It is impossible for a beam to span without any support..

However, the support can be only at one end of the beam(cantilever beam), at the two ends (simply supported beams) or at other multiple places (continous beam)

These supports can be in the form of column(s), beam(s), a combination of column and beam or even load bearing walls as found in lintels. Supports can be fixed, hinged , pinned etc.

From your picture, the beam is simply supported on a column at one end and a beam on the other end.

No BEAM is UNSUPPORTED, Even Ground beams are supported on either the earth or piles.

The Estate Surveyor generally cover the administrative and business side of having an estate.
The architect designs the buildings and supporting infrastructure. The architect is also meant to supervise the civil/building engr. to ensure they don't deviate from the initial design

One question: Are you building to make a statement ?
OR
Are you building for business ?

There is a very good reason why people copy existing designs. Ship designs have not changed since the 1940s.
The popular mantra is: If it isn't broken, then don't fix it (unless one has deep pockets)

Building different-styled layout means you want something totally new to the locality. Getting the design is easy but during construction you might need to import ALL the workers for the job. Using local workers means they will use your project as their classroom, meaning costly mistakes.

Also you gave the impression of being new to building construction.
Building Estates are quite expensive ooo.

nice drawing bro but funny enough I don’t take jobs on nairaland for a long time now especially drawings and the stupid dude that said I charged him 20k lol, look at his profile he was asking for a drawing audit or boq which was supposed to be a bongalow and i charged him 20k for it and I further asked him that if there’s a plan on ground, if no then we can negotiate further. He said I charged him 20k 😆😆. He is not even the one intending to build, now imagine the pride he is already displaying as a boy boy. What much does one expect to make from a bongalow.

If you need clients go on TikTok and get unlimited number of clients especially young tech millionaires getting into real estate. Na there we dey hustle now bro. Peace!!!

Thank you for you question, building for business. I won't be the one building the houses on the estate. I will probably own like at most 6 plots only while the rest would be sold out to interested residential builders.

The designs would just be covering the Layouts of where the roads, drainage, fence and co would be.

For a 20plots? The layout, drainage system and co? 20 plots means the designs would contain how 20 people would comfortably behind their homes in a well designed estate.

NB: the planner must work with a survey plan. so the chain is more like from surveyor to planner then to architect.

In my experience, the architect is the cost effective bridge to all these.

Registered Survey Plan is supposed to have been gotten immediately after acquisition.
This plan is then submitted to the architect who works with the town planning and others like registered structural engr., electrical engr etc up until the plan is approved.
Then you submit the approved plan to a quantity surveyor (if you think cost estimates are required)

I once submitted a building plan for approval myself. If you see protocol, you go fear FEAR.
Bring this , bring that, where is the coren registration of this and that (as if coren registration wasn't shown inside their stamps already). It was akin to going to a govt office for a request, and then refusing to pay bribe. My Structural Engr advised me to go through one of the office boys or through my engineer. I chose the later and the approval came out next day.

The architect will manage the co-ordination until approval is given.

Never let your person be at the mercy of civil servants. I am yet to meet a town planner running a wholly private practice
