my wife dey watch zee world and some Mexican program daily from 7 to 10 pm ,she on band 4 bristish council customer care officer ,my wife anit even a Nigerian or African by race with group of friends (all non Nigerians ) founded a nursery and primary school 3 years ago currently having 80 kids mainly non Nigerians paying 180k per term....she not interested in bonds ,tb ,bussiness new etc CNN na zeeee world ....

Yes, even for secondary market settlement is Thursdays. Though sometimes some people would not know it entered their account because some banks do not send alert. If you saw November 11 as maturity then also check well to verify its not term deposit you invested in.

Treasury bill rate is about 12%. Your N40m will yield N4.8m a year.

Psychological comfort, societal expectations, and cultural norms are valid reasons for home ownership.But when it comes down to the math: it just doesn't work. I own a couple of homes for the reasons stated above. They're not good investment.

I have always loved talking to the numbers. Most will not agree to the fact that 80% of home owners do that for the pride of being known as Landlords. A few that think they buy a house to escape rents are not really talking to the numbers first. Cash is king.

To buy a house from Mortgage at > 8% and pay cash doesn't really seem good for many investors except those that have extra cash somewhere.
Analysis was given here few days ago. If the house is bought at 20m for example at 6% interest rate, mathematically and logically, it will be wise for one to pay the interest of that house @ 6% for certain number of years while moving the 20m to Tb at higher interest rate and make gain.
6% mortgage is not equal to 11% Tb or 12% FGN Savings Bond.

Banks are certified criminals..Cant believe these people are forcing customers to invest in fixed deposits and telling them CBN has stopped treasury bill..My relative called me from first bank 2day with the info and I asked her to put me on line with the staff, after talking with the staff I realised they are taking advantage of customers lack of financial intelligence..Such a pity..

nope I rather buy 75 by 50 for 10m ,Then develop 2 floor of 3 bedroom ,I will live in one flat ,Then rent the 2 put for 1.2m each ....total income is 2.4m ....then I can review rents ,mantaince my enviroments ,upgrade .....in 7 years time I will sell my property for 80m while the t.b only guy with 4.8 m income will rent 1.5m (plus agency fees ) might do renovations ,face rent increases and quit notice...loss bids ,cbn policey change ,tb rate drops to 8 percent or less while rent is up .....cash temptation....upward review of property price ....or I buy apartment 15m then fix 25m in tb
