iphenon: Hello, I need advice from Real Estate agents in the house.
For the past few months I've been able to save up to 1.6million naira from my freelance business and I'm still working. When I told my Parents about the money and how I was thinking of the best way to invest it, they advised me to buy a land. We got a land (100x100ft) at a very good location and already on the verge of paying for it (1.4m)
Now here's my worry. The thought of building a house at this point frightens me. I want to make plans for four units of 3bedroom flat, but I have no idea of how much it would cost me (location: Benin).
My plan is to save like 2m then start building, and take things little by little. Is this a wise decision? Like most people advised, get the Land first and secure it appropriately. Be 101% sure of the title documentation and genuity before you commit your money. its a good thing you're thinking of a property and not a car like most of your peers would be. I dnt know about building at 24, especially if you don't have enough money to hire a professional to do this. You might want to give yourself some time to learn more about building and evolution of building design, no pressure. cos a few more years and a few more zeroes down the line you might come to discover that your taste has changed drastically. The issue here is the fact that labor is too cheap in Nigeria. I am guilty of that too because sometimes when I pay asking price to artisans I just have to add more to it just so that I can sleep at night.
Over here, when you are paying cement folks at $35 per hour then you only want to pay them for 2 hours instead of 8 hours 
4 guys at $35/hour for two hours = $280.00, versus 8 guys at $35/hour for 8 hours = $2,240.00 Here is egunmogaji in September. EgunMogaji: Bros, please, Nigeria is very expensive. For quality level of material and labor.

Daboomb: The good in all these is that those who think they would find the Book useful, are asking for a PDF copy. I bought four units of the Hard Copy and made 'gifts' three of it, to friends.

I thought the later models would profer a solution to that situation. Unfortunately, it only got worse.

EgunMogaji: You've posted what may be useful for others, but certainly not for me. My bungalow doesn't have to be 5,000 square feet but it is because it's what I want. The very top range of monitored SunnyBoy is what I "want", could be far different from "what" I need.
I know exactly what I want and have done my due diligence. Nairaland is my board for Nigeria centric stuff and that's where it stops. My research on solar power will never be off of Nairaland.
