PropertiesRe: Septic Tank by beninman1(op): 11:33pm On Dec 02, 2009
Thanks for the info.
I was told that the ground is water logged hence cannot soak up waste.
They said as soon as you dig, you would meet water and this is same all over Lekki area?
So, he said septic tank is the best option; which is basically a concrete cast tank buried into the grd,.
He explained the casting is done on the surface and then you now dig up the grd to lower the cast
PropertiesSeptic Tank by beninman1(op): 7:54pm On Dec 02, 2009
Hello,

Pls, i need some advise/input.

Site is at Sango Tedo.
I have just been quoted 900K for a septic tank
Building is a block of 4 flats.
Contractor's recommendation is that one large septic tank would service the enitre building.
His suggested dimensions are:
Depth: 9 ft
Length :15ft
Width: 8 ft

Obviously worried at the huge estimate for a 'common' soak away or septic tank as he put it.

Actuallly, he has explained that soakaway is not an option due to the nature of the land.
Only a septic tank that would be emptied periodically would suffice. States it would be all concrete cast 6 inches thickness with extra re-inforced slabs on the top cos cars would drive over it.

Is anyone aware of this kind of idea and is there no cheaper solution?

Does this quote sound legit?

I assume most people her would have done similar septic tank, if my contractor is telling the truth that it is the only option

You may wish to check out www.fatstripping.com.
A useful weight loss review site with feedback.

A definite advise i would give is to avoid eating late. Anytime after 7pm is late in my opinion.
If you fancy eating heavy, go for a heavy lunch and then a very light dinner or give dinner a miss altogether.
Drink loads of water - It helps and purifies the systems. There are more useful articles on fatstipping.com site

When you signed your visa application form, you gave them right to contact any third party they deem necessary in order to process your application.
Yes, the banks are very co-operative and always respond to all requests
PoliticsRe: The Nigerian Bar Association And Aondoakaa by beninman1(m): 6:51pm On Oct 01, 2009
Nope , Nope. Capital No
The reason why most of us subscribe to British intervention or involvement by way of co-operating with the Met Police is that we all know nothing good would come out of any prosecution done in Nigeria. Pure and simple.
If there was justice in Nigeria, i dont think any of us would support the move of responding to the Met Police if we were certain James Ohanefe Ibori and his cohorts would get a proper trial and punishment in Nigeria
PoliticsRe: The Nigerian Bar Association And Aondoakaa by beninman1(m): 4:46pm On Oct 01, 2009
I dont think this man will be sacked. For some reason, i believe Umaru put him there on purpose if not he would have long gone.
It is sad and shameful that we have to endure the embarassment of having this kind of AGF,
Too sad
PropertiesRe: Penalty Or Fee For Late Application Of Planning Approval by beninman1(op): 7:46am On Sep 30, 2009
can anyone comment or advise pls.
We have been told by our agent that the penalty for commencing building before planning approval is granted is a levy which amounts to twice the usual statutory fees.

Is this correct? - Hard for me to verify myself at this current time cos i am outside Naija

PropertiesRe: How Long Does It Take For Lagos State Govt. To Sign Governor,s Conscent? by beninman1(m): 9:16am On Sep 27, 2009
Not true. You definitely need gov consent. Very important.
It confirms the government consents to your ownership etc
For example, without this consent, your land can be acquired by gov for other purpose and you wont get a penny of compensation.
Even, i hear banks accept gov consent for collateral cos of its significance

I am curious to find out as well. Maybe someone can help. Was told double socket ( 2 gang) brass type cost abou 2500 naira upwards. Meanwhile my contact can get them from a UK clearance store for £2.
Just need to double the Naija prices to see if it is worth it. Obviously UK quality is bound to be better cos it would genuine polished brass with Georgian or Victorian design or plain
PropertiesRe: Penalty Or Fee For Late Application Of Planning Approval by beninman1(op): 7:50am On Sep 27, 2009
Thanks for the response. We were worried cos we were told that the new procedure is for them to visit every site.
Is this true? I didn't think it was practical for officers to visit every site though i have been told that Governor Fashola has changed the whole process.

Meanwhile does anyone know the official fees/statutory payment for Lekki axis for planning approval. As stated Gov consent has just been approved. It is a residential property on a plot 653sq metre
PropertiesPenalty Or Fee For Late Application Of Planning Approval by beninman1(op): 10:15pm On Sep 26, 2009
Does anyone know the implication with regards to fees or penalty that would be incurred for a late application for planning approval.
Basically, a friend has started his property building thinking his former contractor had sorted out plan approval.
Unfortunately, former contractor took money but didn't do anything about the process.
My friend has now been made aware of the situation and is about to start the process. House is already at decking level.

Would he be heavily penalised or be subject to the same fees/requirement as a normal applicant.
Surely there must be ejunge to exchange hands etc.
Property is in Lekki axis and has Governors consent
