bixton:Well, I'm not an engineer... What should be done in this case....? I want to roof the house and another cost for decking is been raised! If I roof the bungalow without the kitchen decking, is it safe? Is kitchen decking a must to prevent fire? d other options are they more economical? As My original budget didn't carry decking... |

esegiftbebor: You can roof the house. Decking a house does not prevent fire, it only slows its spread. Also likewise installing a POP as ceiling material. As regards cost, the POP installation is economical but with fire they are on the same level. Fire is of different types and the degree of heat arising is the deciding factor as to which is most preferred. Economically, installing the POP with an added element can increase its resistant to heat and fire. But whatever you do, let a fire extinguisher be at points within and outside the house. 5 Likes |

esegiftbebor: Please roof your house. Decking a kitchen will not prevent fire from spreading if you don't have a fire door leading to the rest of the house. So to me kitchen decking can be done without. Please note, that during fire incidents, it's not the fire perse that kills, it's the smoke which consumes available oxygen and the heat. So do POP and install smoke/fire alarm close to the kitchen door. Don't do PVC. The difference in cost is not much. 2 Likes

esegiftbebor:You can't completely prevent risk What we do is to manage risk --Your word "options are they more economical" Smoke alarm----change batteries fire extinguisher---- it must be check yearly--know how to use it kitchen steel door pop or decking-- cost of decking don't make sense but work Make sure people don't left stuff on the burner that is not being used I had a case tenant had oil on one burner and was going to turn on other burner Guess what happened? she mistakenly turn on the burner with the oil YES Thank God she had renter insurance and my insurance I made good 1 Like 1 Share |

sconp: All round POP is my favorite. I don't do PVC at all. PVC is a fire risk. Imagine fire is burning and the whole ceiling is dripping hot melted rubber to the floor - how does one escape, how does rescuers come to one's aid ? And the PVC will be bringing out thick black poisonous smoke. Visibility for escape and rescue will be poor. No, if funds allow, please avoid PVC ceiling. 4 Likes |

My gurus in the house, I have seen alot of construction of soakaway and septic tanks, the materials needed and dimensions are quite clear, but i want to find out how you guys go about soakaway and septic tanks in water logged areas like ajah, ibeju lekki. i have a small project somewhere around awoyaya axis, my land is not on swamp, but obviously not far from one. So i am not sure what type of soakaway to construct, i am getting mixed opinion at the moment. i want to be clear of about the dimensions will hollow blocks work? or i will have to do a concrete slab with beams for all corners, how about solid block ? how deep can i go? can i manipulate the length and width to make up for the depth, is that standard ? mentors...educate me! |
Re: General Topic Thread-To Discuss Anything And Everything in Building Construction by Nobody: 4:36pm On Apr 26, 2019 |
Nozzle: You will cast the soakaway with concrete and sink it into the ground as shown in the pictures below. Note:It must be plastered before sinking.

segzy14: Thanks alot oga segzy, How about the dimensions, the engineer was suggesting it doesnt have to be so deep we could increase length and breadth, Please how deep can we go in areas with high water level. |

Good morning house, Pls. Which is better between these two, to make the soakaway the same level with the ground or to extend it above ground level? |
Re: General Topic Thread-To Discuss Anything And Everything in Building Construction by Nobody: 6:55am On Apr 27, 2019 |
bobkezel: Please extend it above the ground level so that when you put the interlocks or floor, it won’t be buried. |
Re: General Topic Thread-To Discuss Anything And Everything in Building Construction by bobkezel(m): 8:54am On Apr 27, 2019 |
segzy14:Thanks, that's what I actually mean, whether to extend it above the interlocks/floor or to make it same level with the interlocks/floor. |

There is the misconception among homeowners mostly that you can build cheaply. The truth is building a house is never cheap; any how or any way or the type of structure you are putting up, the truth is this won't be cheap to cross the finish line. It is this misconception that mostly underscore problems between homeowners and contractors/suppliers. Homeowners tend to massively underestimate the amount of details, time, materials, labour cost and professional fee(s) involved in the execution of projects. This is why when we homeowners ask for quote, almost always that quote falls well above our expectation in monetary terms and then we cry fraud. To be honest, sometimes there is no fraud or attempted fraud in some quotes - it may just be the reality; building is not cheap. There are genuine professionals out there both contractors and suppliers that will deliver exactly the quality of product asked for without stealing from the client. I've just finished my latest project and had to contract the services of Gbadexy and ThatHistoryGuy both here on Nairaland property section. In this forum, we kick against adverts from contractors and suppliers and at the same time we homeowners including myself criticize a lot contractors and suppliers stealing from clients - this is also true. So in the grand scheme of things we don't give contractors/suppliers enough space to showcase their integrity here and get good references where applicable. I did a multi million triangular business with Gbadexy and ThatHistoryGuy - from London - Lagos - Warri. We never met, I don't know these suppliers in person but I must say it is only fair to give them good reference here. I was in Lagos for a better part of the finishing but I never bothered to meet them in person. This was as a result of the relatively smooth process of the transactions and the delivery of the products to Warri. I must say both were professional in conduct and the quality of the products paid for and delivered met expectation. Gbadexy Supplied ALL paint from priming to final coat. The choice of colour(s) is mine, but quality is by Gbadexy. This was excellent. Logistic (delivery) from Lagos to Warri was very satisfactory. Communication, negotiation and planning from the UK was good this included exchanges on whatsapp photos and samples. I didn't notice any cry for data as is often the case with Nigeria home base.
