Problems with architectural design work can affect any stage of a building project so it’s important there is good communication, an understanding of expectations and plans that can be clearly understood by all and sundry.

In this topic, I'll be sharing typical problems in the design of building work.
Pls endeavour to share your own experiences.

1. Architectural design is out of client’s budget.

Many times, an ambitious design from an overzealous architect leads to budget overrun. Some fuzzy details that are not functional are introduced to make a house beautiful but not necessary structurally sound.
This leads to budget overrun.

2. Client doesn’t like the design but it fits the brief

Incomplete scope, inability to explain in details the must-haves and nice-to-have features of the proposed building may lead to this. My advice to prospective homeowner is to try and be explicit in their design requirements. What WOWs them should be discussed and what turns them off should equally be mentioned while sharing the brief with design architects.

This helps to prevent headaches during and after construction.

At times, the designs gets too busy and the client happens to be a minimalist. So there's conflict.

Yet another design over function problem that normally emanate between architects and homeowners.

3. Design work takes longer than expected to produce

If the design takes so much time to produce on paper, it'll take twice or more time to construct such building. This is a fact!
The simpler it is, the better for everyone involved.

It's advisable to avoid complex details in residential builds.

4. Design doesn’t meet the requirements of the Building Code for Approval.

This is so common in most builds nowadays. Clients wants to maximize the use of their (crazily expensive) lands by building every space available on their plot. Thus building too houses with rooms that are too small, driveway too inadequate, waste water drainages too little and more.
This happens when the client is imposing his design views on the architect. Ordinarily, any architect should know how to design to building codes.

We will discuss that aspect later on another thread and this wil form a communique to the authorities/government on who should be held responsible for construction failures.

5. Products/materials specified for the finishes are incorrect or inadequate (for example, cladding and flooring material)

Many atimes, homeowners fell in love for the 3D models only to be disappointed during the actual building stage due to unavailability of materials to make the house look exactly as seen on architects model.
Architects should endeavor to provide a specification sheet with all drawings produced so as to help the homeowners and builders understand what is been required and where to source them.

6. Design is inaccurately drawn or dimensioned.

I've been opportuned to see fully detailed design plans, so many plans we get from our architects are nothing compared to them. It goes beyond the normal architectural, structural, mechanical and electrical drawings we are familiar with.
They have more details and specifications to help the builders and service integrators on site.

However, the problem might not really be with the architects but with the owners who have little or no experience about this things and yet want to buy the lowest priced design plans not minding the missing parts.

7. Architect, designer and builder disagree on aspects of the build

Sometimes, when the architect is left to himself to create a wow, he might go ahead to do things that are not only difficult to build but can give rise to conflict among the contractor and the owner.
For this reason, everyone involved in the design and construction of any project should be carried along from the design stage when the building is still on paper.
The major areas where conflicts arise in design works includes roof designs (the height and the materials), foundation design, concealing ancilliary services etc.

Poor interpretation by other professionals

Nice one op but Client should know that is not everybody that answers Architect is truly an Architect.
If u need an Architect make sure the person has at least Msc in Architecture, many draftsmen are in town claiming Architect because they managed to do a small Job, those men are really spoiling the name of Architects in this country.

Clients please be WISE, use your HEAD.

Design Issues | Wrong Orientation

I never fancied complicated houses, they are expensive and difficult to maintain, if you ask me, bungalow is the best, no collapse and easy to maintain, it just requires at least two plots

How about raised bungalows? Bungalows with a pent floor.

The solution to such brothers is that you don't carry them along in your plans and procedures otherwise they would be ahead of you in every angle. Dont answer them on professional level
