Oga, foundation you mean? Not dpc. Dpc is damp proof course. And dpc is like a layer of impervious material basically of cellophane / polypropylene or metal in some cases applied below walls and floors to prevent moisture/ water from passing into the building. Wetin you dey call dpc abeg? We all are here to learn.

Chief, Measure the height from the finished floor to under the first floor decking, then you will know if you can add anything to the floor. 2.8 is the minimum comfortable height of the interior space. if you have more than 2.8 from your measurement then whatever more you have can be added to the floor reasonably...

I am bit closer to home, ATL vs Cali!!!! Our pre-war home in P.H. had those vented wooden windows!!! US homes with the standard wood frame readily allow for the duct work for central AC and whole house fans, especially for multi floor houses. My challenge on the ongoing design of my village duplex is how to cost-effectively incorporate HVAC ducts for the ground floor beneath a concrete decking. The same challenge affects adoption of central AC at home, even if we had "normal" electricity supply. Any ideas on the whole house fan for a duplex?

the adoption of the HVAC system cant be an after-thought stuff, the provision for it should be incorporated to the design during the planning stage of the project. eg, height of headrooms can be made higher, vents on RC walls can be provided for before casting. in this situation, Suspended ceiling plays a vital role and all that.

the dpc cant be increased, rather you can work on the plinth height...First of all go down low.. sorry I mean check the height of the headroom, anything above 2.8 meters is what you can get from the ground too. cos that the minimum for a comfortable headroom.

But some Engineers get mind, most of the clients building should also develop such minds to take such cases to court in as much as you have the construction documents handed over to the builder or contractor on the onset of the project. its painful when you sink over 20m on a project and still cant sleep at night because of silly carelessness.

normal Setback for any proposed structure start from 3m up,
So from your site plan,measure the remaining space (east,west,north, south)make sure each setback start from 3m up,away from the proposed building.

The seller of this land couldn't get me the floor plan as promised and i was adviced not to increase it from 4 to 6 bedroom.

But still, i don't like the square shape of the foundation and I need an architect than can help me with the drawing so that I can get approval from local govt.

1. I want the front view to be like the picture below, attach the front design to the foundation. (same design without removing anything)


2. While giving the front view of the design, I need additional space that will make me have visitors waiting room without them opening one door from outside and bursting to the main lounge direct. (Maybe u will join the veranda in front of the lounge with the space shown in the drawing front view together)

You will need to visit the site cos I want a new floor plan which means u will be measuring the sizes and give me a new floor plan.

Please I need anexpert with years of experience.

Suggestions from my oga's won't be bad too

The effect of this is that the government must understand that investors are sacred, since they own their investment money, you cannot dictate to them. Before any type of price control, there should be a review of how people invest, and an attempt made to help them. If we force landlords and control prices for instance, they will simply refuse to build more houses since nobody likes to do a business if there will be no profits. Then the worst happens, landlords will move their funds somewhere else, and then, scarcity of houses! And scarcity has a way of forcing same prices up, if my elementary economics is right.

People will be paying behind the back of the government to get houses at "black market prices", and landlords will be laughing to the banks

normally it takes between hours and 3 day for concrete to set, but theres no specific duration for it to cure completely, but 28day is the generally accepted duration for it to achieve a reasonable compressive strength of abt 3000psi. thus being able to carry load on its own without any failure. this also varies depending on the strength due to mix, admixtures used and all that.... the little I know

This is the quote for Labor of foundation and DPC the Engineer provided and i would appreciate a second opinion to know if it is fair because i cant confirm myself. This would be greatly appreciated and thanks in advance.

going through again, the cost of labour for foundation is 870k while the 2.9m is a grand total of different stuffs(total labour) I guess. 870 is very ok for labour only.

Some Items are on the high side while some are quite low...like the iron bender, which iron bender wan take 20k . well, you didnt tell us the type of building, a 16 room building can be a bungalow or storey building as the case may be.

He actually Operated on the Island, Ikotun might be quite far. a supplier around ikotun will be quite better and cost saving.
