Crunching the Numbers

Here are few things I paid attention to while executing the project.

I bought full 30 tons of stone dust N75k. I know most people will buy a lot more expensive in some areas in Lagos. I later got to know I was cheated at the end of the project. I got 70k per 30 tons truck.

In Ikorodu, I got the same quantity for N105k and even more expensive in Ajah.

More reason, I want to buy another dump truck now.

Mould rental per day is around N3 per mould. In 30 days, I would have paid over N90 per mould.

N90 x 3000 moulds = N270,000

New mould is sold N90 - N120 (6cm), N120 - N150 (8cm)

So I decided to buy 3000 moulds instead of renting. Just imagine the huge savings.

Plate compactor is sold N180k and the cost of hiring is 15k per day. I need it for about 20 days. That means I’d have paid 300k renting a 180k machine. So I decided to buy one.

Throughout the project, we were never in a rush to use the compactor.

my bold letters the price should be last year or early this year, also i gez the project. Is close to quarry area, in Ogun state or Ibadan, Oyo State.

Price of stonedust is 130k-160k

Building is presently facing challenges, Rent & Taxes to Building is not in correlation anymore.

60m or more get you 4units 3bedroom duplex with BQ in terrace form on a plot of land rent is 1.5m to 2m each per annum.

Recouping will take 10yrs. But selling each is range of 30m each. Developer these days maximise profits using substandard materials that call for repairs and maintenance in short time.

Our government is really fustrating every sector, CBN is the instrument used. Devaluation of currency at will, i think the best way to be save is selling value in dolllars is best option for business to grow...

At this rate, a lot of projects are going to be suspended. Materials have steadily been on the rise and its getting to levels where it doesn't make sense in relation to initial projections, especially for those building to sell at a pre-agreed price.

Surprisingly, project will not and is not suspended, over 7yrs i understand when building materials is on the raise that is when purchasing power increase, fear of the unknown, what goes up don't come down easily in Nigeria.

Like yesterday a client that have requested for price of iron rod over 6month call for 12tons at once, @255k per ton in Badagry area of Lagos.

Cement is also gradually come up but is not a huge blow like before Oga Dangote can just put 150naira onces now is 30-50 at intervals.

Granite is also faced with corona virus freight activity almost granded import of explosives scanty. Granite is 3500/ton now from 2500 before March..

Expect more to raise bag of nail will get to 10k/bag

Building Materials prices are high now. Only a faithful vendor will deliver accurate without compromising.

Am not surprised, international markets also destroyed. Interest per ltr is N5 or less. Many filling station will soon turn to beer palour.

CBN is simply a gun powder. Flooding dollar in the market is uncalled for, allow travelers access forex after check in at the airport.
Develop country we copy copy do not have blackmarket for forex.

A clear explanation, A Bungalow panthouse, A Duplex, Contemporary Design any significant difference?

When considering construction, location carries a very important role determine cost of materials, Labour etc.

I have read so many say "i dont believe i will spend more than budget, project has to hold for wrong budgeting, budget has to shift goal post back because the person doing the job knows very well" if you start with low budget you will be happy to execute project after getting in it he now bring unencouraging requirements.

Problem is that, some Contractor will give you a lower estimates to attract your business but when construction starts there will be many stories but it will be too late to stop your project. Due deligence is the advise.

To be fair the guy assumed you meant you did a 5 meter HIGH foundation and was only trying to clarify if you meant to say 5ft (instead of the 5m you wrote). Hence he stated that 5m is about 15ft oh...

Oga , Your not an engineer and knows nothing about building. Always responding sarcastically when people says there cost . Always believe the cost spent on building esp foundation as cost is variable and all land conditions are not same .Respectable member here gave me a quote of 12.7m to erect from foundation to decking without his professional fee .When I received it , i doubted it and decided to buy all materials by myself and labour as i was feeling his quotation was much but i must confess i hv spent very very closely to that amount to achieve foundation to decking . So mind ur language at times as meself no get joy now .

I do not think there is a place i have claim to be an engineer in this forum, i only recommend, if required, i do not think there is anywhere in this world where asking question lead to fight. I hv nothing against ur project, which one be gbas wey you dey throw. I bow oooo. you come write long essay like this. I am not an engineer, that i say patronise them to avoid questions that touch the brain, body & soul. U dey castigate me. Mbok no vexs
