Op wants 650 urgently.

I have 500k cash right now.

If he will take, then his need to sell will be urgently satisfied. If he insist on 650k, then it might not be as urgent as he wants it to be. I dont think op will ever have this sold urgently for that price considering that, with this amount, you can get it straight from cotonou.

My apologies for my reply.
The Op mentioned two things that dont go together in marketing i.e, non-negotiable and urgent which we both agree. A seller cant have both.
