I don't have any regards for gated private developments (Estate) as executed in Nigeria. But the choice to buy or not to buy in a gated development is a personal choice in its entirety. It depends on how you want to live, the variables you want to control living your life and the complete freedom and ownership over your estate (building). I may buy into a government gated development but not a private one for the following reasons:

Viability
Gated development needs serious capital and top-notch legal documentation and title documents. But in Nigeria, this is done haphazardly without proper title document, proper funding, estate layout and building of supportive infrastructure. It is all too common for estate vendors to take your money and don't allocate you immediately. The allocation may take years if at all. The allocation depends all too often on the uptake and subscription. If the subscription is poor, there is the real chance that you will never be allocated and because the project was poorly funded from inception (just hoping on subscription), the whole project may collapse with subscribers losing their deposits and payments. This is all too common.

Risk/Agitation of ethnic nationalities
Apart from governmental approval by way of excision and global Certificate of Occupancy which can be cumbersome and long winding, there is also the risk of the agitation of ethnic nationalities laying claims to the project and family squabbles. The problem is subscribers will not be aware of these underlining problems until they make payment and then these problems rear their ugly heads especially if the venture is successful. It should be noted that subscribers need government excision and approval of the Global Certificate of Occupancy to have complete legal ownership of the title document and the built property.

Lack of control
Even if the venture is successful, all too often the vendors will place so many restrictive covenants on the estate. For example, subscribers can only build a certain type of property. This to me is monotonous and boring. The vendors legislate what you can use your building for and how you can use it. So if your circumstances change, you will need to seek permission for a change of use of your property and possibly heavy payment therefrom. The freedom and advantage of converting your property in future for example to profitable shops is out. I don't like this loss of freedom and dominion over my property. Tomorrow is pregnant; nobody knows what it will bear. If that tomorrow comes, I want the freedom to decide not some estate management firm.

The burden of unadopted
Most estates in Nigeria are unadopted by the government. This means the roads and the supply of amenities like electricity are at the expense of the subscribers. Estate security, service charge and refuse discharge are managed by the vendors. There are even cases where electricity is supplied by vendors. Under normal circumstances, this can be a good thing. But in Nigeria, we have witnessed vendor charging extortionist rate for these services making a peaceful living in some estate impossible. And because such payments are communal, you have a situation where some estate subscribers will be paying diligently, others will not be paying as at when due thereby leeching on others. Because not all are paying, the money raised is never enough to carry out the needed maintenance of the estate, so that money goes into a black hole and the estate is left derelict which devalues the properties in the estate.

I may buy into a government scheme but will hesitate to subscribe to a private scheme. There is a huge advantage of a gated community like security but I don't like loss of personal control that may come with a gated scheme. I would rather buy a large expanse of land, but a personal residence and a couple of bungalows for rentals and gate it. So I have control and security.

There is always fake approval in every state, I will advice you meet any architect or engineer who have been doing approval for his client before, they know better on how to go about it.

I really don't know about Ogun state, I only know of Lagos State. I however heard that there are many fake approvals in Ogun state so be careful.

Go to the Local Government Area Office and ask for the planning office, request to see a superior (you can pretend you have an appointment with him), because there are many Ad-hoc staff in planning Office.

just a suggestion: do a concrete casting(pillar) there, make sure they dig to the foot of the fence..note: problem might be from tree roots but a concrete casting(pillar) should solve that..that edge should have a concrete cast. Just my opinion sir

I have some pressing questions, please.

1. Are there any guidelines for hiring on this section? I'm about to contract someone and I'm trying to be very careful.

2. I'm looking for sample pictures of front and back doors. The ones I've been seeing are shiny/glistening. I don't really dig those.
The front door will be temporary, we intend to change it when the project is completed. But back door, permanent.

3. What makes a functional, beautiful , modern/contemporary kitchen? I've been asked what I want but can't really put my thoughts together. What are the basics, please? I would appreciate pictures too.

I think you are right, from the perspective of the Supplier/Contractor who wants to maximise his time/effort but from the perspective of a Client and Business continuity, l think that your line is not a good one.

The reason is that if we go by your line up there, you have completely dismissed the person and soured any possibility of working together again. It is a closure or final rejection.
There are instances when l want to discharge a Contractor/Supplier at that very moment but l want to keep the windown open, because l am still not sure of where l will fall or which decision l would take, finally.

By saying "l will get back to you", if l call him five days or ten days or one month after, he will still believe l was honoring my word (one told me: Oga, l think say you don dismiss me that day, be that? I told him: But l said l will get back to you, which is exactly what l am doing now, l was just busy all these while, that is why it took long. He was happy and we made love thereafter grin ).

Infact, there are times l feel very good and decide l dont want to go for the lowest price and will callup a Quote that l know was high and give out the job to that person, maybe l just like the aura of the person.

Some people will just open your file one day after you have all forgotten about it, call you and give you the job, like a miracle.
I have done it many times as l always take about four or five quotations and pick one and if that one does not perform, l pick another one.
If l had closed the door completely by saying "sorry, l cant deal with you", then that person would have missed the job because l wont have to go back to him and start explaining as if l am begging.
The 'Customer is King and Decider', when it comes to who gets or does not get the Contract!
It is incubent on the Contractor/Supplier/Employee to always keep a positive mind and spirit and not to take every job not given, as a rejection. Never close that door completely, the Contractor or Client that did not jell with you today, may jell with you tomorrow. You have to be flexible and take it lightly, if you dont get a job, despite all the effort you put in, it happens.

Honestly,i don't know why some Engineers in this forum behaves like this?? They will collect money and promise to deliver in one week's time.

After one, two and four weeks no show. When you call him, he won't pick and will be avoiding you.

Stupidly, he would come to nairaland again soliciting and advertising his job again. I am currently pursuing one like that with SARS. He seems to be hiding but we will get him after collecting 300k to deliver on windows.

Thanks for the response boss..... I was given 170K for the plastering as workmanship.

He mentioned something like 3inches thickness and not those plastering that the block traces will be showing later.

I would have advice you do roof carcass and roof, but I don't think 500k can do that.
If you have not erect your entrance gate I will advice you do the gate and fill the other unfilled rooms...

It has reached the lintel level and for now i have 500k,what do you suggest i do next next?
Please note that we have done borehole,fence,soak away and water tank stand.
Moreover,two rooms has not been filled with sand also.

Kindly advise what do next considering this season and fund availability.
