Hello friends, I am embarking on a roofing project for a clients house located in Enugu. This house is a 4 bedroom well built bungalow with living room, kitchen, toilets and dining room. My client also wants the gate house roofed as well. The objective of this thread is to find out how much time and money it will cost to roof the house with woodwork, labour costs, step tiles aluminum sheets. This is how the house looks like at the moment.

I am still planning the work, comparing quotes from different aluminum companies, carpenters and timber dealers. Will talk more about it later today. |

There was a carpenter I showed this roof plan and he copied out the dimensions and listed the materials, he also gave his labour quotes as thus MATERIALS 3x4x18 wall plate 750x63pcs=N47,000 2x4x18 rafter purling 280x38pcs=N10,640 2x3x12 ceiling purling 290x100pcs =N29,000 2X3X12 hardwood purling 290x130pcs =N37,700 1x10x12 facial boards 1200x30 =N36,000 TOTALS N160,590 ACCESSORIES bag of 3'' nail 2900 bag of 4'' nail 5000 bag of 5'' nail 5800 3 bundles of iron rope 500x3=N1500 WORKMANSHIP N180,000.00 GRAND TOTAL =N355,790.00 Please note, this quote is for the woodwork alone and does not include installation of the aluminum sheets. The next man came to the site and took measurements and then gave me these sizes, 3x4x12 40pcs 2x4x18 126pcs 2x3x12 350pcs 1x10x12 38pcs 5 bundles of iron rope 1 bag of 5'' nail 1 bag of 4'' nail 1 bag of 3'' nail This man gave his workmanship as 240k (I nearly pursue am comot for site.  )1 Like |

The above quotes are for roofing framework for step tiles aluminum, (1 foot spacing). I called my carpenter and he said he will do the job with 170k for all the works. still comparing. |

The first aluminum company I gave this measurements returned a quote of N1,252,400.00 including installation charges. I will collect another quote tomorrow from another aluminum company. 2 Likes |

Went out to the site with another carpenter and got the following quotes, Roofing alone, no ceiling estimates are contained here, except the woodwork for the ceiling outside the house. 3x4x12 35x650 =N22,750 2x4x18 100x750=N75,000 2x4x18 90x700 =N63,000 purling 250x300=N75,000 3'' NAILS N5000 4'' NAILS N5000 5'' NAILS N5500 WORKMANSHIP N160,000.00 GRAND TOTAL N411,000.00 NOTE, I think that by the time I turn on the heat on this carpenter, the price will fall to N400,000 flat. I went to the timber market and priced the wood with him, and am sure he don't know this area to influence the timber merchants. |

Fidelo726: Thats what I did initially, but on getting to the site with the carpenter, there were many twists and curves in the building that it will be impossible to get a quote with a roof plan. The building itself should reveal the woodwork patterns more than a roof plan. Most roof plans cannot show you what is beneath the roof, the wood requirements etc. Another wrong move is to get a quote from an aluminum company before the roof is completed. Such quotes are for guidance purposes only as the actual measurement of the aluminum requirements could only be obtained after the carpenter is through. The actual height of the roof, roofing patterns will be clearly defined only after the carpenter is finished with his works, and that is when the actual quote could be calculated. Lessons about roof estimates, 1. Never make assumptions based on a roof plan alone. 2. Check the prices from timber sellers yourself, don't trust the carpenter to give you a correct price 3. Negotiate prices with at least 4 carpenters before concluding. |

spyder880: I don't know what this man was thinking when he gave me the bolded price and qty? The price for that material cannot just be 280? (I shopped around myself today)and to think he only needed 38 pcs? Another problem is that he gave me the impression that he is calculating for the ceiling, today he told me he didn't include the ceiling woods or labour! |

This is so because with the quantity of material known, all you have to do then will be getting the unit price and with some discount you have something to benefit then you can negotiate the labour rate if you cannot estimate that also. @ fidelo726, knowing quantities for all sizes of bungalows with 4 bedrooms will be a tough one o. I know the range of quantities to expect but it will never be exact. This thread is for educational purposes as well, so I allowed myself to flow witht their trend. |

aluminum pressing machine, I paid a visit to an aluminum company and took a guided tour of their production hall, noting how rolls of aluminum sheets are pressed into roofing sheets, so simple.

I have got another two quotations for the roofing sheets need of this roof from other places and the quotes are lower than the first. The first one is for only the main building N939.620.00 gate house N150,250.00 a total of N1,089,870.00 The second company calculated the whole things together and it came to a total of N965,904.00 for both the main house and gate house, step tiles, 0.45 gauge thickness, first aluminum sheets. |
