Your points are valid but at what percentage does real estate depreciate?
Lets take flood as a disaster that could affect land appreciation, it is wise not to buy lands in a flood prone areas. If I have a land in Lekki, it would just be one or two and I shall wait for a few years and sell.

Lekki is flood prone (some areas) but in 2003, a land there costs around N2m but in 2017 or so, it costs a whooping N100,000,000.

In the long run, real estate beats shares/stocks/bonds, business investment etc.
Of course it depreciate. It's price may soar astronomically and plummet or stay stagnant forever. In your Lekki analogy, the guys that hit it big are the ones that bought and kept it. It may not rise at that rate ever again. Sometimes, investing in that kind of area with such a huge amount may not be smart at all as going to other areas that require less capital to invest may prove better.

The rule is, never buy properties in one location only, spread the investment in several localities.

Very true. It never depreciates. Your analysis above is only valid when someone does not do enough due diligence before investing in real estate. Before you buy a land, try and find out why the owner wants to sell. Yes! Most owners will tell you it's because they need the money but you'll do yourself a whole lot of good if you ask questions around. Enquire from others who live or own properties around the area what are the future plans for development within the vicinity and how serious they are to actualise that. There are so many things to do to ensure enough due diligence is carried out. Just make sure you contact an experienced real estate practitioner who will have your interest at heart. An genuine, experienced real estate practitioner knows it's not totally about the money he/she will get from that transaction that is their concern. They want customer satisfaction and future referrals. Ask probing questions before you invest. Do not just invest because you heard stories about how others made tons of money. I can go on and on and on but I hope you get my point.

Real estate in Nigeria never depreciate.
Worst that can happen is that it will be appreciating slowly.

Go and price a plot of land at Apapa or go rent an apartment there and see the prices they will quote for you.
Even with all the bad roads and blockage of containers and tanker drivers there.

Real estate even on a small scale remains the best investment ever.

i wonder why people quickly market themselves when questions like the one i asked is asked.

i think people in general should calm down and be more willing to share information. ofcourse, as you do this, you demonstrate your competence and knowledge even better. you will natutally be the one they will call upon. this is a better marketing strategy.

No. Oil prices have fluctuated since oil became a staple in the 70's. It hasn't affected the long term trajectory of house prices. As a matter of fact house prices is apparently the only investment index that has realistically kept pace with inflation. And this is in an economy that has felt like one in perpetual recession.

That explains why we have massive real estate without buyers. Right?
