Because you have certificate of OCCUPANCY, (note, IT'S NOT CERTIFICATE OF OWNERSHIP). They have to compensate for exercising their power of eminent domain for overriding your right (unexpired leasehold interest). Government can only acquire land for public use (public schools, roads, prisons, hospitals etc), not to revoke your ownership and now transfer leasehold interest to an individual. I hope you find this informative.
Yap,i got your points but govt. has nothing to do in the case of the OP.

Land dispute cases are won by documents and evidences. In the case of the OP,the dispute will eventually involve the 3 parties (leasor, leasee and the sublease)

Considering the documents he has and his intention in owning the land,it is not advisable he goes ahead with the purchase....i think that is what the OP wants to hear.

According to land use act of 1978, there is no freehold interest in land, which means all land belongs to the Government, buyers only have leasehold interest for 99 years. That's one of the reasons you pay ground rent annually. In essence, WE ARE ALL LESSEES, some third parties are SUB-LESSES. Government is the actual LESSOR/ OUTRIGHT OWNER.
Going by your "outright owner",why do governments pay compensation for relocation and demolition?

it is unfortunate how some people are so desperate to remain in power.

i dont understand what the military meant by they cant assure security or guarantee security during election....Nigeria has 774 local governments and each states has 2 military baracks with some having 3 to 4 military formations i.e army, navy and airforce.Places like Lagos,Rivers,Calabar etc.

is d NSA saying the combined efforts of all the military personnel including army, navy and airforce cant secure places like Lagos, Rivers and Cross river during the election or the 2 army baracks in Ogun State (Owode and Ijebu Ode),Kotangora and Minna in Niger state cant secure the 2 states?

Is d military drafting all there personnel to north east...are all d baracks in all other places going to be empty during this six weeks?....do we even need the military to maintain internal security?.....this is only possible in a country where politicians are having more than four mobile policemen in there convoy and entourage.

by postponing ds election...INEC has announced to d whole world that Nigeria is at war and credible polls is not possible.....it is well

The girl had done her best by coming out straight, you can not judge her on what she did before meeting you. You can only judge her on what happens while with you.

Some secrets are left as secrets.

The problem now is "You". What she said will definately affects the trust you have for her but you really need to answer some basic questions and come to realization yourself.

The aftermath of this is that, you will start suspecting every of her moves to the extent that you will want to know who calls her....Trust is a very vital tool in a relationship, any crack will melt the entire house down.

to avoid hypertension and cardiac arrest, give yourself time to really think about it if not, free the girl.

CelebritiesNicki Minaj Smashed Up Her Ex Boyfriend's Mercedes Benz With A Baseball Bat by baqina(op): 12:25pm On Nov 06, 2014
After seeing how she handled Mariah Carey while judging American Idol and how she threw shade at Iggy Azalea during her BET Awards speech, we already know Nicki Minaj is not someone you want to have beef with.

But in case you needed some additional proof, we found out why she and her now ex-boyfriend Safaree Samuels finally broke up: she smashed up his car with a baseball bat.

TMZ reports that the former couple got into an argument over the summer, and the "Anaconda" rapper got so pissed she completely lost it and grabbed a baseball bat, originally going after him and chasing him out of the house with it.

Luckily, instead of beating the crap out of him, she decided to take it out on his Mercedes Benz instead, completely wrecking the car.

Law enforcement sources say police with called to the house, but no arrests were made. Samuels was simply escorted out of her home and left. Minaj didn't face charges for the destruction because the Benz was in her name.

The couple called things off shortly thereafter... And I think that was probably their best bet before something seriously bad went down!

BusinessA 27-year-old Millionaire Reveals How He Built His Wealth by baqina(op): 12:08pm On Nov 06, 2014
Anton Ivanov isn’t your average millionaire.

For starters, he’s barely 27 years old, he doesn’t work in Silicon Valley and he isn’t heir to a family fortune. He doesn’t live in a tiny house or get his food from a compost garden in his backyard, either.

Ivanov, who shares wealth-building tips on his blog, Financessful.com, made his million the old-fashioned way: He read books. He saved early and often. And he started planning his rise to millionaire status before most kids his age had their driver’s license.

“I’m a testament that if you want something bad enough and you keep working towards it ... you will get to where you want to go,” he says. "It was my habits and my principles that made me rich."

Here’s how he did it.

Starting young

A decade ago, Ivanov was like any other teenager in the U.S.. He went to high school, earned decent grades, and held down a minimum-wage job at Subway. His parents, who had moved his family from their native Russia in 2002, both worked full time — his mother as an attorney, his father as an accountant. They lived a moderately middle-class life in the suburbs of San Diego.

But Ivanov realized early on that there was something different about his new neighbors — they all seemed a lot wealthier than his family. His parents were heavy spenders and harbored a deep mistrust of financial services. He couldn’t quite blame them — they had moved to the U.S. just a few years after living through one of the worst depressions in Russian history. But at the same time, he felt like he was missing something.

“In high school, there was pretty much no financial education and my parents wouldn’t talk to me about money,” he says. “Everything I learned about money I had to learn myself.”

He devoured books on wealth building. An early favorite was “Think and Grow Rich,” the 1937 classic by Napoleon Hill, which details strategies that can be used to overcome psychological barriers to wealth.

“That book was extremely influential,” Ivanov says. “It wasn’t a ‘how to get rich’ book but it gave me a vision and a mental system that I could use to achieve pretty much anything I wanted.”

At age 16, he had one goal in mind: become a millionaire.

College or career?

Anton opened a savings account at a local bank and socked away 100% of his Subway wages over the course of three years. By the time he graduated high school, he had saved about $10,000. He might have used the cash to cover part of his college tuition, but he knew it wouldn’t be enough to cover all of his expenses. He didn’t relish the thought of taking on tens of thousands of dollars in student loans to make up the difference, either.

"My family wasn't really prepared to pay for my college tuition, so I knew I would have to rely on at least some student loans to get me through, which I was very much against,” he says.

He had other ideas for kickstarting his career. While his friends signed up for college classes, Ivanov celebrated his 18th birthday by opening his first Roth IRA. After spending some time working (mostly administrative jobs near home), he decided to enlist in the U.S. Navy at age 20. He earned about $55,000 a year as an electronics technician and took distance learning classes to earn a Bachelor’s degree in information technology and programming. Uncle Sam picked up the tab for his tuition and fees.

“When I compared [going to college] to joining the military, the latter seemed like a smarter idea because I would be earning income right away instead of waiting until I graduated,” he says. “And I could receive an education pretty much completely free, which I did.”

The ‘lazy’ investor

After Ivanov maxed out his Roth IRA (the annual contribution limit is $5,500), he opened up a small brokerage account with TradeKing. Years of careful research convinced him stock-picking wasn’t for him. His investing strategy was simple: focus on low-cost stock mutual funds that covered a variety of major asset classes and let the market do its job.

“It’s what I would call a lazy portfolio,” he says. After doing research, Ivanov decided to invest in seven asset classes: domestic, large-, mid-, and small-cap funds, emerging market funds, commodity funds, with a small chunk in bonds. Then he let it ride. He rebalances his portfolio once a year, if at all.

A couple of years into his stint with the Navy, Ivanov faced his first true test as an amateur investor. By saving 60% of his Navy income and taking on freelance jobs on the side, he had been investing somewhere between $40,000 to $45,000 per year when the financial crisis hit in 2008.

He says he lost “a good amount,” but when the market sank he didn’t sell like many other investors did. “I powered through and when the market hit bottom, that’s when I tried to save and invest even more. To me, it was a no brainer,” he says.

Getting into the real estate game

Heavily influenced by books like “The Millionaire Real Estate Investor” and “The Millionaire Next Door,” Ivanov knew he wanted to start investing in real estate. His timing couldn’t have been better. The bust had essentially turned the housing market into the world’s biggest bargain bin.

In 2009, Ivanov put down $80,000 on a $400,000 condominium in San Diego, which he rents out for a $36,000 a year (he nets about $12,000 a year after making his mortgage payments). Today he estimates the property’s value is well over $600,000.

Since then, Ivanov has added another property to his nascent housing empire. He purchased a $430,000 duplex earlier this year. He collects $21,000 a year in rent ($12,000 net after his mortgage is covered) renting out one of the apartments, while he and his fiancee live in the other.

“I believe in taking smart risks,” he says. “If you see an opportunity and you think it’s a good opportunity, you should take it and understand that you may be wrong and understand what the repercussions may be.”

He hopes to own at least 10 properties by the time he hits his 40s, but he’s in no rush. Once his housing expenses are taken care of, he puts all of his income — from his rental properties, his job and his freelance work — first into his retirement account, emergency savings account, and then into his taxable brokerage account. Once those goals are met, he contributes to a separate high-yield savings account, which he sets aside for future real estate purchases. You can see a full breakdown of Invanov's assets here, or check out the graphic below.

..View gallery

Keeping it simple

Committing to saving 60% of his income was no small feat for Ivanov. The average American manages to save only than 5% of their income per year.

He swears by one basic savings strategy: automate everything and never rely on credit.

“The day my salary gets deposited, I don’t even see that money,” he says. “It’s in and out of my account, which keeps me honest and keeps me on track.”

The emergency fund he’s been carefully maintaining since his days at Subway has come in handy as well. When both his parents unexpectedly passed away a few years ago, he was able to rely on that money to cover his airfare and funeral expenses.

Fortunately, military life was the perfect environment for a single person looking to save. The bulk of his fixed expenses — housing, food, transportation, insurance — were covered. He set up automatic transfers for his savings and investment accounts and followed a strict schedule. First, he maxed out his annual Roth IRA contribution. Then he contributed the maximum to his annual Thrift Savings Plan (the federal employee version of the 401(k)). He split the remaining balance between his brokerage account and the savings fund he keeps for future real estate investments.

While he studied, he earned extra cash through one-off web design and programming gigs he got through freelance job websites like elance.com and odesk.com. He estimates these side jobs added another $15,000 to $20,000 to his annual income.

“Definitely being in the military helped a lot, but I also had a mature outlook on life,” he says. “Buying expensive things isn’t really fun for me. I realized those things don’t really make me happy.”

Reaching the $1 million mark

Ivanov left the Navy in 2013, but even after he moved back to San Diego, he kept up his frugal lifestyle. Eager to add to his investments, he made increasing his income a top priority and landed a full-time job working as a software developer and test engineer. Combined with the freelance work he continues in his free time, he earns just shy of $100,000 a year (not including income form his rental properties) and still saves at least half of his net income.

Every expense — from his gym membership to his pending wedding in 2016 — is planned for and saved for well in advance. His detailed planning regimen is, he says, the key to his success so far.

“Usually, at the beginning of the year I look at my life for the next two to five years and I plan it out,” he says. “I write out any expense I’ll have that I won’t be able to cover using my paycheck and figure out how much I need to save each month to meet those goals by my deadline.”

Ivanov crossed the $1 million net worth mark just two months shy of his 27th birthday in June this year. He was thrilled to finally reach this milestone — but not surprised.

“If you have a really strong desire in your head, you can power through any obstacle you may face,” he says. “I truly believed that when I was 16 and I believe it now.

PoliticsNigeria's Road Shame Goes Online In Hope Of Better Days 2020 by baqina(op):
Lagos (AFP) - The dismal state of Nigeria's roads is a constant source of exasperation for the long-suffering population but a tongue-in-cheek campaign on social media is trying to shame the authorities into action.

Posting under the hashtag #MyRoadIsWorseThanYours, Nigerians have been sharing examples of the country's worst highways.

Bomb crater-sized potholes, roads resembling muddy rivers in the annual rainy season and some unrecognisable even as public thoroughfares have been posted online.

"Here's one Lagos road (state governor Babatunde) Fashola needs to repair fast," says one tweet, with a picture of a motorcyclist navigating a flooded road, with water nearly up to his saddle.

The tweets have an underlying seriousness: when Africa's leading economy and oil producer claims to have pumped 1.4 trillion naira ($8.5 billion, 6.75 billion euros) into infrastructure improvements since 1999, why are the roads so bad?

They have also helped balance out the pages of self-congratulatory newspaper advertisements taken out by state governments, proudly displaying the smooth tarmac of upgraded, traffic-free roads.

- Deaths, strikes, responsibility -

..View gallery Waterlogged Ibafo Community School road is seen being abandoned by motorists, in Ogun State, southwe …Olanrewaju Adenekan is a clearing agent at Lagos' main port of Apapa. He is 51 but looks two decades older and is in poor health. Both he and his doctor blame it on his daily commute.

Adenakan leaves his house in Sango-Ota, north of Lagos, before 4:30 am every day to reach Apapa at around 9:00 am. The distance door-to-door is just 37 kilometres (23 miles).

"The traffic situation is bad. I spend between four and five hours for a journey that should take less than one hour," he told AFP.

Adenekan owns two cars but prefers to take public transport because it is cheaper -- and also because the badly maintained roads take a debilitating toll on his vehicles.

"Nigerians spend a lot of money on maintaining their vehicles because of potholes, which damage tyres, wheel rims, shock absorbers and other components," said quantity surveyor Alani Amusa.

Time spent in traffic jams is also dead time, robbing businesses of productivity and effective workers. When they eventually arrive, they are often exhausted.

..View gallery Motorists drive along on waterlogged bumpy Ikorodu-Shagamu road, in Ogijo, Nigeria's Ogun State, …Motorists stuck for hours in jams are sitting ducks for armed robbers.

And bad roads mean more accidents. Nigeria had the highest road fatality rates in Africa in 2010 at 33.7 deaths per 100,000, the World Health Organization said in a report published last year.

Recently, petrol tanker drivers threatened to go on strike if the bad roads were not fixed, blaming potholes and gullies for causing accidents.

Nigerian states and the federal authorities have been in dispute about who is responsible for maintaining and improving the roads -- meaning nothing gets done.

The Lagos State government for example has been at loggerheads with Abuja over reimbursements for repairs to federal-owned roads dating back to when Lagos was the country's capital.

- Corruption, under-funding -

..View gallery Motorists drive along on waterlogged bumpy Ikorodu-Shagamu road, in Ogijo, Nigeria's Ogun State, …As in so many walks of Nigerian life, corruption is also part of the problem.

"Contractors like to cut corners by not working to specification," said Amusa, who is involved in a number of road projects in Lagos state.

"They connive with corrupt officials to use sub-standard materials in order to maximise their profits.

Many roads lack proper drainage, turning them into swimming pools within minutes of a downpour; roadside culverts overflow; tarmac disintegrates; traffic lights and road signs are often absent.

Project costs can also be grossly inflated.

The 338-kilometre (212-mile) dual carriageway linking southern oil-producing states was awarded at a cost of 138.9 billion naira ($835 million, 670 million euros) in 2006 under former president Olusegun Obasanjo.

Eight years later, the cost has increased nearly three-fold to 347 billion naira -- and the road is not yet finished.

Questions have been asked too about the cost of reconstruction of the 127.8-kilometre Lagos-Ibadan expressway -- the busiest road in west Africa, carrying an average of 250,000 vehicles per day.

The contract was awarded for 167.9 billion naira but some experts believe it could have been revamped for a lot less.

Most people, though, just want their own muddy, potholed streets paved and well-maintained to make the journey from their front doors to the main road less of a bone-shaking obstacle course.

Works Minister Mike Onolememen blamed chronic under-funding from the federal government, which has led to contractors revising up their project costs to accommodate rising prices of materials.

"About 500 billion naira was needed every year for the next four years to pave bad roads," he said. So far, he said the treasury has released just a quarter of the sum for the coming year.

Everything depends on what she wants and also her dream (s). If she is young (in her early 20s) and her dream is to work in a big coy, she should take up the lecturing job and give herself like 3 years to develop and specialize before rushing to labour market coz by that time she will be in her mid-twenties and that with good qualifications and right professional status with 3 years exp. will be a good plus.

Lecturing will give her the chance to be well grounded and also the time to take up some professional courses like ACCA,ICAN and possibly CFA.

From my own experience, some of this companies are confused and some do not have plans for trainee especially fresh graduate so it is better she finds where there will be room for constant developments. The mistakes we make in Nigeria is that we think money is everything.

I personnally do not suggest to people especially those in their early 20s to start looking for job coz after 1 or 2 years they start complaning of salaries and promotions , it is rather good for them to use the age on their side to develop themselves.

Library science has to do with record keeping and this might be in government establishments, law firms, higher institutions, hospitals, private companies etc, some organisations refer to it as information resource management.

If you have ever been to goverment establishments you will know how relevant your work is but please make you have good knowledge of computer especially database management.

please i plead with you,THE COURSE IS A VERY GOOD ONE. If you are very good at it you can even set up your own firm and consult for people in the areas of record keeping and retrieval....Library science does not necessarily mean you will be a librarian, there are so many oppourtunities.

Note: i did not study library science, the organisation i work with spend millions on information storage, archiving and security.....please those are your calls.......start thinking now......
