I can remember the 4bedroom in terms of the total square metres of longspan roofing sheets, which was 410sqm. It had one sitting room and dining. Cost could vary with regards to sizes of rooms, and the general house plan

. Whatever the total square metre gives is the basis of the cost. The client's requirement also matters; some may want the fisher board and outer ceilings covered, and these will increase materials. So measurement details is reflect size and clients preference.

Some 3bedrooms could be 380sqm coverage area, 420sqm, it depends. Then if per square metre is N1,050 for standard quality longspan 0•45mm, then you have an idea of the major cost. 0•55 @ N1,400.
