Start with personal properties,I know this is controversial, and there are
many different camps on this philosophy. I
have seen a lot of articles on why not to buy
houses as personal properties, but I wanted
to give my opinion on why I am a believer
in this being the most “valuable” type of borrowing.

Benefits

1.Lower Down Payment & Interest
Rates:
If you buy a house as a personal
property, you can put 0-5% down, and
pay .5-1% lower in an interest rate. I
know when we were running the
numbers a year ago, we even noticed
that this lower interest rate has
reduced our payments close to what a
20% down payment and higher
interested rate equate to! Although the Instability in the nations economy currently will definitely affect policies related to getting a personal property so its likely this figure may have changed so investigate closely

2.Tax Savings: Although its pretty peculiar in Nigeria because of our poor tax records however Depending on your tax
situation, being able to declare your
mortgage interest off schedule "A" of
your taxes could have a great benefit.

3.Lock in Potential Depreciation: Once
you own in a neighborhood e.g: lekki gardens etc. If it appreciates, you are able to experience this appreciation. While the same is
true if the market falls, if you have an
“exit” plan of being able to rent your
home out, this becomes much less of a
worry.
4.House Hack: If you own the house, it is
a lot easier to sublease. We have had
many friends who have lived rent free
by simply putting up with roommates/housemates.
They have had other people paying for
their mortgage and “house expenses”
while they are building other baskets!

5.Easier Ability to Purchase:

Especially in states like Lagos,there are
Upcoming number of programs for first time home
buyers or even home buyers(check with the local government council). We have
had a much easier time qualifying for
our personal homes versus the ones
we buy as investments from day one.
Ability to Get Your Foot in the
Door e.g: i know a couple who got started at 23 and 25. As
Strange as this sounds, getting started in
the traditional way, buying their first
house, they got to learn a lot and now when things go
wrong they have a good idea about what
is going on even if they hire the handy
man instead of doing it themselves!

6.Higher Leverage Possibility: Since
personnels have less of a required
amount down and tend to be more
“lenient” (again bank dependent), it is
easier to buy a lot more houses, a
duplex, or fourplex to leverage and
begin your real estate career. While it
definitely is not always a great plan, if
you have ways for others to pay off
your mortgage (house hacking, multi-
family, etc.), it can be an awesome
asset.

Okay, so you are all waiting with bated breath for me
to weigh in on this heavy trade, tfp, tfcd, pay,
conundrum. If you are a model/actor/photographer
then you know all shoots fall into two categories: paid
and unpaid (including all trade shoots; trade for
prints, CD, content, etc).Just incase I sound chris oyakhilome grin lemme elaborate:
Paid shoots (where you are paid)
Pretty simple: Someone pays you money for a photo
shoot. If you are a model, you are paid to model. If
you are a photographer, you are paid to take photos.
This is how you make money getting paid to do what
you do. I won’t talk about these shoots because
everyone should be doing them. After all, how else
will you get paid?
Paid shoots (where you pay someone else)
These are shoots for specific purposes. You might
pay someone to take portfolio photos, because you
want exclusive photos for your Web site or project,
because you just want some hot photos of yourself to
show your hubby and/or make all your friends
jealous of how gorgeous you are. In the glitzy world
of high end runway and fashion modeling, models
will pay alot for a portfolio.
Unpaid (trade) shoots
For these shoots the model and photographer work
out some sort of equal trade. The “equality” of the
trade usually depends on the relative standing/
demand of each party. Both photographer and model
need to bring relatively equal value to the table. So if
a model is well-established, published, and
recognized then he/she will usually only shoot with a
brand new photographer if he/she is a friend, has
amazing work, etc.
You may be thinking
"Pay someone to shoot with me? How now, I have people lining up to shoot with me for
free. Good for you! But are they lining up to pay you
to shoot? Or pay you more? Are these “free” shoots
actually getting you closer to your goal? If not, you
might have reached a plateau or a sticking point in
your career.
It is easy to fall into the trap that you can just keeping
shooting for trade until you “make it” or when people
will hire you. So when you get started as a model or
photographer you need to build up your portfolio
first. Most people do this by shooting trade. The
model gets photos for his/her portfolio, the
photographer gets photos for theirs, and everybody
wins.
Don’t think that a trade shoot means “free” shoot
(and yes, I’m guilty of this one as well). A trade only
works when both parties bring equal value. So if both
of you bring nothing, you get nothing. If both of you
bring a lot, you both get a lot. But because you are on
the same playing field, how can you expect that the
other will boost you up to the next level? Of course,
you will get experience, continue getting better, and
slowly improve your portfolio. But the way to make
real breakthroughs is to pay someone at that next
level to shoot with you. Who shot your photo and

portfolio. When you have shot a well-known model,
then your credibility and network expand. When you
have shot with a well-established photographer, you
expand your network and also get images that are
most likely of better quality than those knocking your
door down to shoot with you “for free.”

shoot is when you need the shots for something
specific and have certain qualifications, like if you
need the content to be exclusive and the other
person cannot use them, even for their portfolio. And
sometimes there are just people that you want to
shoot with that also add credibility to your own
portfolio.
Hopefully, I have convinced you that you should pay
to shoot. And of course, who wouldn’t want to do a
shoot where YOU get paid? Well, now I want to
convince you to shoot trades as well.
However you may not want to shoot for free especially when there are photographers who would pay you for shoots
That’s great! But there is so much more to being a
“professional” model or photographer than getting
paid.
When you are getting paid for a shoot you can only
expect to get one thing out of that shoot: Money. That
is your compensation. You can’t expect a tear sheet,
great shots for your portfolio, to learn something
new, or even experience from your shoot. All of
those things are important parts of being a
professional.
One of THE BEST reasons for doing a trade shoot is
because you want to do something for fun and business aside
Ironically, sometimes becoming a better professional
means taking some time to not be a professional.
When we are paying for a shoot, or being paid for a
shoot we have to put our game faces on and get the
job done. After all, time is money. When you are
established and successful, you can get in a rut and
get burned out. You can grow stagnant and take the
same “safe” shot or bust out the same pose.
One of the best ways to get out of a rut and get back
to enjoying what you do—like when you had your
first dreams of becoming a model slash actor slash
photographer—is to go back to your roots and
fundamentals. And shoot some trades.
There are many great upsides to doing a trade shoot:
You get to shoot something YOU want to do
There is less pressure to do your best
You can expand your abilities by trying something
new
You get a chance to work with someone you might
not normally work with
You can get some new and updated shots for your
portfolio
You can have fun!

I recently organized and facilitated a seminar series
for a group of 50 people. At our last session each
person went to the front of the room to share their
accomplishments. As I listened to them I forgot
about the months of preparation, phone calls, late

get so lost in the details that we forget about the
people. They become numbers on a spreadsheet or
name badges at a registration table. Yet, ultimately
what is most rewarding about planning events is
seeing the effect they have on the people who attend.
Everyone has had an experience of being at an event
where they felt like an outsider. If you treat your
attendees as ‘just another name badge’ they will leave
your event feeling deeply unsatisfied and unlikely to
return next year.
Whether you are planning a conference, a wedding, a
tournament, a seminar or a music festival it
really helps if you allow yourself to care about and,
yes, even fall in love with the people are coming.

Love Me Do

If you want your attendees to love your events then
you need to love them first. Professor Arthur Aron,

age range, gender, what they are interested in, what

The more detailed your attendee profile the better as
this will allow you to design an event that is the
perfect fit for them and will help you target your
marketing and social media outreach.

I Just Called to Say I Love You

One of the biggest influencing factors for falling in
love is repeated interactions. Repeated exposure
creates desire. Which means that the more times
someone comes across your event or brand the
more likely they are to be attracted to it.
Find as many ways as possible to connect with and
send love notes to your attendees. How you express
your love to your attendees is to give them content
and information that is valuable to them.
Thoughtfulness in your communications will go a
long way to creating a strong relationship.

You Can’t Hurry Love

Building a relationship with your attendees takes
time. Most people will not be hurrying to register for
your event on your first announcement. You need to
court your attendees to earn their love and attention.
To woo your attendees give them consistent attention
over time. Social media posts are the pheromones of
your event and you can use social media to create
desire. Your posts should be regular and consistent.
Keep in mind that being over-attentive can come
across as needy, so don’t post too often. Also, don’t
spend all of your time on social media talking about
yourself, as that is the fastest way to turn someone
off.

Love the One You’re With

It’s the day of your event. You’ve been up since the
crack of dawn getting everything ready to welcome
your guests. Then, the worst thing happens: only a
handful of people show up.
Sometimes the turn-out for your event is not what
you hoped or planned for. Perhaps it is so bad that
you are going to lose money or you might be worried
that you will lose face. These kinds of concerns can
get in the way of providing a great experience for
your attendees.
When your attendance is low, make sure your
attention is on the people who are there – not the
ones who didn’t show up. Put all your focus on
making sure they get value and that they all leave
raving about how great your event was.

Love, intimacy and connection does not happen just
by accident, it can be encouraged and cultivated.

Tell your life story in as much detail as possible in 4
minutes.
If you could wake up tomorrow having gained a
quality or ability, what would it be?

are already in a state of arousal, such as being at an
exciting performance or event. When our body and
minds are stimulated we are more easily attracted to
others.
This is good news for event professionals, as we are
experts at creating exciting events. Use music and
lighting to create atmosphere, quicken the heartbeat
and put your attendees in the mood for love.

You’ve Lost that Lovin’ Feeling

As busy meeting professionals it is easy to get caught
up in the doing of events. We are so busy chasing
deadlines, putting out fires and multi-tasking that we
can lose our love and passion for what we are doing.
We may become burnt out, tired, stressed or can end
up just going-through-the-motions.
If you find that you have lost that lovin’ feeling, it may
be time to pause and make sure that you are giving
some love and attention to yourself. Or, you may
need someone to remind you of why you are
planning this event in the first place.
