Lagos residents will pay monthly rent to landlords as from 2022, says Sanwo-Olu


LAGOS State Governor, Mr. Babajide Sanwo-Olu, has disclosed that a new policy for monthly tenancy on property occupancy would commence in Lagos State in 2022.

The Governor said this at the Lagos Real Estate Market Place Conference and Exhibitions organised by the Lagos State Real Estate Regulatory Authority (LASRERA) this week.

In a statement signed by the Governor’s spokesperson, Gboyega Akosile, the Governor explained that the new policy is not intended to negatively affect landlords or reduce the expected revenue of the property owner.

“By next year, Sanwo-Olu said a new policy on 'monthly tenancy' on property occupancy would kick-off in Lagos. The concept, he said, is not to punish the landlord or reduce the expected revenue of the property owner.

“He said monthly tenancy would ease off the pressure of yearly rent on tenants, as the new policy is designed to make people pay their rents according to their monthly earnings. The policy, Sanwo-Olu said, emanated from an agreement reached by the association of tenants, a consortium of financiers, and the Government,” read the statement.

This new monthly tenancy plan is designed to enable tenants to pay their house rent as they earn monthly, which will ease the burden of paying huge sums for annual rent at once.

So, my tenants will now pay rent according to their monthly earnings instead of according to the agreed rent?

I hope they've included that I can give a months notice to evacuate my premises too, and they hopefully realise I can keep my property vacant and thereby reduce rental properties in the market which will drive up rents.

So, the landlord can also terminate the agreement with 15 days' notice and also increase rent with one month's notice. This decision is senseless. I hope it will be applicable all over Lagos?

Many tenants still prefer annual rent because of convenience.
Anyway, No be to make law be problem for Naija. Na to implement laws be the major problem.

My landlady that starts to pester me two months to my due rent date. if she hears this one, she will kukuma be sleeping in my house because of rent.

I prefer the annual rent biko

I hope landlords and landladies won't begin to mess people up with this decision.
My friend's landlord just woke up and told them to vacate that he is owing a huge amount of money. So it's either they & other tenants move out or help him repay his loan from the bank.....

It should not be government's job to tell me how to collect money when I do business with my property.

We are not a socialist or communist country. This law is almost unimplementable.

Mr Gov, look for better issues fix.

That means a landlord can give a tenant 2 weeks notice to quit if he/she wants the tenant to leave the property.

Why not start with 6months to 1year. Implementing monthly rent in Lagos will be problematic. What happens when a tenant refuses to pay for two months? What happens when the landlord insists on two years? Lagos state government is like Federal Government, rushing to make laws without having the accurate capacity to implement them. In most countries of the world, house rent is monthly even in some places, weekly, and this is easy because salaries are paid on time and many other factors. Will the tenant pay monthly in Nigeria? Will the landlord abide by this in practical terms? Time will tell

This one is a no brainer......You are empowering the landlords because they will give you a month's notice to leave. For this Lagos, where the house?

The Fashola policy is ok.... Tenants will suffer with this one month rent.... Sanwo-olu, better focus on another thing abeg.

The law should be made optional. Those who want to pay monthly should do so while those who prefer to pay yearly should also be allowed to do so.
