I wasn’t an economic or socially oppressed migrant when I left Nigeria in 1986. That Nigeria was wonderful even though we still complained.
I’m back now but blessed that I can mitigate some of the current issue.
So on the surface it’s shocking that I could love Nigeria this much.

There is a building along chevron, between two building, the space is not up to 800mm! Intact not building almost touches each other at the roof level(they both have to use water collector for the roof, or else rain water will just be going into other compound. I wonder how they got approval kopell: Can please post the picture of the house, I hope it meet the standard set back space require buy building code. I have seen many of those tiny buildings in Lagos island, I wonder how do they get approve for those buildings |

In 2011, a client contracted us to conduct a geotechnical soil test on a plot of land in Ogombo, Lagos state.

For personal reasons (not limited to privacy) I use personal builds for experimental projects to showcase the endless possibilities and not clients projects. I’m currently working on NextHome20 and lots of these modern stuffs (floating staircase, skylight, pivoting doors, floor-to-ceiling windows etc) will be put into use.
I used plasterboards in NextHome H52 in 2015 but this time around NextHome20 is a purpose-built modern office with even more features.

Pic 2. - We are replicating everything in this pic in NextHome20. I don’t like decorative cornices anyway so I don’t care if it’s tagged cheap or boring.

That’s why there’s internet for you to do your findings. I tested the same on a personal project and found it a cheaper alternative and ever since I’ve been using it on my projects.
You can just use a small bathroom project to do cost comparison. |

God bless you sir, agba o ni tan lorile  mufutau55: My brothers and sisters. I have been following the cost comparison between the regular POP and the Plasterboard for ceiling works. Theory is good but practical is a different thing entirely. Please do your due deligence and do not contract anyone until you have done your verifications. We do not need anyone coming back here with story that touches. We have many artisan that does the regular POP here reputably but few people with plasterboard work. I personally beleive if the plasterboard ceilings is cheaper, I am sure most of us would have been using it more. Please make sure you are not following packagings. So, do your due deligence about the cost before you engage in it. Just a warning from experience. I am not recommending between regular POP and Plasterboard ceiling neither am I recommending any artisan or contractor; just do your personal due deligence before you part with your money. Please beware of packagings, as we call it here. If you experiment with Plasterboard, please come back here and tell us the pros and the cons. Thanks.

One of the reasons I don't buy most things in Nigeria and go for shopping in China, Turkey, UK is because the exorbitant prices retailers call in products.
I have these tapes, as a chartered Estate Surveyor and not (not 'agent' but RICS and ASA certified) and importing from AliExpress plus shipping to my Lagos address were 50% cheaper than what you quoted.
If cost of acquisition is ₦7500 and shipping ₦2,500=₦10,000. Selling the 40m tape at between ₦12,500 and ₦15,000 would not be bad in my opinion.
No one is saying people should not make profit, but please consider the economic challenges in Nigeria and have mercy. Biko

Lol, most artisan will surely experience shit. I once called sometime ago to bring barb wire his site, on getting there the next day with materials, je said he didn't know I will bring the materials without advance that he just want to know the price! Imagine gbadexy: I can only speak for myself. Paint supply is not that capital intensive except when supplying a mini estate and even at that I still have good credit rating from my suppliers. The limitation to supplying and getting payment after is the fact that some clients may tell you at the point of delivery they're no longer interested or not even pick calls. I've been told to bring a paint and after running around to get it done the person had already forgotten and told me she no longer needed it. There are some bored people also that pick up numbers online and start posing like interested clients wasting one's time with never ending questions to keep them company. It's when there's financial commitment from the client that one is assured of their seriousness and even at that, it's by God's grace one gets their full balance. Although I have been extremely fortunate to deal with the best set of people though I know some aren't so lucky. I would like a strong message be sent through decisive action on such cases with updates here to serve as a deterrent. The IRT section of sars track kidnappers and serious offenders if their phone numbers are known. Even to the last location the phone was used. That was how they tracked the killers of a lasu lady in osun state. Anybody can be tracked if some certain details are known by the security agents. Lack of communication by HSLbroker is opening room for speculations. We would like to hear from him. |

Seriously! I lost a contract due to insufficient fund to execute the deal, and the client insint I bring the materials to IMO state before he could pay me! Imagine taking materials from Lagos to IMO state without giving me any advance. This is the harm bad eggs has caused the good one  dongc: oga , how many vendors here have that cash overflow to make deliveries. like N3M delivery ?.. before getting their money....the lack of honesty and integrity is just the problem...again when greed sets in .... most importantly do DUE DILIGENCE BEFORE PAYING .. |

Smart thinking Excuzeme: What makes it 3.5M (or #7M for a Plot), apart from the Ajah/Badore name? - What are its rental value, of houses around the place as of now? - How close is it to future infrastructures like the "proposed" Airpot, Refinery, etc - How to close to the Main road is it? - What is the road network in its environment like? - What is the "quality" of the people (your neighbours ) around the place - What is the value of other lands in the area, at this moment? - How close is it to the Ocean? Can you see or hear the waves from its location? - You said it needs sandfilling, it that because it is a 'brackish' swamp or it is good, sandy land but just because it has a low elevation wrt the main road?
I am asking all these so you can evaluate the value you are getting for that amount. It is difficult to just say it is "good/bad' value for that amount, since only you have seen the land itself. You need to make an objective evaluation, taking all the above into consideration. There are lands in that axis that cost #800,000 only while l also have a plot in the same Place around Cheveron, that some are willing to pay me #35M cash right now but l am not selling because l think the value will skyrocket soon, once certain thinks take shape along that axis. |

You can see how dubious we human being are! Why will I even pay for an artisan to get me materials! Recently a client from nairaland requested for quotation on barb wire, I gave him quotation base on the real measurement of the materials(no reduction), the man said he have seen someone with 1/2 price of what I gave him, fortunate for him he gave me the guy's contact to speak with him. When I called him, I disguised as a customer and I ask him just two question while I put the phone on speaker, the man was supprised with what he heard on phone from the other guy.  gbadexy: They buy dulux and all the big brand's container very high. So the painter just pour some budget grade paint in it and and pass it to the client as the brand or get someone to manually mix paint for them and use the container. I've even seen painters get some popular brand's container freshly printed by those guys at mushin and you won't notice the printing from the real company's container. Even some staff of the companies do side runs. It's a win win situation. They are happy to pay for the brand's logo and the painter makes cool cash without the owner knowing the difference between it and a much lower produced grade paints. Some say we are just marketing and so and so brands is the best but they won't even know the difference when applied for same quality not to talk of lower grade manufactured with hands and repackaged. |

This should be the effect of the paint. Meanwhile, always buy your paint from paint company(don't give painter your money to buy it), I learnt this last week when we bought dulux paint from one of their depot. The painter beg I gave him the dulux container, I insist he tell me what he wants to use it for if he wants me to give him! Behold, he said he usually make paint so he will just use it as container(meaning he can sell to his client and lied he bought dulux paint "silk"  . Storey building is not a project you should take with light hand or joke about, it very dangerous!
