Don't rely on the survey plan of the seller. Let your surveyor pick the coordinates of the land and chart it before you pay. If you don't, you may end up buying a piece of land under government acquisition or even a committed land.

The best time to go for inspection of properties is during the rainy season. That way, you see the effect of rainfall, flood and erosion on the property.

Also, if buying a property in a built up area, speak to those selling items or living in the neighbourhood. That woman selling bread around the corner may give you information which the seller and his agents don't want you to know about the property.

Never you pay into the account of the seller's lawyer, agent or representative. I have seen lots of cases where lawyers and agents shortchanged their clients and put the buyers in serious problems. All payments MUST be made into the seller's account directly. If the seller's lawyer insists you pay into his account, ask him to provide a Power of Attorney by the seller authorising him to receive payment. No Power of attorney, no payment.
