The Aluminum guys brought in the casement windows today for framing and later removed the case after pluming to fix the net and blue reflective glass. Hopefully, it will be returned for installation after plastering which commences on Monday. Love to share with you guys some pics as at today;

The aluminum guy for the casement windows brought in his quotation for the job and i gave my approval for him to commence work immediately. This is so because compared to other guys, his quotation was more considerate and with genuine intent of been honest in his dealings with me. See below his quotation; 1. 3 x 2 1/2 (1) @ N15,000 = N15,000 2. 5 X 5 (2) @ N23, 000 = N46,000 3. 5 X 4 (7) @ N23,000 = N161, 000 4. 2 X 2 (5) @ N10,000 = N 50,000 5. 4 X 3 (1 ) @ N23,000 = N23,000 6. 4 X 4 (3) @ N23,000 = N69,000 7. 2 1/2 X 4 (1) @ N15,000 = N15,000 Total = N379,000 The other quote i got which got me crazy looks like this; 1. 5 x 5 (2) @ N26,000 = N52,000 2. 5 X 4 (7) @ N25,000 = N175,000 3. 4 X 4 (3) @ N24,000 = N72,000 4. 4 X 3 (1) @ 22,500 = N22,500 5. 2 1/2 X 4 (1) @ 20,000 = N20,000 6. 2 X 2 (5) @ 12,000 =N60,000 7. 3 X 21/2 (1) @ 16,000 = N16,000 Total = N 417, 000 Both quotes were for the same powder coated Aluminum casement windows using fat tube glazed with 5mm blue reflective glass. But the curious thing here now is that while the latter added labour charges of 70k, the former was silent on labour and promised to deliver free with his vehicle. Still waiting to see if there will be a shifting of the goal post in the middle of the match. |

The breakdown of my roof is; Noggings (Woods, Nails and Labour) - N576, 600 Roofing (Sheets, accessories, Labour, etc) - N 691, 370 Total for entire roofing work - N 1,267, 970 Hope this explains it better bro! |
@ All. Thanks guys for all the wonderful and encouraging words from you all. But i specially want to extend my appreciation to the brain(s) behind the creation of this forum (Nairaland) and by extension Olorogun Spyder whose intuition and foresight in the initiation of his wonderful threads which i passionately followed and not to forget the useful contributions from Am Alone even though controversial; they all inspired me greatly to get this project to this level as i took key learning from the costing mechanisms. The knowledge shared was also another added incentive as it gave me the power to challenge my site engineer to some of the advice suggested by him. However, as suggested by some of you, the project has gulped some real currency in terms of Naira and Kobo and shown below; Roofing 1 Cost of roofing and flatsheets 595,870 2 Accessories 10,100 3 Bending of flat sheets 5,900 4 Transportation 9,500 5 Labour/Installation 70,000 Total 691,370 Total for entire project till date excluding cost of land and other preliminaries is N 4,757,610. The roofing should be completed by tomorrow (Monday) and hopefully the electrician will commence his own beat. |

The roofing of my crib finally commenced on Thursday with initial challenges with the way the noggings was done. This led to some bit of corrections here and there and so far this is what has come out;

@ Sweetedge. Thanks bro for the encouragement. I give Almighty God all the glory and adoration. The Noggings was finally concluded over the weekend and below is the breakdown of my nogging costs which i must confess was quite huge and considering the fact that initially i wanted to go for steptiles and after nogging the steptiles way, i decided to change my mind on the last day to Long span aluminium. Obviously i would have saved about a 100k from woods if i decided to go for Longspan from the very begining. Let me also quickly add here that i was compled to add an additional 20k to the labour cost for the noggings because of the different gutters in the roofing mechanism . Noggings 1 3x4x18 = 35 Lengths x N1500 52,500 2 2x4x18 = 190 pcs 156,400 3 2x3x18 = 282pcs 204,900 4 2x2 = 250pcs 21,500 5 2 bags of 4'' nails 10,000 6 2 bags of 3'' nails 10,000 7 Transportation 11,300 8 Labour for Noggings 110,000 Total 576,600 [/b] |

Like i anticipated yesterday, i had to buy additional wood today ; 2x3 - 50 2x4 - 20 However, the noggings has gone half way and the carpenter has promised to deliver by God's grace on Wednesday. In addition, i also started the art design on my pillars today (outside, dinning section and the verandah behind). The young boys handling the pillar are fantastic guys who are very diligent with their work. I bold to say this because of the speed applied having just started today and a bit late in the day. I was quite impressed with their efforts that i had to buy them drinks to appreciate them. He has also promised to deliver by wednesday and hoping to start the window hood next week after fixing the subframe for the casement windows. |
Thanks Steo. I'm actually going for aluminium step tiles and am thinking of going for coffee brown colour. All things been equal roofing should commence by the end of the week. |
Like i always say since i opened this thread, i will only share the cost at the end of each stage. This is necessitated by the fact that since the noggings is still ongoing, and considering the fact that more wood or materials might be needed, it will be premature to conclude on the present cost so far. If you do an historical on my thread you will observe that i share my costs at the end of every segment of the job and this will not be an exception. However, i can share the labour which is fixed in any case. Labour for Noggings = 90K. Cheers |
However, all things been equal, the noggings should be concluded by Tuesday and the aluminum guys will come in and take their measurement even though my site supervisor brought in one of his guys to do an estimated measurement before the noggings, i still seek for a second opinion from the 580k he quoted. |

@Prince. It beats my imagination also. Honestly am beginning to feel that a lot of people making these requests from Am Alone are neither building a house or have plans to do so soon. If not, i do not think the labour Am Alone has engaged so far in his house devt are the best in Lagos. Like you have emphasized, why should a man in Enugu be looking for a labour in Lagos when he can scout around well and get a better one and even cheaper. Unfortunate as this might sound, i think Am Alone has caused so much exposure and bad belle for himself from his comments, reactions and ego tripping in Spyder's thread. But be that as it may, i do not subscribe to people now taking advantage of that to expose him the more. |
Yes i bought the 2000 blocks for my foundation and they cost me 140N per one when i bought them September last year. Thereafter i have moulded on site all the blocks i have used so far on my project and i think its far more cheaper and guaranteed of good output. |
@ All . Thanks for all your kind words and as Am Alone will say ' Oluwa Champion' , lol. @ Marabout. It really depends on the number of labour your builder is planning to deploy to site for the job. Ideally, i was made to understand when i wanted to start mine that it is usually on contract basis and this also depends largely on the negotiating power of the builder with the labourers. By and large, i think that amount quoted is a bit high. i advice you negotiate a bit further down. |
