Hello guys,
I have a 120 ×120 size piece of land.
I want to start building on it in 3 weeks.

My questions are:
1. can N4m build a four bedrooms apartment for me?
2. How much cement and blocks do i need to build the main house and still manage to build the gate house, gen house and BQ
3. Can i still have a stone coated roof within my budget?

Thanks

leave this long tale Mr man. you think the govt hasn't put all this in consideration? Would it kill you if for once u laud the govts effort? Which administration in the past decades even remembered a federal housing scheme?
The criticism is constructive! One of the many mistakes older Nigerians made(including my dad) is voting for the one they believe is right and go to sleep believing all will be well, it's also part of why we're still here after 60 years. When I was small, if I come home with a score I considered great, my father would rather point out my low scores and how it's just mere 72% out of 100. I'd work more to get more percent the following time. You know the magic in it? It would keep getting higher. His comment is how the PDP ought to be reasoning, not attacking the personal life of the President, who cares?

That is the problem with most Nigerians. Politics have infected the brain of most you that most of you cannot think straight anymore.
I am not interested in the nonsensical politicking going on here and you are ignorant.we have housing estates built by various administrations in the past both at the state and federal level.
Do you need any technicalites with foreign partners to provide cheap housing for the populace?
At end of the day, this government will come with crap houses which will be sold to corrupt civil servants and other genuine civil servants at an expensive rate.
What about those artisans and low income earners who are in the majority?

you are the clueless and the Ignoramus here.
Most of the houses inherent in Nigeria at present were built in the 80's,and 90's when we had the two story building revolution. Most educated and not educated folks were building houses every where because the cost of building materials were cheap. A bag of cement was less than 10 naira.
How many of such folks can do that these days?A grade level 17 officer will struggle to build a decent home talkless of those at the lower cadre. Can you as a person build a one bedroom flat?
Go to Europe and see how the UK government build high rising building with block flats every year and cure your ignorance.
The Same fashola claimed that rental costs cannot be cheap because the price of a bag cement is not cheap.Hypocrites!
Go and check the types of houses people struggle to build these days and cure yourself of ignorance.

Do the vandalism affect them (ministers) at all they are all cruel and wicked, it is only Nigeria dat politicians have serious issue and they wouldn't resign no matter what, because of their lootterance practices.

Yes I will take several steps back because I am not a blind supporter of any government particularly when key officals of such a government are not unknown to reasonable folks like us.
We are talking about credibility issue here. The same minister talking about housing, claimed that rental cost cannot be affordable since the cost of building materials are not cheap and you expect me to believe such a person.
This is the difference between developed climes and a poorly developed climes like ours.
If this official was to be a new person in entirely, then I will give him or her a benefit of the doubt but not with this government, anyways.
Nigerians should look further for their Messiah, who will arrive very soon not these fake and empty suit politians who are devoid of decency and common sense but use smooth talking and big jargons to deceive the populace.
But some of us cannot fooled.

Prophecy of doom!Don't deceive yourself mister, you are the unreasonable here because you don't have a clue about what a typical Nigerian can see as an effective housing policy.
This government has no clue about that and will score a E,not with the credibility of the personalities involved. If it were to be someone like Jakande, then I will give him a chance based on his history.
Sorry, the current politicians on show have nothing to offer this country. They are selfish and greedy because if not, then why should a government build a shabby housing estate with a rental cost of more than 10 million naira every. How many Nigerians can afford that?
Sorry, those who will lead this country to the path of prosperity are on the way.And when that time come,we can decide our future as a country.

Good

Let's see how this goes, we can use our brain.

Why should the internal partitions between toilet and rooms be of blocks, why should the partition between the sitting room and bedroom be made of blocks, cement and sand. Come of it, give it to me with wood, or any other cheaper material.

Let those who studied material science come up with innovations to coat the wood to make it fire poof and let's use it for inner partitions, why should there be partition between kitchen and sitting room or dinning, c'mon....let's go open plan, reduce the number of cement, sand and concretes where not necessary.

Tetra packs (e.g the container of chivita, "fan yogo" and 5alive juice) can be recycled and used to make roofing sheets, its already been done in Brazil, we just need to learn, with this the cost of roofing can easily be dropped from the current 2million plus to less than 1million, another savings, another reduction in our imports (cos currently a good % of roofing materials are imported), and increase in employment, and increase in our GDP all from waste.

Back to the housing matter, the goal is to give the common Nigerian a 2bedroom flat with about 4million naira, dont say ah! Its very possible with critical thinking and remarkable innovations, like from above, you reduce the numbers of cement, by going for wood or other durable partition material, your ceiling and roof comes from waste, flooring and doors can also be gotten from cheaper alternatives, then add innovative design, example the open plan kitchen where the kitchen and visible from the sitting or dinning .

With this model design plans and research into lower cost materials, the govt can now sit back and watch the private sector finance with reasonable mortgage plans.

It all about using our head.

Only if our govt is really willing to move Nigeria forward, but I doubt. They will come up with a plan that is still not affordable for 70% of Nigerians, just watch!

Modified:
Already I see some people showing some houses in Lagos state, damn it! Those houses cost 10million for a 2bedroom, how can a young new family afford that with less than 300k income per month, even after 10years of working.

Now how much will a 3 bedroom cost or a 4 bedroom house not condo style. There's more to it than just building houses or setting up a website for FG mortgage homes, we have to think and not be selfish.

If the FG wants to meet up, then something far more serious than this useless pixs showing progress in Lagos must be done.

To make matters worse, this houses been shown were all bought up by estate agents even before completion who started reselling and renting out at higher prices.

100 like ke? When my writeup isn't about tonto dike or Davido, the writeup is surely beyond d comprehension of many.

That's why the govt can easily deceive us with 800 flats and we clap for them saying they have tried, even this 800flats will be bought by there friends and sold you us with a profit.

Just a single young man below 40years delivered over 6,000 units in less than 4 years through lekki gardens, many cursed him and called him names when one of his building collapsed.

I'm not supporting his buildings with substandard materiels or adding 6 floors when the govt approved 3, but if a single man can deliver 6,000 flats in 4years then if a govt delivers 12,000 in same number of years we should stone the govt rather than praise them because the govt has more than *2 of the capacity of an individual.

We have all been carried away in Nigeria by wizkid, Olamide, psquare, Saraki, Dasuki, boko haram, NDA, PDP, APC drama, fuel scarcity and the likes...... Many of us dont even know what good governance is like, and the few that know have forgotten.

I made a write up of how to tackle unemployment with agriculture last month, its not about the likes, I just hope someone in or around govt will see it and pick it up and the spark will be generated.

Nigeria can be great again.

The likes is like a sign of approval and i think travelling out of Nigeria really removes the shackles from a persons eyes. When ever i see Obama making a speech less than 1 or 2 hours after a major incident in America i wonder Nigeria leaders dont copy that, commissioning of a road or other projects a politician was voted to do with tax payers money (not his money oo) also baffles me. Accommodation should not be an issue in Nigeria based on the excess land mass in all regions yet the government can not provide it. LG was really a wonderful idea and i am sure some people in top possitions have met the young man but never encouraged him to do same project in all major cities in Nigeria. A borehole was commissioned in my local government and the chairman of the local government went Buhari on my people (blaming games) on why the pumping machine was not working since he was elected but now works some weeks to election time and people were jubilating. My dad was so angry he called me to cool his temper. May GOD help us
