Hello everyone in the house, I and my sister have just started our first building (Two 5bedroom duplex) each @ Ologuneru, off Eleyele, Ibadan with 30 pillars for the 2 duplex (15 pillars each). Before commencing on d project I went through most comments on this forum, at first I was discouraged with their outrageous price even to start foundation due to overpriced quoted here but guess what! is not as expensive as seemed I'll will love to take you all through the processing from scratch..... cheesy[/color] grin[color=#000099]

Only started on 5th February 2018. Attached is some of the pictures so far........Pls feel free to ask any question at any stage and I promised to be honest, am only doing this to help others especially those in d diaspora.

NB: By using stonedust will definitely reduce the amount of materials used especially cement.

Clearing of land @#8,000
Cement (Dangote) @#2,600
Block (Stone dust) @#185
Sand (10tonne) @#17,500
Stonedust @#1,200 per tonne transport #26,000
Granite @#2,400 per tonne transport #26,000
Storex ( 2x 2000litre) @#38,000 each without transport
Workmanship(bricklayer) for both duplex from foundation to linted #670,000.
Welder workmanship for casting for both #50,000
Soakaway for both @ #70,000 (35k each) despite that is dry season.

are U sure U are involving Structural Engineer ? because I see wastage from the lapping length of your reinforcement (800mm lapping length is ok).

From what i m seeing in the pics seems to be single reinforcement without lapping, because there is nothing wrong if they decide to take the reinforcement up sir

Can't input carpenter and wood work when I haven't get to the stage yet.....15 is more than enough dear, just wait and see, what am building its European standard. Trust me they are reaping u off even they expect me to reduce the pillars.

Mr the best builder in Europe is Irish ask anybody, most project in Nigeria are craps!.....you just wait and see, that's why when you see most of their building last more than centuries. Mind u am not saying my project is the best but what am doing is solid.
Want you to trust my judgement.
As for d length is the best for it to be single than short they don't do that short ones in western world again sir.

They don't have European brick in Nigeria that's why we opt-in for stonedust block rather than the normal ones

Sir, for now between 4million upwards but depending on the location, peeps around there believed it will range from 8million upwards from June 'cos of the new road. I might be wrong but double check properly.

I need a plot around Elebu also do u know d price range now and size 'cos mine is 60 by 120

Stonedust itself doesn't guarantee strength. It's the proper mix that's important and what gives strength. Stone dust does look nice but will be plastered eventually.

Additionally, in a duplex, the strength of the blocks is not as important because the structure should be of a concrete frame and hence supported by the columns.

I think you need a minimum of N1M for 50 X 100 in Elebu depending on location. I was offered on Akala expressway for N8M

Yeah u're totally right but I got my wrogh structure sketch from Ireland so trust me I know what am building. Building is not all about ceremony or paparazzi it's just abt paying attention to every details.

Believe me or not we waste most of things in Nigeria both land and materials, Now in most area in Abuja bungalow is prohibited 'cos they believed is waste of land so they don't approve it any longer.

As soon as the foundation is completed I'll give the the breakdown and total cost of everything pertaining the foundation, as of today 19th February 2018.......see the attached photos below.
