You may have heard some of these, all years long. Some of us are programmed to believe some of them. They are what they are: misconceptions that limit us from taking positive actions today in real estate investments





1. Real Estate Is For The Rich Only



No. Real estate is for everyone. Whether you want to invest in real estate or go into the business of real estate, the opportunities are open and right in front of you.



For investors, you can start with cheap land at suburbs of a growing location. You can start real estate business with zero capital. Ask me how!





2. Never Buy And Because You Will Be Scammed



It's like saying: never drive a car because you will have an accident. Yet there are cars moving about and houses all over. Yes, there are few accidents & land scams but it shouldn't stop you. Work with a Realtor & do your due diligence.





3. You Buy Land When You Are Ready



Yeah, I get all the need to plan but when do we have free funds with no competing needs?

It likely that when you are ready, the value is gone up and you have to get ready again. You will get nothing done waiting for the perfect time. There is no perfect time, it's 1 to 12 o'clock.





4. Don't Buy More Land, You Have Some Already



Like seriously, if you have land, congrats. Now, all you need to do now is buy more land.

It has proved to consistently increase in value at the right locations. It is a sure way to build wealth that can be passed down the next generations.





5. The Land Is Too far And It Is "Bush"



Well, Victoria Island, Lekki Phase 1, Lagos were bush. Banana Island was waterlogged. That was yesterday. Today, they are worth millions of naira.



Fact is that History repeats itself; in real estate, it's faster.

If the location has a high projected human influx, distance is swallowed by value appreciation & development.

Some foolish people will still doubt though like those slay queens that prefer iphone of 800k that can buy a plot of land in Ibeju Lekki or Ikorudu and Epe.

This makes a lot of sense.

Especially for those in their 20s who are getting loose!money and all.

Instead of wasting it in clubs, booze and women, you better invest in stocks, property (no matter how cheap) etc

If you don't, you may live to regret it in say 20 years time

Rubbish seen many Nigerians consistently acquiring plots here and there yet when they need cash they are unable to liquidate . A colleague of mine bought some plots somewhere at a cost of 3M . Four years later he wanted his wife to give birth in Texas and he tried to sell two of the plots. They told him the value of the two plots was now 5M. For 6 months he couldn’t find a buyer. I’d rather invest in other things or even pension assets

lol go to phone thread and see how youths are wasting away their future. U have a working phone but just need to buy that phantom phone with hold colour.....but when a rich guy come online to flash wealth they claim it's yahoo. Not all youths are dumb

well, that's why we should have our portfolio balanced between liquid assets and illiquid assets.

Land/Property is illiquid, and having more than 70% of your networth on illiquid assets is not a good idea at all

Good post, however there are some things people should note before buying property

1. Not all properties appreciate exponentially over a long period of time. In other words, while a piece of land in Lekki or Magodo might increase 10 times it's original value over a 10 year period, some other pieces of land in some other areas may not be able to increase more than 2 or 3 times it's original value over the same 10 year period. My point is this. Use foresight in buying land. Don't just buy land anywhere because you must be a property owner

2. Make sure that the documentation is correct and in order before buying. May people have cried because they did not ensure the land they wanted to buy had ALL the proper documentations

3. If you are not ready to build immediately or you bought the piece of land just to resell later, i suggest you buy land within estates(provided the developer has all the necessary documentation). Land within estates are less prone to 'omo onile' snatching the land

4. If you don't have enough money to buy land in a good area now, rather than allowing your money to just lie fallow in the bank , invest in some other areas like stocks, treasury bills, mutual funds and the likes. There are some stocks that perform better in the long run than even properties. For example GTB was 5 naira in 2008, you can sell it today at around 50 naira. That means the stock is 10 times what it was in 2008 . Which means if you bought 2 million naira worth of GTB stock in 2008, it would be worth about 20 milllion naira today. Invest wisely
