So my brother please kindly change your mindset and blame the system in lagos because in other south west states and most states in the north and south-south, landlords don't charge agreement and caution fee. They are paid only the actual rent nothing more.



My brother you need to understand that your agent is actually doing you a favour because without them you can't even find out the house in the first place. They also protect your interest incase there is any landlord/tenant conflict and also help your retrieve your "caution fee" when some landlords don't want to refund. We have many clients and we have maintained a cordial relationship with them due to the quality service we give them.

I advice you take a house you can afford so it will be convenient to renew your rent after one year. We have three different selfcontain rooms available now at a very cheap rate
.
One at ogba in ikeja with normal cement floor: 100k(cover with a nice rug or carpet).

Another one at ojota area for 150k

Last one is brand new house at sango. At just 100k. Nothing to fix, just pay and pack in. Painted in and out. Fenced with gate and water.

These three locations ogba, ojota and sango are still closer to VI than ikorodu. The sango house is just N200 transport fare to ikeja and you can link VI from there. The sango house also has the cheapest total package(TP).

We are on a project now on a village in north central nigeria. Ten units of selfcontained rooms and already we have spent over 3m and still have to erect fence, fix gate and install borehole water facility.

For a 16rooms hostel I advice you budget over N5.5m(minus cost of land and quotation is based on using normal doors, windows, fittings etc, nothing luxurious at all).


We can also help you handle the project. Every big thing starts small. Every building begins from the foundation so its better you start now and stop procrastinating. Below is a detailed analysis that could help you with your projections.

Quotation for 16units of selfcontained hostel(conservative rates)

6000 blocks at 120 = N720,000

Sand for setting 5 trucks = N75,000

Granite 50 tonnes =N220,000

Rods 12mm 1tonne = N120,000

Stirrups 40 length at 500=N20,000

Laterite 40 trucks, @ 7000=N280,000

If anyone is accusing you of pasting the french flag on your profile, please ignore them because they are all bunch of hypocrites. How many of them are even in tune with the insurgency in the stated african countries and now they are claiming to be patriotic. Why compare france to countries where violence has become the norm. Terrorism is a strange thing in france before the "charlie hebdo" attacks and this is a G8 country. Even here in Nigeria, most people still see boko haram as a north eastern problem. When some prisoners were to be transferred to FG's prison facility in the east, it sparked a tribal protest where buhari was accused of intentionally bringing boko haram to the east(can you imagine).


Facebook has the sole right to integrate any trending news on its platform so don't accuse them. We africans are too divided along ethnic and religious lines, so I don't blame americans and europeans for not supporting us. Canada, France, Germany, Italy, Japan, Russia, the United Kingdom and the United States are all members of the G8 so whatever affects these countries reflects on the whole world.
