Benin is the capital city of Edo state, Nigeria.

The original people and founders of the Ẹdo Empire and the Ẹdo people, initially were ruled by the Ogiso (Kings of the Sky) dynasty who called their land Igodomigodo.

Benin City is the centre of Nigeria's rubber industry.

Oil production is also a significant activity carried out in the city of Benin.

Attractions in the city include the National Museum, the Oba Palace, Igun Street (Famous for bronze casting and other metal works), Other attractions include various festivals and the Benin Moats , the King's Square (known as Ring Road) and its traditional markets.

Benin city is the largest city in Edo state.

The Binis are known for bronze sculpture, its casting skills and their arts and craft. Benin City is also the home of one of the oldest sustained monarchies in the world.

Various festivals are held in Benin City yearly to celebrate various historic occasions and seasons.

Igue festival is the most popular of the festivals where the Oba celebrates the history and culture of his people and blesses the land and the people.

No good roads in almost all the places you mentioned

That has been the major problem. Most of those places mention above if it rain for like 10 hours non stop. OYO is ur name. Na fridge or freezers them the use as canoe with wooding paddle take enter ur house. Water level in most of those areas reaches chest level. Benin has the most best road network in the whole of west Africa. I stand to be corrected due.every street is link to the other. But flooding and lack of good drainages has destroyed the beautiful city. it's a sorry situation when ever it rained heavily. Everybody is left at the mercy of God

If the average rent in a place like GRA is 500k why would Evbuoabogun be 600k.

I think say na only me notice this.. Ewabogun wey I run leave last yr, I dash dem 5months rent set... Houses there no exceed 380k..

Houses in Igarra, Akoko-Edo are more expensive than what you have here. An average 2 or 3 bedroom apartment cost nothing less than 250k to 380k at Igarra. There is hardly any difference in price between 2 and 3 bedrooms apartments at Igarra

Ugbowo/Oluku Axis is about 180,000 to 200,000 naira for 2 bedroom flats but most of the landlords are terrible

OP I'll say the prices are a bit exaggerated rent in benin is very cheap o. In ugbowo you can get a room and parlour for 120k and you can also get a 2 bedroom and 3 bedroom flat from that same 120k to 170k depending on the land lord. Agents donf really have much say or impact in benin. In GRA house rent is from 250k to 600k, you can get a duplex smwith a big compound for 800k to 1m in the same GRA. As far as the houses after winners in sapele road, ugbor and Abuja qtrs it's as you stated from 250k to 300k. Ewa road axis and ikpoba hill side too are not as expensive as you claim too.
