Spot on bro with your comments. i thought of this also when i read am alone listing out what gadgets he's planning to put in his house and i said to myself that its either he's a security officer or he's going to have lions guarding his house, lol. That's on the lighter mood anyways. Am alone, good to see that you appreciate the comment from austino and i would want to join to appeal to you to keep it real and possibly limit yourself to possiblysharing your cost update and the finishing and also restricting certain part of your finishing efforts from the public eyes. You might not know but i've followed your comments right from Feb 17th last yr when Spyder started his post on his house and i mustn say that i took away a lot of learnings from your post which also inspired him in my design and how i've monitored and tracked the pricing of my labour and materials. Absolutely it has because yesterday when i went to my cement dealer to pay for the cement to be used for the casting of the parapet, i was SHOCKED when he bluntly refused to sell to me at the 1750 price he offered me before now and stood his grounds on 1900 last. Infact, he even advised i buy now as there is no guarantee of it remaining at that price next week. The same situation also affected other associated items like rods which previously (for the 12mm) i bought for 1390 is now going for 1500 even though that was attributed to the forces of demand and supply initially, but its obvious now that it has now been overtaken by the present economic situation. As for the Delta axis, not really sure of the situation there right now as i was actually planning to fence a prime property 100x100ft off jakpa road on a tarred road but the activities of the youths in that area has forced me to put it up for sale. Though offers have been coming but still competitive enough yet. |

AS for the paraffet, it all depends on one's taste and resources and i feel that the reason while most people have a cold shoulder towards it is due largely to its attendant cost which is even more expensive than the wood noggings. However our God is able to do all things. @ Nawaya, i will send you my details shortly. |

Hopefully the carpenter should be through and the iron bender will commence work on the beam before the paraffet and hopefully casting should be done before the end of next week. Much as i promised myself to leave this till early next year, i just get the inspiration daily to move on. |

i bet your friend will be better for it if he considers Amagba as an alternative because that is the 'ebeano ' in Benin at the moment. Obviously he will get a 50x100 if he so desires and the 140k is the standard devt fee for all sizes of land and 10k for crops. Thereafter no other levy and i think that seems to be the attraction of people towards this community for now. Circumstances in the years ahead will determine whether this magnanimity will continue or not. |

@Spyder Well thats the reality on ground in Benin city. These new communities are desirous of rapid development and are selling their land a bit cheap now that they still have so much to sell. But be rest assured that as these lands begin to thin out, you wont get even a 50x100 for that amount. I got mine which is a 100x100 for 600k some couple of months back precisely August. |
Please would want to know if one with an old Lagos number can change to an Abuja Number for the new number plate. How much does it also cost? |
Congrats dady211. You surely will get a trip of sand for 14k. The breakdown of the 461k are as follows; 1. Carpenter for all the wood work (German floor binding, lintel, etc) 70,000 2. Iron Bender 20,000 3. Labour for German flooring 85,000 4. Labour (setting to lintel, level after lintel, casting of lintel & pillars, etc) 286,000 Well please i need to know if this is high or acceptable. |
Olorogun spyder, permit me to ask, is it advisable to plaster before roofing? I ask this because i see that you want to start your plastering work before roofing. How structurally right is that? |
Please note that a total of 272 bags of cement quoted in the cost was used for both the moulding of blocks used and the setting to both lintel and taking the level after it. All together, 4984 blocks were used for the block work. Warming up for the parafet job and roofing. 4 different parties have inspected and quoted for the parafet, while 2 of them seem to be giving me the impression that the cost will be in the region of 500 - 700k, my supervisor came up with some guys that brought up the suggestion of doing a POP framing and mount on the building after the art work, that alone they quoted 400k aside the provision of the rods for the beam work, iron bender labour, while the last that came yesterday who i saw working on a site estimated over a million naira for an effective job. But honestly, i think i agree with the last fellow because the house is quite. Please any advice from the house? |

@Ogogo24 I feel your pain bro. You are not far from the truth and i begin to wonder how these same youth want to encourage development to their communities. Like i said earlier , Amagba for now happens to be the only community am yet to notice greed amongst the youths. Well maybe its because they still have so much land to sell at the moment that those crazy levies have not started coming up. Unfortunately also, i had a similar experience over the weekend when i went to Warrri precisely Jakpa road to try and fence a 100x100 land my mother bought on lease as far back as 1977, i met the shockeer of my life when some group of guys turned up demanding i pay them the lease levy that was supposed to be paid on the land for the 99 yrs of the lease period claiming that their family owns the entire land in the layout. But the issue here is that the land was not bought from their family directly but from the 2 families that they sold the land to back then. I have began the process of disposing of the land as i really cannot stand those guys. |
Osarodon has said it all. The best time is do anything at all is when it needs to be done. Like for me, when i got to Benin in 2004, i had the opportunity to buy a 100x50 in Abuja Qtrs in Ugbor then for 700k but i procrastinated because i wasnt too sure if i wanted to remain in the town or not. But checkout the area now, you cant even get a land to buy again talkless of gettin one for even a mill naira. But all the same, am so glad i took advantage of this opportunity in Amagba when it came along in July and would have regretted greatly if i'd missed the opportunity to buy then because the area has witnessed tremendous growth in the last 6 months and i doubt if a 100 x 100 will still go for a million naira this time next year. However, just trying to do perimeter fencing of 5 coaches high to secure my land because neighbours around me are about to commence work on their plots and would not want any form of controversy when i return in January to continue work. |
