Investment › Re: Filling Station For Sale In Abuja by Burob: 2:09am On Jul 23, 2025 |
davodyguy: Chief, there's no way that station would cost 900m to build. I'm a chartered real estate consultant and not a local agent, so I'm speaking as a professional.
There are 3 ways we do valuation.
1) Comparison sales. In today's depressed market, will anyone pay 900m for a gas station in Abuja? Answer is no. So comparison method of valuation doesn't support the value
2) Cost method. How much did it cost to building the station? Max 300-400m including land acquisition and equipment. Add 25% developers profit, its still 500m
3) Income approach. How many litres of DPK, PMS and AGO would be sold per day? What's the profit per day? What's the annual expenses on salary, licence etc we would arrived at net annual profit. Let's say net annual profit is 20 million. Capitalizing for 20 years, you have 400million. Let's even say 500m.
So your 900m is not justifiable.
I've got plenty stations for sale. Some asking 1.2billion, but no one would buy, cos you can not make profit of 50million per annum selling gas in Nigeria well spoken, but in Abuja all it takes is one civil servant that just siphoned 2 billion Naira from his ministry, & is looking 👀 for where to hide his stolen loot. Desperation will make one to make illogical moves. |
Properties › Re: Don't Be The Next Land Scam Victim. Verify That Property To Avoid Being Duped by Burob: 1:57am On Jul 23, 2025 |
olabanji88: Hello everyone,
I’d appreciate your thoughts or if anyone has experienced something similar.
In 2022, I bought a 300sqm plot of land in an estate in Ogun State, under a contract of sale that was notarized. As part of the agreement, I paid ₦300,000 out of a total ₦800,000 for the development levy, survey, and documentation (the balance was to be paid progressively). I was advised by the agent handling the estate to focus on starting my foundation and not worry too much about paying off the remaining development fees quickly — so I followed that advice.
Fast-forward to 2025, the same agent came back claiming that the development fee had been “reviewed” upwards and that I now had to pay ₦8,000,000 (plus ₦1,000,000 community fee) — which is over 10x the original agreed cost. I refused and insisted on the original agreement. He later cut off communication. When I tried to resolve the matter peacefully, he used some veiled threats like, “how do you plan to build beside me if you don’t follow my terms?” and implied I couldn’t proceed without his approval.
Till date, I haven’t received my survey plan, and no documentation beyond the initial contract of sale has been issued. This delay is now affecting my ability to process a low-interest mortgage through my workplace and make decisions on renewing my current rent. I’ve tried formal written communication with their lawyer, but I’ve received no reply.
At this point, I’m preparing to escalate legally through arbitration, but I wanted to hear from others: • Has anyone faced something similar? • How did you resolve it? • Do I stand a chance legally or should I prepare for long delays? • Is it normal in some estates to inflate fees for older buyers?
Thanks in advance for your feedback and insights. 🙏 j just go to the EFCC, or to the police fraud unit closet to you. |

Politics › Re: 2027: Has Peter Obi Dribbled Tinubu Into Confusion? by Burob: 1:21am On Jul 23, 2025 |
Penguin2: Tinubu’s supporters call him master strategist but it seems he has met his teacher in political strategy.
Now, before the ADC coalition was announced, some forces ensured the crisis in LP festered almost irreconcilably. Peter Obi’s traducers were happy. They accused him of being incapable of solving the problem of Labour Party and queried how he can be trusted to solve the myriads of Nigeria’s problem as he always claims.
After the coalition was announced, some people have taken it upon themselves to swear that Obi will never be the candidate of the coalition; they are certain the ADC ticket is already at Atiku’s living room. At the other hand, Tinubu has already started scheming on how to scuttle the coalition by either infiltrating it or activating sleeper cells within. What are we even saying? Shebi some people are already in court challenging the interim leadership of the coalition.
But here’s where it gets interesting. While Tinubu is trying to scuttle the ADC leadership (coalition), Peter Obi seems to be having two pronged approach towards the resolution of the Labour Party leadership crisis.
The first is being part of those who enthroned the Nenadi Usman led Interim Leadership.
And secondly, we just saw Datti appear at Abure led leadership’s NEC meeting obviously representing Peter Obi’s interest.
And that’s where Tinubu’s confusion sets in.
Where now does he wait for Peter Obi?
At ADC?
Or in ensuring Nenadi Usman doesn’t get accepted by INEC?
Or ensuring Julius Abure doesn’t accept Obi back into his fold should INEC end up interpreting Supreme Court judgment and end up continuing to recognize Abure?
The big question is how are you sure the LP crisis is not a deliberate manufacturing of Obi and Abure to give the enemies hope?
As it stands now, it seems that whichever way the pendulum swings, Obi is game. Whether ADC, Nenadi Usman or Abure, Obi’s chances remain untouched.
In the end, it seems the ‘master strategist’ will be taught true strategy in 2027. from someone that swore that he would leave nairaland, if Tinubu won the 2023 general election? |

AMINDA: Okay, we hear you. Tinubu who couldn't win more than 4 states in the South in 2023 (we know Obi won Rivers) will now win the entire South in a landslide in 2027 because the governors endorse him. Time is a gentleman. The North voted Tinubu in 2027 largely because of Elrufai who galvanised young Northern voters on the need to keep their word as Northerners (Amana). Even then, it was difficult due to Tinubu's baggages that was even untested as at then but he got 5.6m votes. Tinubu himself has broken that pact now, and the numbers will show in 2027. Who's the loud voice campaigning for Tinubu in the North today? How many Northerners are decamping to the APC? Why hasn't Kwankwaso decamped yet? don’t even bother wasting your time, Tinubu will win the election in 2027 very easily. |

If a court nullifies someone's suspension, do you need any order to state that she should be recalled. As far the law is concerned SHE WAS NEVER SUSPENDED. As such there is no need to order a recall.

They are now desperately looking for lifeline hence they want to use the OBIDIENTS loyal VP, Datti Ahmed to shine and make headlines.
Datti Ahmed should be wise enough to stay far away from those compromised politicians.
Abure and co has no credibility,
since PETER OBI and the OBIDIENTS withdrew from him he became irrelevant and began to run to wike.
Now they are skimming a web wanting to use Datti to try and penetrate the OBIDIENTS structure. See the jagon they posted from an illegal meeting because Datti was there.
Have you noticed that Since Those who made PDP relevant abandoned it , suddenly all the wike noises and jesting stopped. PDP has gone into coma
Since PETER OBI identified with ADC coalition, LP began to vanish small small except for the Anambra election .
Now The only option is to lure Datti Ahmed because they think he is not in support of the humongous ADC coalition..
Datti Ahmed please withdraw from these leprosy infested fingers, they are very very contagious.
