BUSH CLEARING SPONSORSHIP--A Smart way to make more millions in real estate.

Most people would be wondering, whats meant by bush clearing sponsorship? Its simple! Bush clearing sponsorship is when a land owner or family in a community who owns a large area of land want to sell their land but don't have the the financial capacity to make the land more accessible.

They thereby seek for someone (SPONSOR) who can help them clear the land. Once a sponsor shows interest. The land owner(s) would ask for a token fee. Which is most times very little compared to the original value of the land, while agent would also be entitled to his commission and a percentage of the land.

The cost of clearing the land would be covered by sponsor( he can bring his team to do the clearing).

Lets take an example from this 246 acres of land at Epe, Lagos state. that's presently available for bush clearing. The family want to clear the land but don't have the financial strength to do the clearing for easy accessibility and visibility.
Documents: gazette, survey plan.
Presently a plot of Land in this area sells for At least 600,000 naira per plot.

The land is 246 acres. For every 1 acre cleared the sponsor will be given 1 plot . That means out of 246 acres the sponsor is given 246 plots after clearing.

=Lets do the maths=

246 Acres =98.4 Hectares

At most 150,000 is the cost of clearing 1hectare using bulldozer in that area.

150,000 × 98.4 Hectares = 14,760,000
I.e at most 14,760,000 clears the 200 acres

Land owner's fee is 7 million also know as OWO IWOKO( BUSH CLEARING COMMITMENT FEE), i.e a token they collect from SPONSOR for the SPONSOR to clear their land.

Agency commission: 3million + 15% of the land

The total money spent by sponsor would be= 24,760,000.

After clearing the land, the sponsor is then entitled to 246 PLOTS out of 246 ACRES of cleared land.15% percent of the land would be given to Agent which is about 37 plots of land. Living the sponsor with about 209 plots.

The sponsor may decide to sell immediately or reserve for future.

If the sponsor would sell now for at least 600,000 per plot.

LETS DO THE MATHS AGAIN

209 Plots × 600,000 = 125,400,000

I can boldly tell you that to cultivate an acre of cassava land you need between 100 to 150 k at most. so please stop broadcasting things you are not sure of. If you need any advice on that ! thanks

There are too many people like you out there. My neighbour just lost 5 million to something similar called "owo iwoko" stuff, which would NOT have happened, if the estate agent had done a diligent search to verify if the land was truly owned by a particular family, at the Land Registry. my neighbour was abroad when he took the decision to invest in the land, and sent money to the agent. The lousy agent kept assuring him that proper search had been conducted, and even sent some documents to him by mail. In actual fact, the agent did zeo search because he did not want to pay any money to the state govt., to conduct the search. So many scams like this, occur on a daily basis in the property sector.

you are right! the agent did no check the property genuinty, so did the sponsor. probably the agent wasn't experienced enough or being greedy. IF thank God you know about how to know the authenticity of the land. Do you think you really have to condemn what I am selling. Instead of being sure if its genuine land or not?
