In this thread I will share valuable contents on how you can kick start your real estate agency business.

Without wasting much of your time let me start with some bullet points.

To kick start your real estate agency business you need to have collaboration with your local agents.
These men and women have listing which you don't have so you need to meet them and tell them you will be getting clients and customers for them.

They will agree and give you access to their listings.
Join real estate agent WhatsApp groups in your state, you will meet other agents who you can collaborate with.

Start making use of your social media accounts to market and promote your listings.
Facebook timeline, WhatsApp story, Facebook story and Instagram.

If you have contacts of wealthy men who you know have interest in acquiring properties especially land.
Call those men, tell them about the properties that are up for sale.

If you are lucky they will show interest and you have to contact the agent in charge if the property for inspection.

You can start with renting of flats and houses which requests comes regularly compare to selling.
You can do both to maximize your profits.

Any request you can't handle, go to the agent WhatsApp groups and post the request, the agents who have it will chat you up and together you guys will close the deal and share the commission.

Agents are well known for their fraudulent acts but what will make you stand out is your honesty.
Let your yes be yes and no be no.

For more advanced approach you have to learn and acquire digital marketing skill.
This will help you stand out and get unlimited leads at a very cheap cost.

A real estate ad daily budget can be as cheap as 388 naira and as expensive as 2000 naira per day ad budget.

All that requires having a good digital marketing skill and strategies to get leads through comments on your Facebook ad, messages on your Facebook page inbox and WhatsApp and calls.

What you get is super cheap CPC, CPA and leads and your ad will out perform others in the same niche targeting the same audience.
I have found engagement campaign objective better when running real estate ad than Lead generation campaign objective.

It is cheaper, gives you more reach with less cost, get you more messages on the business page, more messages on the WhatsApp, more calls from clients and more appointments.

The IF

Many people expect to use 10,000 to make 1 million that is why digital marketers get ridiculous offer from small business owners here in Nigeria but the truth is that it is almost impossible because in business you need enough capital to make millions except IF.

Let me explain the IF. The IF is if you are in real estate space and have digital marketing skills.

Let me break it down: You have a land or property worth 10 million and above which the 10% commission is from 1 million and above.

Let's say you want to run ad on Facebook, most people start with lead generation ad which the minimum daily budget should not be less than $10 (3,890 naira) if you wish to have reasonable leads.

You only have 2 days to run your ad with 10k budget.

Grace must favour you if the two days ad gets you leads you are able to close (book appointments, go for inspections and sell the property)

But even at that have you consider data, airtime and transportation fare which will cost you more.

So you see 10k is nothing.

What if you create a free landing page and decide to run conversion campaign nko?

That one is ok with $5 dollars daily budget which means you have only 5 days to finish 10k.

You still have to buy data, airtime and budget money for transportation.

The 10k is nothing but if within 3 days you got leads that lead to sales then you are a son/daughter of grace.

What if you decide to hire a digital marketer?
That 10k is not enough for his/her service charge.

So don't put that into consideration.

You see why you need money to make money.

But this is how the 10k will increase your chances of making 1 million.

The $1 a day strategy

Yes engagement campaign.

Does it work?

Yes it works well in real estate business.

Let's say you are running Facebook ad on less competitive markets like states outside Lagos and Abuja then this strategy is for you.

Facebook estimate for one dollar is 389 naira.
Let's do the maths 10,000 divided by 389 gives you 25.706940874.

Which gives you 25 days before you finish the 10k on ads spend.

If I am to include data, airtime transportation fare money you have less than 25 days but never the less you can still get leads, book appointments and close a deal but that is not a guarantee but that increases your chances by 80%.

If your market is Lagos or Abuja you have to increase to 2 dollars with is 778 naira daily ad budget.

You can still use 10k to make 1 million but that is not a guarantee.

But the leads you will get using the 1 dollar or 2 dollars strategy is worth a life time.

I have to stop here I don tire.

The reality is, you need enough capital to make money.

Let's talk how you can take advantage of this period to make money renting properties in your real estate business.

We are in November 2020 with 5 days to go before the end of the year and you know what?

This is the period for you as a real estate agent in the property renting department to make some cool cash.

Most states have started paying salaries and allowances.

Not only that many people will be relocating from their old house to a new one as the expiration of their annual rent.

Here is how to cash in.
1: Partner with co agents so you can rent out their listings.
2: Get your own listings
3: Run Facebook ad

You don't need to complicate things so running an engagement campaign objective with no interest targeting and extra sharp images of flats up for rent even on one dollar a day will be bringing constant leads and you booking appointment with them for inspections everyday.

How do you get realtors to partner with?
Start with local agents in your city and join agent WhatsApp groups of your state or city.

1: List your properties on the property listing sites and verify your accounts.

I have personally gotten over 8 leads of Nigerians in diaspora from those sites using free accounts imagine what their subscription package will do for your business same as mine.

Subscribe to their paid packages for wider exposure.

These sites are top favourites for Nigerians in diaspora when searching for properties (house and land) to buy in Nigeria.

2: Create a website where you will put your property listing and be sending traffic to it.

Create a Blog attached to your website, on the blog you will be writing SEO optimized articles about property investments and call to action buttons directing them to your website.

So that whenever anybody want to search about land or houses e.g. "Lekki Lagos", your article will be among the ones he/her will see.

Install Facebook pixel and Google Analytics that will help you to track where your traffic is coming from and for proper retargeting using advertisement.

SEO takes time for the results to start showing but when it does it will blow your mind.

3: Create a YouTube channel where you will be giving out video contents on choice property investment opportunities for your audience.

People watch YouTube a lot, especially those in diaspora.
A quick stats: YouTube is the second largest search engine after Google and one of top three most visited website in the world.

Put the link of your website in the video description for easy leads.

Written and video contents bring credibility and trustworthiness to your agency business.

4: Run ad constantly on these three platforms Facebook, Google and YouTube.

Facebook for retargeting.

5: Create a Twitter Handle for organic posts using the worldwide trending hash tags.

6: Use your email autoresponder to update your email subscribers with the latest information and offers.

7: Use your Facebook timeline for organic postings.

8: Your network determines your net worth.
If you happens to have relations and friends in diaspora them helping you to post your listing will do a huge favour on your business.

People like to buy from people they know but in this case the people they know recommends you which will motivate their friends to do business with you.

I have seen someone sent money from USA to an agent to buy a house in Awka for him base on recommendation from his friend base in US too.

Implementing all these strategies will boost your real estate business and the strategies work on Nigerians in Nigeria too.

The tweak that changed everything.

The past few months I have been running ads for individual properties without any success.

No leads, no likes, comments, calls, and appointments.

On Sunday I remember a ad copy that worked for me in the past, so I went and copy the ad copy, tweak it and use the copy and creative (images)

This is for agents that doesn't have a laptop.

I have been experimenting on using a phone to set up Facebook ad (not post boosting) even due it is not a new thing but it is a good alternative to a PC.

Even due it is good but never as good as a PC but as someone who doesn't have a PC you can get started with phone.

I keep on getting calls and chats telling me that they got my number from Google.

I decide to do a quick search on Google to know how they do come across my number.

Because one, I don't have Google my business listing, two I don't have a blog so how come are these people getting my number from Google.

When I type in the keyword "real estate agents in Onitsha" I discovered that one of my post on my Facebook page which I once ran ads on 2020 is ranking on Google first page on that particular keyword.

Me I don't know that Facebook page posts do rank on Google.

Realtors/Real Estate Agents you don't have to wait until you can afford a website before running ads on Facebook for your property listings.

You can link your WhatsApp to your page and set up "Message Campaign Objective" ad.

People will message you on WhatsApp
It is in WhatsApp that you will book appointment for inspection and probably close the deal after inspection at the end of the day.
