only 5 hours in the city, the blue cabs and traffic...... |
Shexy1983: Omo, no be small thing oooo! I just register 4 my exam now. Thank God oooooo..........!+6 I tried to register for my exams few hours ago and they said it has closed finally. Please let them open again o |
Congrats! ferdimako: Hello All, |
This land is around the new Obio/Akpor International market at Rukpokwu, Port Harcourt. It's well over a plot. The area is fast developing. If you are interested, let me know. - Genuine seller's rep. |
Thanks. I will get back to u |
Viper, which train is this Xterra? XE, SE or SE Supercharger (SC)?. I need this info to make a decision fast. |
Step by step, little by little and before you could say Ckenneths, a beautiful structure is already standing. |
spyder880: The cost of the fence. (if my memory serves me aright)That fencing on my land will have to wait. I don't have something in this region to expend on fencing. When my neighbours are ready we can have an understanding on how to go about the fencing. |
spyder880: This house is all done, plastering, tiles and all, remaining only painting.I'd like to see the finished product when its done and dusted. |
Nice one |
Mehn! How do you know the question that has been going on in my head all day? I really don't know. Looks like my neighbours are waiting for who will do the fence. The survey pillars are intact. I may just go ahead with my structure next quarter. But Spyd, please give me a 'quess-timate' of how much naira would the fencing gulp. 6-inches whole blocks. Remember 137x50 feet. Thanks as always. |
I notice u didn't mould; you bought the blocks for this project. Right? |
^^^^ I tell you. I just started but I can tell you I'm already experiencing the joy that is inherent in the properties/real estate business. So much flexibility and you still have an almost zilch chances of loss. Before I got this place I'm planning to develop, I had earlier acquired a couple of other plots. I'm already contemplating what I will do on them much later, when I would have been done with my own roof over my head. I have also learnt that with a little patience, good bargaining power and some luck, you can get juicy property at very nice location. Those ones I earlier bought, I was a real novice so I rushed somewhat. Yet even if I want to sell them now, even with inflation factored in, I won't lose. |
VIPICO: Bro, if this land is at such a good location for you to even comtemplate a 45-shop shopping complex or business district, please just leave this land as it for now. In a few years time, revisit it and bulid such an edifice as a milk cow - a steady and quranteed source of good income. Not for ssale. I support your intention of looking for land in less developed area to build for sale. That's what I'd do if I were you.Started posting while at the middle of the thread. Now that you have alreay started working on the site, bravo and congratulations. My brother, miscreats and touts are everywhere in this country. A direct off-shoot of a mal-administered country. Most of these folks complain of lack of employment which is true but fail to also realize that the real problem they have is mental laziness. Look at what someone like you have, through sheer hard work and determination, created for yourself without looking for any white colar job from a non-existing government. Just calm down and see how best you can go about negotiating with them. I doubt if the police may be of any help without adding to the expenses, as most of these touts work in conjunction with them. Only God will help us in this country. |
spyder880: I may have to leave this land as it is, for future development of a shopping complex in some years time. It seems like I will go out and purchase another cheap plot of land somewhere in Enugu north, develop the land with fencing, build a bungalow on it for sale.Bro, if this land is at such a good location for you to even comtemplate a 45-shop shopping complex or business district, please just leave this land as it for now. spyder880: More of the area around the big plotWIll you still make do with this fence or break it down to do a new one? |
I discovered this thread late, but I have just read through from the beginning till this point. It even looks like I have taken over the thread as nobody seems to be posting here anymore, except Lord Vipico. @Spydo, where is the final product? |
spyder880: 3x7ft N19,500 with 2.5mm steel platesThis makes a lot of sense, compared to fanciful looking China stuff that won't stand the test of time. I just wish our artisans can think Kaizen (Continuous improvement) especially in the finishing. |
Chekitaut: God will be with you all through this project, i pray for God strength upon you and your treasury. For all that will want to stand as disturb God in his mercy should make them busy for no just course till after you finish, anyone trying to exploit you, father God change his or heart to favour you. AmenAmen. You've just given me the greatest gift so far this year. Thanks bro. |
Well, let's just say I'm a learner. The pix are not posting at the sizes I would like them to. The next set of pix that will follow are those of the leveled land. That will be next week as I'm currently out of town. Watch this space, y'all! |
Some of my neighbours have already started something. But no stress. No hurry in life...

Even though by His Grace, I plan to start active work on this project in Q3/2013, I just thought I should clear and level the land for now, as the accompanying set of pictures would show. This clearing took place ending of March 2013.
