This is a good news for Lagos State, South West and Nigeria in general but we must be cautious of not neglecting the promotion of non oil activities that have been propelling the economy of Lagos to this envious one...we must learn from bad experience of Nigeria regarding oil discovery...
Lagos State has been so fortunate having visionary Governors such as Tinubu, Fashola and the present Ambode among others....Proudly Nigerian.

this is highly informative...it is also of importance that the requirements highlighted were for two land processes i.e regularization leading to CofO and Building permit otherwise known as approved building plan....these requirements is responsible for the long list.

I'd like to share some salient contribution to this very discussion. No doubt, Kudos to our amiable lawyer for giving lots of us deep insight into the calcualtion method implored in the assessment rate.
By and large, i think it is very useful for all of us to also know that building before obtaining this approval is very detrimental which mostly attract penal fee from the government. Many people are very ignorant of this and when processing their approval mostly got stucked during processing when they get the final assessment fee which usualy included penal fee and other associated penalties needed to accompany the processing in terms of document and monetary penalty. The following are the consequencies of effecting contruction (building) before procesing building approval.

a Penal fee is 4x assessment fee. That is if the normal assessment fee is N100,000 for instance, the penal fee for building on your land before procesing the approval would be N400,000 + N100,000 = N500,000

b Conduct a stability comprehensive test from Lagos State Material Testing. The money to be spent on this depends on the type of building in question but the least

c. As built Drwings of both Architectural and Structural Drawings. This means that the original drawings obtained before the construction of the building will not be relevant anymore as they would read '' Proposed'' which would mean you have to get another one that would read '' As Built''

I think people should know this as it is crucial before applying for building approval especially if you have already have building on your land.

There are lots of people even that have been allocated plots and block numbers and yet find it difficult to occupy their plots due to incessant encroachment by the so called omonile's in Igbogbo Millenium Residential Scheme. The case was so pathetic that series of warnings had been effected and publicised in the dailies recently.

I think what should be done now is to write a complaint letter officially to the Permanent Secretary, Lands Bureau, Secretariat, Ikeja and attached all the relevant documents and receipt paid accordingly.

I think this will go a long way.

Will let you know when there is fresh land scheme in Ikorodu. Almost all Ikorodu Land Schemes has been fully subscribed, except owners that were willing to sell theirs, which i have couple of schemes available for sales in different parts of Ikorodu, excluding Igbogbo Scheme.

My State is the financial and economic hub of the country. And despite the relocation of the Federal Capital to Abuja,  continues to exhibit immense economic attributes. We attract human population of about 18.4 million occupying a land area of about 3577 square kilometers, thereby, making Lagos State the most densely populated and smallest in land size.

   Available records show that Lagos State contributes about 12% of Nigeria’s Gross Domestic Product (GDP) which is comparable, only, to the addition of Rivers and Delta States which are Oil-Producing States; and we are the leading contributor in the Non-Oil Sector with average contribution of 19% which is equal to the contribution of 13 States put together. Moreover, Lagos State hosts over 60% of the manufacturing/industrial sector, which, if properly harnessed will be a major driving component of the National Vision at meeting Millenium Goals targets.

      The only State in Nigeria that can survive without statutory allocation from the federal govt, cos its IGR is over 70% of its Ordinary Total Revenue(TOR)
   No wonder, Lagos State has become a model that other States and even some neighbouring West African Countries emulate at achieving excellence.

    Though more stil needs to be done in other areas but the State has been able to lay a formidable path to excellence.

@ Rich Dad, there are too many people facing the same challenges you are facing regarding the status of your property being marked for 'Agric Zone', The point is that government themselves are aware of these challenges and thats the reason they make provision for its ratification at the Lagos State Agric Lands Holdings at Agege.

Your already built building will still be used for residential purpose but will be required by the Agency to provide a small portion of your land to be used as Fish pond, small poultry or small garden, just to have a feel of little agriculture practice on the plot. After meeting this conditions and others, they will now approve for ratification.

Thanks for the above reply.Plz is the lands @ Adamo,araromi and environs a commited land?i heard its "Agric".Is there a possiblity of getting a CofO and how long can it take.Once again thanks.

Lands from Maya, Araro, Adamo, Ajegunle etc. are all zoned in Lagos State Masterplan as Agric Zone but not Committed. However, you can regularize lands earmarked for agric purpose by government at Lagos State Agric Lands Holding at Oko Baba, Agege and not Lands Bureau at Alausa Secretariat.

After the regularisation, the Agric Lands holdings will issue a certificate of occupancy to that effect and the process is faster than normal C of O processing at Lands Bureau in alausa.

The following scheme are still available for subscription in Lagos State Residential Scheme. They are:

(a) Waterfront Residential Scheme in Epe.

(b) Oko Afo Residential Scheme Badagry

According to information i gathered from Lands bureau, more schemes would soon be published and would be made known accordingly.

The location of the land is very good as basic infrastructure is already in place, some of which are:

(c) Electricity poles already in place.
