I have read so many say "i dont believe i will spend more than budget, project has to hold for wrong budgeting, budget has to shift goal post back because the person doing the job knows very well" if you start with low budget you will be happy to execute project after getting in it he now bring unencouraging requirements.

Problem is that, some Contractor will give you a lower estimates to attract your business but when construction starts there will be many stories but it will be too late to stop your project. Due deligence is the advise.

To be fair the guy assumed you meant you did a 5 meter HIGH foundation and was only trying to clarify if you meant to say 5ft (instead of the 5m you wrote). Hence he stated that 5m is about 15ft oh...

Oga , Your not an engineer and knows nothing about building. Always responding sarcastically when people says there cost . Always believe the cost spent on building esp foundation as cost is variable and all land conditions are not same .Respectable member here gave me a quote of 12.7m to erect from foundation to decking without his professional fee .When I received it , i doubted it and decided to buy all materials by myself and labour as i was feeling his quotation was much but i must confess i hv spent very very closely to that amount to achieve foundation to decking . grin So mind ur language at times as meself no get joy now .
I do not think there is a place i have claim to be an engineer in this forum, i only recommend, if required, i do not think there is anywhere in this world where asking question lead to fight. I hv nothing against ur project, which one be gbas wey you dey throw. I bow oooo. you come write long essay like this. I am not an engineer, that i say patronise them to avoid questions that touch the brain, body & soul. U dey castigate me. Mbok no vexs

pls i need your input in the areas below.

1. for an average 5br bungalow, i got a builder who wants 1.3m as fees and labour to take it from start to roofing level. i will only supply materials, i am a newbie in building, so dont really have an idea, however, i feel its high, cos og going through some pages of this thread, i saw where 250k was paid as fees alone for foundation to lintel of 5br duplex

2. a pals painter gave him a quote of 2.6m for painting a 5br duplex, siad paint is 28k per drum [dulux substitute] and that it would be over 4.2m if he is to use dulux.. i know without dimensions, it may be difficult to tell, but i just want to have idea about avg cost of painting duplex.

3. any ingenious plumber in the house?.. for a duplex, owner wants to keep the tank on the ground, or even below ground, and use a booster pump to pressurerize the water supply, 24/7 power is available, so power isnt an issue, has someone tried this approach..any lessons learnt or this plan isnt feasible?.
You need an engineer, just look for one here & engage him or her, DIY is good but pay an engineer... If you do not pay for the service of an engineer now, in future you will call one to help you fix error or faults.

Lol. I know of a man, architect who supervised a building project recently. Three 2-bedrooms bungalow with around 5 million naira with fence and borehole. When I heard how it was done, I saluted him.

In such a terrain N4m or above, high foundation will be necessary, Concrete will be required lot of structural input, if he sell N15m or N20m he can get a land @ N7m build with N5m.

If I should leave the area, there will be a cost implication for new land. Whenever it rains heavily, there will be flood that stays for 1 or 2 days before leaving. I just want a bungalow that flood can't enter inside the house unlike the old house that once the flood comes it enters inside the house.

Can you imagine sleeping inside the flood for up to 2 days? It affects one's cognitive ability.

You have every reason to leave the place to another area, fighting flood will not help, you can sell the property and relocate. N2m will not complete a 2bedroom bungalow.

We have different categories here...
Some will require soil test, some don't need it, some are plumber as engineer, some are cheap(mayb naija situation), some real opportunist (internet), coren engineer are also available here, I must tell you.
