This is supposed to be the standard. But some Nigerians derive pleasure in owing, even when they have they wouldn't wanna pay. I have people owing me for 3 years and they've never for once said a word about it. The most annoying part they will now start avoiding your calls.

Most people are not credit worthy.
Even when you don't have once your creditor calls, pick the phone every time and tell them you don't have it yet. Also whenever you promise to pay at a particularl time, once it's gets to that point and you don't have the money yet communicate with the person.

We have a lot to learn in terms of ethics and normal behavior.

You must be a good landlord or just that the guy's conscience is not yet dead. Last rent I paid i wasn't reminded, I just called the landlord and asked him if I should pay to the sis that I normally pay to and he said yes

There needs to be a special court for landlord/tenant disputes on rent in order to straighten accommodation problems in Nigeria.

The courts must adjudicate on tenant/landlord issues within six months.

Criminal tenants profit from the present long postponement of court cases and live in houses for years without paying rent.

Na better landlord them dey pay early.
In my own house, everyday water dey spoil, man go dey carry gallon dey find water up and down
Funniest thing is our house is the newest and finest in our street.
Even if you have money, with what is going on you'll be discouraged not to pay early.

If a tenant can’t pay rent, he must return to his village.

Accommodation money per month takes the largest chunk - by far, from a worker’s monthly earnings in the developed world. But in Nigeria, some tenants occupy landlord’s building and ask landlord to go to court.

They won't go back to the village. God will make them landlords too. The people who have houses in the city don't have two heads.

The rent is reasonable and he can afford it. Simple!
Increase the rent beyond reasonable amount or not commensurate with the apartment and see his other behaviour.

Most people too no get conscience.

It's not good to monitor a tenants lifestyle. But if you have a tenant who buys gadgets like a freak and spends lavishly, which everyone sees, and he is owing you, will you be happy ?

How una dey do am sef? How can his rent expire at the middle of the month when he doesn't pay monthly?
Make una dey try pity tenants too abeg... if he paid his first rent after the 10th of the month why not start counting from the beginning of the new moth.
There's hardly a house you move into in Nigeria that you don't have to fix things, both new and old.
Imagine you asking for rent since on the 14th.. abi na batcher?

The bolded is false. A house is not a Nigerian used car.

It is your duty as a tenant to ask a landlord to fix a house before you pack in. What you are supposed to fix is whatever spoils in the house while you are living there.

And on the issue of payment date. For the avoidance of doubt, rent is date to date. If that date changes, you are either cheating the landlord or the landlord is cheating you.

Don't attach sentiments to business.

I am blessed with such a tenant ...he is always reminding me that his rent is due . For the past 10 years he has been living in my house I have not increased his rent ....I guess that's why he ensure his rent is up to date. Last year he was posted yo Bayelsa still he ensure he paid his rent before living ..although his family still lives in my apartment . Today he called me to remind me that he has installed prepared meter and I told him I will refund him whatever it cost to install it....is my responsibility as landlord
