If the land is bought from an estate company, do you know if it is okay for someone to sign the land documents on my behalf, eg the Deed of Assignment, by adding "for" before signing, if I am not around in Nigeria? But the question is, “are they getting the most value for their money?”

Aren’t they falling for overpriced properties when they can actually buy cheap land or houses offered for sale in the same location, which increases their chance of maximizing their ROI?

Well, this article will dissect this question in a simplified manner and recommend how Nigerians abroad can:

Spot the optimum land available for sale and cash out big,

Identify overpriced land at a glance,

Safely buy these affordable houses or plots of land offered for sale at your chosen location and

Grow wealth effortlessly through acquiring the right portfolio of cheap land available for sale in Nigeria.

How to Know The Optimum Land Available for Sale
The secret of buying the optimum land available for sale is in your ability to spot overpriced land. This is very important because overpriced land eats into your potential ROI.

However, it is important to note that cheap land for sale is not the same as the cheapest land in town. That is why the goal is to buy the plot of land at the optimum price.

A Short Story to Drive Home the Point
In 2018, a developer in Nigeria had 2 different estates opposite each other. One of the estates is phase 1, and the other is phase 2. They tagged phase 1 for #20,000,000 and phase 2 for #6,000,000.

Phase 1 was higher than phase 2 because it existed before it. By implication, phase 1 was almost soldout, and its level of development is higher than the other. There was already a gatehouse, electricity, paved network roads and other amenities that made it livable. But phase 2 was upcoming. The level of development and scarcity of plots of land in phase 1 made all the difference in price.

Therefore, phase 2 is the optimum plot to buy if it has the same title as phase 1.

If a property has the same quality or features as another and it is cheaper than the other, that property is the optimum plot of land available for sale in that location.

What Are The Features To Compare To Spot Cheap Or Optimum Land for Sale In An Area
The reputation of the developer
The title of the property,
The location of the property,
The level of development in the estate and
The price of the property.

The estates are in the same location (directly opposite each other), so they are most likely to have the same title because the developer must have bought them from the same family. Both estates are most likely sharing the same excision.

Now that you know how to find cheap land for sale that meets your specifications, let me show you how you can safely buy it without being scammed in Nigeria, even if you live in the Diaspora.

The Nigeria real estate market is 2 faced: the formal and informal markets. While the formal is dominated by real estate firms, Omoniles are the key players in the informal market.

The informal market is very risky. Most Omoniles have nothing at stake when they defraud real estate investors. They are the ones notorious for selling 1 plot of land to several buyers. And they abscond when you institute legal action against them.

But real estate developers are worth so much. They have so much at stake, and you can easily drag them if they fumble.

Most developers have a formal and legal business structure worth billions of naira or Dollars. They have nowhere to run to because of the physical nature of their investments/estates.

Besides, it will be penny-wise, pound-foolish for a developer worth billions to run away because of tens of millions he got from you.

How To Buy Real Estate From Omonile
Conduct a land search at the office of the Surveyor-General of your state before you buy land from Omoniles. The land search will uncover whether or not the land is under Government acquisition and the real owner of the land.
Perfect your title as soon as you pay for the property. It is advisable to get this done through the service of a lawyer.
Avoid backdoor or backdated documents. They will do you more harm than good in the long run.

How To Buy Cheap Land Available For Sale From Developers
Get a trusted real estate consultant or realtor to recommend some plots of land owned by reputable developers.
Check the track record of the developer online. Examine the number of estates he owns, how long his company has been in existence and the level of development on some of his old estates.
If you still have doubts, conduct a land search on the estate to be sure. All you need to conduct the search are the coordinates of the estate. Send the coordinates to your surveyor or lawyer and he will do the needful.
Make sure you pay to the developer’s account when you are ready to buy. Do not pay to the realtor’s account.
The realtor will help with the follow-up and paper processing with the developer, and the developer will send your land documents directly to you – no matter where you are in the world.
The realtor’s services to you should be free because the developer will pay him a commission to appreciate him for your patronage. The commission paid to the realtor does not mean the developer charged you more. With or without the realtor, the property price remains the same.

How To Grow Wealth Effortlessly By Keeping The Right Portfolio Of Cheap Land For Sale In Nigeria
As earlier explained with the illustration of the 2 estates, instead of buying a plot of land from estate 1 for #20,000,000, you should buy 3 plots from estate 2 for #18,000,000 (#6,000,000 each).

Leave the 3 plots of land for a few years. When the value has significantly risen, you can sell 2 plots. Use the money for 1 plot to buy 2 or 3 other cheap plots of land in another location and use the money for the 2nd plot to develop the 3rd.

For instance, Queens Park Estate Phase 2 has a Certificate of Occupancy yet it is 6 times cheaper (#2,000,000) than Amen Estate Phase 3 (#12,000,000). So, you can consider buying 6 plots of Queens Park Estate 2 instead of just 1 plot of Amen Estate 3 (especially if you are just starting real estate investing).

Repeat this process over and again. And boom, you will discover that you are already generating generational wealth.

Let’s End It Here
One thing you want to avoid when diving into the real estate market is overpriced property because it reduces your chance of maximizing your ROI.

However, it is better to buy an overpriced property than let Omonile scam you. So, ensure that you follow strict rules and expert advice when patronizing Omoniles. Those guys are not smiling at all.

With reputable real estate developers, your property is safe even into the unforeseeable future. You can bank tens of plots of land with them and still have peace of mind. Remember that you need some time for the value of the land to rise so you can resell them and cash out big.

Finally, remember that the goal is to buy the optimum property, not the cheapest property in town. I can’t emphasize it enough that cheap land for sale is not the same as the cheapest land in town.

If you are lucky like I was, your baggages won't be searched as a student. Even if they do search your bags and decide to confiscate anything, just plead with them that you are a student, maybe they'll allow you travel with whatever that is legally allowable.

My enrollment deadline is 11 October. But I can't make it to germany till 13th October. However, I have been asked to do the enrollment online. One of the requirement for online enrollment is 'Health insurance certificate for a student health insurance or the exemption from compulsory insurance (for private health insurance)'. The travel insurance I gave the embassy is Axa maxard and I doubt that can be used for enrollment.

My Questions
Now, I have Fintiba Basic account which I have funded. And I am aware Fintiba offers health insurance. By upgrading to Fintiba plus(which has health insurance), would I be given the health insurance certificate needed for enrollment?

This upgrade of Fintiba to Plus and issuing of health insurance will take how many days?

Or how do I go about this?

Google TK health insurance and register (if you are below 30). You'll have to download the forms, fill & sign them and upload it. To hasten things up, you may have to call them. Good enough, they have a special English team for those who cant speak Deutsch. It should be done in 48hours if you tell them it's urgent and you need your evidence by mail. Goodluck!

I did my interview on 6th OF august 2018 and account was funded before interview date . I'm yet to see any AM mail and the last date of enrollment for the school is 4th of October. I guess all is well because with my calculation this is the 6th week. I noticed people that applied to the same region have been getting there AM within 3-4 weeks .

I understand your situation bro, I've been in your shoes. You even tried to wait till the sixth week. The moment I noticed most people going to my school and interviewed same day had gotten AM, I waited 1 more week then fired the alien office a mail. Sent the mail on monday afternoon, got their response on Tuesday morning (that the silence procedure for my application was completed yesterday so I should contact embassy for a decision on my application), mean while I had also sent an enquiry mail to the consulate too, then got AM about 4 hours later. I sent the mail in German.

Please don't waste time, put your scool name and alien office in google, you'll see it. Good luck Sir

Let him go with his "Statement of Result" or whatever certificate/document he used to get his admission and hope for the best, since there is nothing he can do for now. Lagos is not as strict as Abuja. You can also recommend to him to get an official letter from his school stating his certificate is not yet ready as someone (nwigwemark or so) here did. Read page 147

I meant the three handwritten, that is what they want. But I photocopied my handwritten own and it was accepted. They may decide any day to insist the three must be handwritten, just as they decided the original must be handwritten and not typed anymore. That's why I said 3 handwritten is the safest. Also, the no of words does not matter. It may or may not be addressed also, both were accepted from different people.

Please I forgot to ask,for those who were checked in by Mr. Paulinus, was it a different checklist that he used to arrange your docs or was it the same with the one on the embassy website (because ours was same)? So I think if it really was, then those still to go for interview should just arrange 3 sets of their documents in the same oder, 1 set of originals and 2 sets of photocopies. NB: The visa forms and declarations should be with the two sets of photocopies. Honestly, the place to arrange docs is not so comfortable to do such arrangements talk more of when tensed.

If you forget or are confused about anything on your interview day, try to work your way in first by keeping quiet and not asking the security guys or Paulinus sef. When you are in, you can explain your issue directly to the VO if need be, you will be surprised they can offer you a better solution. I started interview at about 11am finished at about 12pm on the 9th, which was surprising to me and yet there were still about 10 more people waiting. Was it that the crowd was unusually much that day, or is it how it has been on other days?

There are no hard and fast rules to the first school leaving and waec/ neco documents. If you are going for MSc and don't have 1st school leaving cert or even WAEC scratch card, don't worry yourself. The VO said it's mainly emphasised for someone going for BSc or does not have an undergraduate degree from Nigeria, because it is assumed your Secondary school admitted you because you finished primary school and your undergraduate uni should have confiirmed your waec result. However, whenever they have doubts or inconsistencies, that's when they also verify, hence the necessity to still attached the waec scratch card for MSc. Cyber cafe print out of the waec result checker is also accepted.

Neco is very much accepted too if that's what you have, then of course, you'll also go with neco scratch card not waec.
Also as said before, to be on the safest side, go with 3 handwritten motivation letters and staple 2 passports to the two visa application form (though the VO would do this if you didn't do it already), and hold one extra copy loose.

No point sharing transcript, we've had enough already. So I felt like sharing other useful tips from my yesterday's experience and the answers given to me first hand. Do yourself the good of revising all the questions from other people's transcript. Don't be afraid to say that you intend to get few years work experience after your MSc like I was before the VO himself ask me, "won't you like to get experience?" Of course my answer was yes, though I kept the no of years short, then he typed it in too.

Finally, think outside the box when giving facts about Germany, they are tired of hearing the same facts over and over again. The guy who interviewed me was impressed and gave me kudos for giving him some new important facts, even though some were obvious.

I think it can only be gotten from Germany cuz the criteria is that the person must be a resident in Germany and he/she must be working in Germany and earning a certain amount.

That was what I used to think too. My intending sponsor is now a Citizen (not just a resident) & the company she works for is headquartered in Germany where she had been working until her recent transfer to their branch in US. I believe she earns way above the amount needed (judging by the company's reputation, E.ON).

Well, I'll give myself no worries, I believe God will help me sort things out when the time comes. Thanks for your response

It doesn't matter. Infact she doesnt have to come to germany to get it, she can easily get the letter from German Embassy in the US.

And I've always thought it must be gotten from Germany only. Thanks for the reply, it's comforting. I'll let her know when the time comes so she doesn't stress herself travelling.

I really appreciate everyone's comment on this thread, I can even become a consultant now after reading through & following for few months.

Pls I have a question. I applied for 2018 winter session and discussed with the person I want to write sponsorship letter for me this Christmas period. She is German citizen but was posted by her company to a branch in US & will be relocating this January. She tried to get it done b4 travelling to US on the 6th but was told it can only be done 6 months to the time of my visa at the earliest otherwise it becomes invalid.

Will her status be a problem when she decides to do it sometime later this year, since she promised to get it done once she has a business trip or something else that brings her to Germany b4 my visa interview?
NB: She is still a German citizen, but will now be working in the US.

Yes, its a sub of IPT powertech, the invite mail sent to you can confirm that too... In Nigeria, they're into Telcom power (power for masts of different network providers & the associated electric stuffs)... If you rank "big company" by pay, then rank it urself because I heard that their trainees earn about 80k monthly, but you'll get trans allowance if u work on the field (most of their staff are field workers)... Also, expect basic GMath-like and electrical questions during the aptitude test (as per timing & stages, I don't know).

I hope the above info helps, I may not know further. Also note that this info may not be 100% infallible

The interview went well. We were over 50 but for different roles (sales, manufacturing, supply chain, workshop, field service, finance etc). I was for field service so I can't say much for other roles. Also, I wont give exact questions (word for word) asked, but just a guide.

After some talks by their staff, we (field service) went to take a test, 20 mechanical questions for 15 mins (Obj & about 6 theory questions) and 20 Electrical questions for 15 mins (all obj). The mechanical part was tough (maybe because we were taken by surprise), more about fuel & cooling system of a diesel engine. The Electrical part was very simple, mainly on current, volt, power, resistor etc, just elementary physics.

From the info I gathered, other roles had a case study presentation on how to penetrate Africa with a particular product. They prepared & presented within 30 mins as a group with one person being the spokesman, others could contribute while the spokesman presented.

We then went on to the interview stage. 3 interviewers per panel/ job role. First question was as usual, why applying to Cummins. The other 4 questions were the same thing asked in different words but summarised thus "when has a skill/ strenght you possess helped you accomplish a task". So its best to have different examples of such a time.

Finally, we were well fed breakfast and lunch, serve yourself. Those from outside of Lagos were also given some money for transport depending on your place of residence. We were not told the exact date to receive feedback, but I learnt from one of the their trainees that in their time it was after 2-3 days. In summary, I belittled Cummins. From what I saw, they are quite a good company & a place to be. Their organisation for the interview was superb. I hope to be successful. This is my story thus far.

I applied for 4 positions. I received a call around 4pm on 3rd June (a Saturday, and from a strange Lagos number which I almost refused to pick) for the position of Field Service Technician Trainee role. I was asked to run through my education background and work experience as contained in my CV, after which I was told I will be scheduled for an interview on the 13th of June. By 6th, I got the mail. This is my story so far, I feel its wickedness if I don't share this after all the help i have been silently getting from others on this forum. I am still seeking info on how to prepare for the interview tomorrow

It is going to be difficult to register or log-on with a mobile device. SAP uses pop-ups, so make sure it is not blocked on ur device or pc browser

Each batch has a different topic (just one) no options. I think they have plenty of topics already written on different sheets hung on the board, so they just flip to the next page for each batch and ask you all to write on the topic. 12.30pm batch today was not 200 words but 1 long note page. No need to panic, but you need to be fast because the 20 minutes just flew by like 5 minutes
