1. This house will sit on a 453sqm land

2. 3 bedroom flats could be too tight in a 453 sqm land, except its redesigned, and some spaces scaled down.

3. Either can park at least 4 cars in a compound.
Thanks very much for the response. Are all rooms ensuite in this house you are currently building?

Good Morning Mr Spyder880,
I have been following you for some time now, and I must say I appreciate your good works and what you do to teach complete novices like us.

Please I have some questions:

1. Can this same structure sit on a 453sqm?

2. If it were to be 3 bdr flats instead, will it still sit on the said 453sqm of land?

3. Parking space for how many cars will available on the land in each of the instances above?

Thanks in anticipation

N6,000 officially but you might need to do give away of about N4,000

Total is N10,000 and you would get (official, signed by the Registrar of titles in Lagos State) it in less than 3 hours
Thanks. Is this something I can do myself, or need to go through an official?

Good morning all. Does anyone here know how much it costs to do proper search on a property in Lagos and also pay for ctc print out just to confirm the property is free from mortgage and all encumbered cases?

Thanks in advance

Anyone on this forum have information on Victory Estate, Lekki FTZ. The developer is Kayode Obembe. Is this developer credible. I bought plots from this company in 2016 and yet until date, no allocations of plots. Now in 2019 , the company wants developmental fee ( more money ) which was not disclosed upfront. The company says allocation to be made after developmental fees paid. Is this company credible..??.
Do you know if this Kayode Obembe lives in Magodo Brooks estate, Magodo and has his office somewhere around lekki? If it is the same person I can help you find out

Statutorily, its 6 - 3 -3 -3 Set back for lagos state building regulation. However, that people are doing it wrong shouldn't make it right. Also note that there a design can be structured to at least meet minimum requirements
Can you please email me your contact number adeolubi@gmail.com

What I can advise you is for two of you to agree to build a common apartment and share what comes from it. 7.5m is too small. If it's up to 9m then it can be managed.

See this design I made here... That can enter the land... And further, I can redesigned to have basement car park on one side of the ground floor...
Thanks for the response. If it is up to 9m what will bet the length of the set backs on all sides. I heard from someone the Lagos State government has a set back requirement of 3m on all sides and 6m in front to approve any building plan, how true is this?

I see a lot of buildings in Lagos here that don't have more than 1m set back on all sides except the front. How do these buildings get approval from Lagos State government. I will appreciate information on this as well.

Congrats as you want to commence this project it's a bold step. Well, you can achieve building a home with 7.5*27.8m land but the design of the house you want to build matters, I mean what and what you want in the house is of the essence and will contribute to achieving this.

We achieved a 6 bedroom ensuite duplex with boxing room, laundry, anteroom and kitchen on a half plot.

https://www.nairaland.com/2635697/building-6bedroom-duplex-half-plotI

So it's achievable but the sizes of the room may not be that big.
Thanks
Thanks for your response. Could you help with the exact dimensions of the half plot of land you built this 6 bedroom duplex on?

What I intend to have on it is a 4 bedroom on the ground floor, and 2 units of 2 bedrooms on the other 2 floors.

Good morning everyone.
I have benefited a lot from this thread and I will first of all like to appreciate all contributors so far. I have been following the thread because I had it in mind that in a short time I would be needing information about construction for a project I intend to start next year.

Being a novice I have followed all discussions with keen interest such that with what I have gathered so far from this thread I can have one or two contributions whenever construction is being discussed. So again many thanks to all those that have made this happened.

At this point I am negotiating a piece of land in Aguda, Surulere. I have attached the survey plan for the land, though actual measurements has shown that there probably has been an encroachment on the land as we got 15m * 27.8m after the exercise.

This plot is to be acquired by myself and a friend, and we will then divided into two equals. At the end of the day what I will be entitled to is half of this plot which will be a 7.5m * 27.8m.

There are however concerns from a few people we have consulted so far that this will be too small to construct anything meaningful. That there will be no space and the rooms will be too small.

What I intend to have on the land is a 2 storey building of 4 bedroom apartment on the ground floor for myself and my family, then 2 units of 2 bedroom on the other two floors, with parking space for just two cars.

I have gone round some areas around ebute metta and it's environs, and I have seen very nice structures built on equally narrow plots, though I didn't measure to check if those were more than the 7.5m we will have here or more.

At this point we need to make a decision fast so we don't appear unserious, and at the same time we need to confirm if the size of this land can work for the purpose we have in mind for it.

My fellows here, please I need honest and professional advice. Can this building I have in mind sit comfortably on this 7.5m * 27.8m land? If it can, will it be choked up as some have feared?

If this land cannot accommodate this building, what will be the best option for me on this land considering the fact that I want to have something on it I can stay with my family and some others to bring in rental income.

I thank everyone that would be contributing to this in advance.
