3million naira? Hell no!
Pls try do a good work because the price for correction is going to be more expensive than cost to do standard work at initial stage, God will provide for you

Hello all,
I'do appreciate you can help take a look at my 3 bedroom floor plan for criticism/recommendation. While i am yet to conclude this plan and get BOQ (out of curiosity-can 3M build this + roofing)? your input will be appreciated. Thanks

To get water on our site its just some feet's away(very close)
EgunMogaji2:
It's on a case by case basis.

I am about six plots away from a river (uphill) and my current bricklayer has never brought up the issue of water. I noticed that it is slowing them down so I will be buying a gasoline powered pump to get water to them starting tomorrow as we're gearing up to do a build.
PropertiesRe: General Topic Thread-To Discuss Anything And Everything in Building Construction by Abolarin91(m): 9:16am On Jul 27, 2020
To get water will only take him some feet's to get, just at the front.

We already dig borehole but the area is full of some pilfere, you won't believe they can to cut the pipe believing there is machine inside angry.
We just mounting perimeter fence now. Thank you sir
mufutau55:
Ah! Ok. If the distance to fetch the water is not that far, the he should surely do it. But may be he does not want anything to hold-up his work or add any un-necessary hardship to his daily work.
But still advise your brother about borehole, so he can save some money. Thank you.

PropertiesRe: General Topic Thread-To Discuss Anything And Everything in Building Construction by Abolarin91(m): 8:44am On Jul 26, 2020
Sir, there is water close to the site. What he wanted is that we should get someone to fetch the water for him
I also work outside, recently I work for a nairalader at ikorodu, we only talk on phone and he directed me to her house, will I call her to come and get me water? When we are not in a desert grin
mufutau55:
Proudness? Whom do you want to provide water?
The Client always has to provide water not the bricklayers. That is more reason it is better to first drill a borehole on your project before you commence, it is more economical too.

So the client should go and fetch water for him or what, when there is water in the next house?
diordaves:
It is your brother's responsibility to provide water though.

Looking at the edge of the crack I noticed there no enough mixing ratio, this is bad. Engineers in the house pls help
playces:
We did the oversite concrete 2 days ago and today wen I visited the site, I discovered cracks almost all over the surface of the floor. There was rainfall that lasted for 10/12 yst. And another saddening part is that the verandah part was noticeably depressed. Size of the oversite is 4 inches.
Pls I need your advice on the way forward. I feel totally sad about it

these things don't have industrial standard. I think a worker should deliver a perfect job. Cleaning the tiles won't take him more than two days. It will endear him to you and tomorrow you are definitely going to look for him. Some people don't understand how competitive the market is becoming. A single job can bring a million more to you

One thing some people don't know is that manner is very important in work! Same thing happens last week when a brick installer working on my brother's project said I will be the one to provide water for him because we don't have running water on site. I see altitude like that as proudness!
EgunMogaji2:
Hello.

My Tiler just delivered this work as finished. When I inquired about the cement “film” on the surface he claims that cleaning it is not part of his package. That it requires chemical and is extra work to be paid for.

Is this industry standard or is he taking a piss?

Thanks.

Good evening Guys, please what are the prices of Sharp Sands and Granites. I have a site around Iyana-Ipaja area. I feel the prices they are giving me for 15 tons is on the high side. They said the tipper are loading from Ogun State.

Also, can I get a contact to deliver in the said area.

His breakdown amaze me too but I don't have time to argue.
KolaShangOne:
Bros, you dug a 12ft soakaway and septic tank for 18,000 naira? That's quite cheap.

Also, 12 bags for block setting for both soakaway and septic tank, flooring, plastering, casting columns (pillars) and also decking it?

How about carpentary?

If you have to buy granite, I'm very sure you will spend up to 400k on a standard soakaway.

For me the labour prices might not be the issue but the MATERIALS QUANTITY.. (no4 - no9)

Imagine buying 3 tippers of sand for a septic tank.... How many is needed for German Floor self?

And 35 lengths of 12mm for columns and slab.... That's an over design, he also confirm no car wld drive on it...

Around January this year.

With this your analysis, I don't think the price is too high, considering pH that things are very expensive.
JustCryptos:
How recent was this? I don't have any intention to park a car there. I just want it to be safe enough for children to walk on or even play over.

Location is PH. I think the dimension is 8*10 and 11 feet deep or so. I'll confirm that from the engineer.

But here's the breakdown:

1. Digging: 32k
2. 300 pieces of 6'' solid blocks @250 : 75k
3. 25 bags of cement @2700 - 67.5k
4. 35 length of 12mm @ 2300/length - 80.5k
5. 7 length of 8mm @1300 - 9100
6. 1 trip of sharp sand - 27k
7. 1 trip of plastering sand - 28k
8. 1 trip of gum sand - 28k
9. 1 trip of 3/8 - 29k
10. 1/2 roll of binding wire - 5k
11. Iron Bender - 30k
12. Labor - 70k

Total - #453,100
I noticed there was nothing like carpenter here. So, this may even be higher.
PropertiesRe: General Topic Thread-To Discuss Anything And Everything in Building Construction by Abolarin91(m): 7:14am On Jul 23, 2020
It depend on location, dept and how wide it is, my brother constructed one and its almost close to 500k. Perhaps due to the fact that we planed to use the top for car park, which make us erect column, beam and solid slab.
JustCryptos:
Hello gurus, please I was quoted almost 500k for building a septic/soakaway. Is this a fair price?
PropertiesRe: General Topic Thread-To Discuss Anything And Everything in Building Construction by Abolarin91(m): 7:40pm On Jul 22, 2020
Hmmmn! I love your analysis, u mean business grin
diordaves:
Retailing of dedicated blocks of flats in Nigeria is a concept going way back to FESTAC Town (1977), Gov Jakande of Lagos State (Jakande estates). So it is a tried and tested concept which may be viable relative to location and the level of finish and closeness to amenities.

However, I'm not sure if THIS your prognosis/proposal will be viable. Why?

How many units of three bedrooms are you proposing to build? The normal four flats of three bedrooms? If yes:

You bought the land for N25,000,000. As you are wishing to sell on, the finish MUST be of very high standard and sophistication. It will include uninterrupted packing space for each flat and possibly no shared entrance.

So the block may cost on average N45,000,000 to build including legal fees and associated fees.

So TOTAL COST: N25,000,000 (Land) + N45,000,000 (building cost) = N70,000,000

Selling Cost is N15,000,000 per flat.

So TOTAL Revenue: N15,000,000 x 4 (flats) = N60,000,000

Profit: N60,000,000 - N70,000,000 = -N10,000,000 LOSS !!!.
