arcahmad: l have a person that can do it but is far, is in Katsina I Wouldn't mind a referral to the person please. As long as he doesn't have any issue coming down to Lagos for the job, we will be willing to proceed with it. We just need to be convinced he can do what is required, and that we can confirm if we see pictures of previous job. I hope you will be able to connect us with this person. Thanks |

Good Morning all, Please I have an issue with iron (used as balcony railings and burglary) that has started to rust after just about 3 months of installation. The painter actually applied red oxide anti rust before painting, but with the rust we are seeing now it's obvious he used an inferior quality.
I really need a solution to prevent further rusting. Any suggestions on what we can apply on the surface of the iron rods to stop this issue, and then we can repaint afterwards? |

bixton: You are the last person I expected to join in this bandwagon. It seems to pain many that submitted quotation on the job and others that n3xt had a upper hand to have gotten the job and it's turning out everyone is aggrieved due to the fact of this fall out the clubhouse is pointing fingers. It's not a surprise because n3xt made mention of the quotation of others. I'm only surprised that he allowed himself to get into this mess. What a shallow mindset this is... So most people complaining here are pained because Next got the job? So it doesn't matter to you he had 10 other previous similar cases flowering almost the same pattern? Okay, what happened to the bad reviews he had in previous years? Those ones too were because some people that didn't get the job where pained? |

michlins: as in eh. For the first time ever,a client from here had me prepare a contractual agreement between us before we proceed with his job. It was a new environment for me even though I learnt a thing or two about it That is the result of what Next/Brabus has done and it's very unfortunate and shameful of him, because anyone going through all these will not be encouraged to consider any aritisan/contractor on this forum. We should however try to mention once a while that we still have some very honest contractors and suppliers in this Forum. For instance Abdulwastexc is the Engineer/Builder in my on going project in Surulere. We commenced in August and we are hopeful to roof by end of this month or February. My experience with him has been wonderful. Regarding his honesty, humility, professionalism, attention to details. Maybe at a later time I can talk about him in more detail because I think he's not getting mention and applause as much as he deserves on this forum, having dealt with him for the past few months. And I need to mention that I didn't get to know him except on this forum. So while we need to call Next/Brabus out for this show of shame (he really disappointed a lot of us), we should also let people know that we still have some honest ones here. We just need to ensure we only engage those ones with positive reviews and track record of performance. |

rotecch77: Good morning house. Here is the mediation update about the construction saga btw mr brabus and somehow which I stand as mediator btw them to see how the matter can be solved amicably.
As I said last time that I will update the house, here we go, straight to the point in short paragraph
The mediation start on 28th/ 29th of dec 2021. After much time on call coupled with sms and whatzap messages with mr brabus. Like 20min, 40min, 30min and so so, the last time we talk on phone was about 80min (1;20min) straight talk, ( I almost get hear problem that day) I also reached MR somehow” through messages etc.
I tried to get two things done. - the amount due to pay back -time to pay back
On the amount due to pay back, MR brabus said he can ONLY pay N1m back based on his own calculation against N2m QS valuation .
Now after much discussion with him (brabus) he said he will do something by adding to the N1m when his head cool down, plus when meet with his cleint one in one to run mind together ( I suggested this to him) Let me say I won this part of battle halve way.
Now to the second one “ time to pay the initial 1m, after another serious discussion MR brabus said the said N1m and is not ready at the time we discussed this ( 6th of January) and I asked when bcs its urgent and he promised to get back to me on the time, but up till now he as not get back to me, I message him but no reply yet.
I always report our discussion to mr “somehow” he do also follow up.
At the moment NO penny as been paid ( I don’t achieved my aim fully on this matter, do I called it failed mediation, hmm No bcs I I gain some I loss some. But generally I get something about life on this matter.
So as it’s now I don’t know if the client ( mr somehow will use another form to retrieve his money back or still go back to mediation. As I will take a small break about the matter and leave it for the cleint to decide.
I thanks MR somehow for his gentility and understanding toward the matter. I also thanks MR Brabus for his time also, I will not forget others good people here who want the matter to be settled amicably.
Thank you all for your time.
Rotech. Very sad reading this. The money was meant to execute the project, it's obvious the funds were channeled into something different from what it was paid for (otherwise the money for the unexecuted part of the project should still be available). That alone is sufficient to establish dishonesty and fraudulent intent. I would say I was one of those that felt people that came here trying to dig out his past were just trying to bully him into silence. But it's obvious I was wrong. |

Is there something that can be done about people coming here hastily and baselessly to accuse people of fraud?
And I wonder why some people will disagree that 48hrs was too short to have labelled someone a fraud. Nobody has said the client shouldn't have reacted after over 24hrs of not hearing from the contractor, but labelling as a fraud was too hasty within just 24hrs.
The same way someone (who I still find it hard to understand his/her true motives of grievances) came hate and accused @next of fraud. And has refused to come back here to substantiate the claim.
It's unfair when we show solidarity with a client that has been defrauded, but fail to do same with a contractor who has been unjustly accused of fraud.
This very recent one should not be made to die down without an apology if it turns out the client was wrong in accusing and labeling the contractor a fraud. |

And it seems the only wrong been repeatedly pointed out is the buyer failing to count before leaving the place of purchase.
Very little or nothing had been said so far on the seller you (most likely) deliberately short delivered, and wrote a wrong figure on the receipt. |

Enyinne: Come and calm me down in my house. Did my observations on those u mentioned wrong or am i the only one that had the bad experience with them . Sorry u cant stop me from expressing myself in a faceless forum so get busy, it's Monday morning . With all your arrogance, constructing a simple statement correctly in english is difficult for you. Again how did my post translate to "stopping you from expressing yourself"? Maybe comprehension is also a challenge. Mine was an advice which you are free to accept or reject. |

Enyinne: Oga go and seat down , i wont see black and call it white even when the truth is staring in my face . I'm not the cause of Nigerian bad image internationally so stop this your cheap game . I'm just narrating a discussion that went on between 2 strangers that happened to be customers and u want to make a mull hill out of it.Nairaland tourist minister This woman calm down and take things easy. It seems you find it so easy to talk to people anyhow. You have been quite insultive on this platform and someone needs to tell you this. From checkitout, Dennis3D, and now this person have all been victims of your uncouthness. There is also a high level of pride and arrogance in you that needs to be tamed, and I'll advice you work on it. The man made a honest contribution to an on going discussion, all for you to come and tell us in your response you have travelled far and wide. Who needs to hear that here? Or how was his initial post claiming he had travelled far which would have necessitated you respond in like manner. It's a forum we have all come to learn, and it will be nice we keep it at that. |

Oliran: Good evening.
1. Yes, there is renovation permit
2. Renovation permit is granted when the old building you want to renovate has it's own approval. Copies of old house approval will be required in order to give renovation permit. Cost is subjected to size of property and Location
3. When there is change in ownership of a property, survey should be done in the new owner's name after the deed or transfer of ownership. The name on the survey will be the name on the approval. Thanks very much for your response. In addition: What if the old building does not have a building approval, how then will the renovation permit be processed or issued? |

Good evening house, I need help regarding the following questions.
1. Is building approval required in Lagos for renovation works on a old house?
2. If yes, please what's the process/requirements (cost inclusive) of obtaining approval for renovating a old structure?
3. If the old house has been sold to a new owner, what has to be done to ensure the new or old approval carries the name of the new owner?
Thanks all for your help |

Good day Mr Spyder880, It's me here again. Do you have any of your threads as detailed as this where you did raft foundation?
If any kindly refer me to the thread. If you have more than just one of such threads, I won't mind have them all so I can read through and study.
And if you do not have but know any thread you can refer me to with detailed description (with pictures and cost) of any building where raft foundation is done, that will also suffice.
Thanks a lot |
