beamNIGERIA: Thanks, booster pump can be used if you need more water pressure in your building, mind you not every piping system can withstand the booster pump pressure bar, more so you need constant light to make it function. |

bixton:. At time it might happened that I met the building halve way (most pipe might’ve been berried inside slab) or on the roof already). Some might be from the drawing. Or at times I design it on my own. But let me say I like downward system mostly bcs if your tank is far from the building this system is the best. 1 Like |

rotecch77: Okay. Well I think if anyone is trying the fly system then the tank should be as close as possible to the building itself as much as its structurally safe for both. It's ideal that pipe from the tank taking water to the building be less visible to on-lookers irrespective of the positioning or view of the building. This is just an assumption that whoever did the plumbing works offered his services from the beginning of the construction of the structure. Thereby the thought of one wondering what manner of person did such kind of work will not occur in his absence. |

rotecch77: More so why is it that professionals, consultants and contractors don't recommend, construct and build a tank system within the roof ( embedded within the roof wood work frame/inside the ceiling). Is it not cost effective in its entirety compared to the design and construction of an external tank stand? |

bixton: Yes, people use to do that, but to me I don’t like the idea because of the maintenance aspect of it. 1. If the tank is leaking you can’t know on time. 2. If you need to replace the tank( due to damage) it will be difficult to do so bcs you will need to remove the roof cover. 1 Like |

Please lawyers in the house kindly correct me if am wrong. I have a fixed term 1 year tenant agreement with my tenant and his tenancy is valid from sept 2018 to sept 2019. But due her imoral behaviour of smoking indian hemp, bringing questionable characters at home and coming late at odd hours like 2 am , 3am etc. i gave her warning letter and yet she disobeyed my warning and i now issue her quit notice starting from March 1st 2019 to end at 30th of september 2019 (7 months) thou her tenancy expires by september 8th 2019. Please did i serve a corect quit notice? And also what is the next step to take if she dis not quit by the said time. Thanks |

Banol: You should have sought for legal opinion before issuing the notice to quit. It is purely a waste of time issuing her a 6 months notice when the tenancy will terminate by September, 2019. You should have waited till the end of September, 2019 and issue her a 7 days notice to quit. This is because her tenancy expires in September, 2019. Alternatively, you should have issued her a notice of increment of rent. The duration may be provided for in a tenancy agreement. In the absence of such duration, it is ONE month notice of increment of rent 2 Likes |

eddybongo101: Kindly engage a QS (Quantity surveyor) for this. We should try as much to give professionals their right do carry on their activities and responsibilities. That been said, the design is what informs the quantities of materials needed. One can only give you an average figure of which in most cases may either be slightly lower or higher. |

eddybongo101: Hmmm. That is a quantity survey question. As much as i want to do the math for you, i still cant (precisely) without the building floor plan and dimensions. I could tell you how to do it yourself (note that we have done the calculations on this thread as recent as this year). You could get what you want by going over this thread, you wouldn't go far since this year's part of the thread contains what you need to know to DIY. In summary, add the total perimeter of the block work and get the area by multiplying by the building height, less the total area by the area of windows, doors and other openings to get the net wall area. Divide the net wall area by the area of 1 block and voila you have what you need. Hope it helps. |

Or do you have any relevant law to back up your position, l will be interested in reading it from the tenancy law statutes, if you provide the sections. Section 13, Subsection 4 (Lagos State Tenancy Law 2011 as amended): Notice for tenants under subsection (1) (c), (d) and (e) of this Section need not terminate on the anniversary of the tenancy but may terminate on or after the date of expiration of the tenancy Please pay attention to the bolded part. Lanlord can issue a Quit Notice to conincide with the expiration of the Tenancy, He can also issue it to terminate after expiration of the tenancy in cases for example where the tenant has already used nine out of twelve months of the tenancy and you wtill by law, has to issue a six months notice. It is the landlord;s discretion Mind you, that law also allows the Landlord to "determine the tenancy", using a Quit Notice that will terminate before the expiration of the tenancy agreement (as for example, in cases of criminality of the part of the tenant) but fot eh sake of equity, the Landlord will have to refund the left-over/unused payments of the tenant back to him. 1 Like |
