Sto'playing, the cheapest 2 bedroom I have come across in my city is 350k and some of them na half tiles.
Most of the good ones starts from 400k.

And the place is not even an industrialize or heavily populated city o.


Them increase one of my paddy house rent from 300k to 700k last year December after doing small renovation just to justify the stew pead increase.
If you read properly, I didn't mention city areas... I am not happy with the rent increments not matching salaries.

seems it's all ova Lagos landlords increase their huz rent. Increment in rent is normal bt the top up most of dis huz owners add is crazy and aside this ,some wil increase your rent few yrs after you packed in.
Imagine a huz owner increasing huz rent 2years after the person moved in and also telling the person to pay to construct borehole in the compound. Not that the borehole money will be deducted from his NXT yr rent.

I was forced to get a land and start building when my landlord increased my rent by 60% . and it will keep on increasing. I had to give my sef sense quick.
ThankGod, the project have started.

Price of food, transport, etc have been increasing and you want house rent to remain stable.

Reminds me of 2022 when I paraded some yahoo boys who were looking for a 2-bed room apartment....We finally got to find one and the landlord pinned the house rent down to #850k yearly.....I almost OFF that moment......Money wey dem take buy keke carry give me as higher purchase nai these boys wan splash throway just like that,that was the thought that was running in my mind cheesy. The landlord was even saying his own was the cheapest in the area angry. Like WTF....... Y'all need to see the kind bad eye wey I take look am like say na me get the money cheesy

Omoh,I like where I dey right now abeg......Very cheap, peaceful,water dey,well tiled and pvc ceiling grin. And most importantly,fine bannies come still surround me join as a bonus tongue

So because building materials increases, you increase rent of the house you built 10years ago? Where is the rationale in that?

A conducive 2 bedroom flat, in a serene street/ environment in Abule egba and its environs ,starts from 700k and even at that 700k just buy student foam put inside the rooms because if you dey think of 6X6 mattress omo na to open door jump on bed and from bed jump enter toilet cus no space at all, so if you want better spacious apartment ,get ready to splash 1M TO 2M.

These rents you posted will only be feasible for old houses. A standard bed sitter with POP, standard kitchen cabinet, heater and wardrobe, you won't even see it for 250k.

There was 1 spacious 1 bed room flat somebody posted in one WhatsApp group I am in. It goes for 620k including every other fees. Actual rent was 450k.

The apartment is fine though. So, it's worth it. But those fees up there, can only be possible for old houses with those old asbestos ceilings.
Those are rural and student areas prices, which may even increase... I do agree with you, in a good location 1 BR can go over 400K, though 400K is pricey for a BR. I noticed the prices are somewhat lesser in the North and student areas in the South + East. With increments people will still rent, sometimes I ask where is these money coming from

There is a mistake young people keep making in Nigeria.

If you're not making your income in a metropolitan city like Lagos, Abuja, PH, you don't have any business living there and paying upto 1-3m yearly rent to keep up.

You will see someone working remotely and earning in different ways online yet paying heavily to live in a city that doesn't generate income for him instead of moving to less expensive city where he can save more in a year.

In Benin city, 2bedroom flat with water and fenced compound is 180k- 220k.
3bedroom flat at Iriri Airport road in Benin is 1million naira. ...
On Ekenwan road 2bedroom self contain is 350k..water dey the house o no fence

There is 250-300k 2bedroom flat in Abeokuta...

I just recently moved from my 250k 3bedroom flat in abeokuta Elega to be precise just because the light in that area is not constant to a 500k 3bedroom flat in a estate where there is constant electricity...

Not all landlord or landlady are greedy...

I'm from Lagos Island, and I stay in one of my family house, self contain is 200k...

So there are still some places in Nigeria you will still get value for your money...

Bro you see all those 2, 3 and 4 decking at Ugwuachara, NEPA, Pastoral, Eze and Bros, kpri kpri, Udensi, down to works and Cas. The cheapest you'll see 2 bedroom flat there is 400k. And that would be with abeg plus your dialect.

As at 2020, houses were still cheap in Abakaliki. But Abakaliki being an emerging market in real estate, coupled with the high prices of building materials, most landlords have tripled their rents. I was shocked when a cousin of mine told me that he's paying 550k for 2bedroom flat at Ugwuachara. I was like for real?

Houses have become extremely expensive in Nigeria...most especially if you want a comfortable house.

I have stayed in delta, small towns incl. a, a recent graduate friend of mine pays 70 a year, another 80 but (100) first, in Aluu (PH), there is a gal that pays about 200 a year in Alakahia and 170 in back of chem (PH), Choba 100... All student areas and bedsitter.
In Asaba it's pricey, 700+ on 2 BR is there but, I have lived in the south side (not far from warri) and 2 BR goes around that amount. If you check-out DSC houses, the prices are fine but they are old houses.

It's just getting started o. Sometimes, I wonder how the upcoming generation will 'breathe'.

Around Sangotedo area where I currently stay (Close to BLENCO), a decent Room & Parlour self contain used to be 450K-500K per annum. Now, it's around 650K-700K. 2 bedroom flat then used to be 700K-750K, it's now 900K-1M.

I had a quarrel with my landlord late last year about the Compound Gate & pumping machine. Baba dey threaten me with Quit Notice. Meself dey shout for am sey I no send. After scouting for houses nearby and hearing the price, na me use my two leg go make peace. It's now I know why the other tennants have remained loyal. cheesy cheesy

Lagos landlord no be anybody mate. cheesy cheesy
May God help me to finish my house too this year, I don tire to dey pay rent and still dey act humble.

after i scouted and saw prices plus agency fees, i humble o. Especially the agency that was the deal breaker for me

My place is a 3bedroom flat, fully tiled, spacious sitting room, two toilets 2 bath, spacious kitchen, pvc, prepaid and water dey run 24/7
300k, ibadan and na me disvirgin the house...
My landlord come nice, at the beginning of the year when you pay, he go run you 10k light on your prepaid and 10k on the water prepaid..
