musiwa95: I beg to disagree with you, I am an Engineer, that is not a normal building collapsing, that is a terror attack. If a building has structure problem, it will gradually crack or even if that collapse was same day, it will give few minute to go down. That was man made collapse building.

1. pictures onlines does not show any earth crust shift..in its foundation . Which could make it collapse.

2. The building had enough reinforcement from one side.. It had 10 reinforcement, beam looks Ok

3. The distance of the floor space to each others.. looks Ok from picture.. I would say about 7.5-8 feet. Which is Ok

4. There was no earthquake

5. The helicopter vibration was not enough to bring it down

6. History of the area may have been Swamping but, because there are no visible earth crust shift. I pass it.


My conclusion.. they either planted bomb at the base or earth shift or the helicopter had something, it is carrying to blow it up.



I believe there most be standard the way, they build in nigeria.

U just said paypal gives error message and transaction declined while UBA gives transaction completed, receipt printed yet money hangs. Thereby cheating/short changing their customer (basically the hanging money is with UBA which they declear as profit at d end financial year.) cooperate stealing, abi authority stealing according to fela

Agreed one need to read T and C but in cases where u hv friends who hv used the card to received money b4, telling u is possible u believe and then get into trouble with hanging money and UBA does nothing. My money is "hanging" in UBA vault and I need d pay.

I have had uba africard for a while now Sometime ago I provided the card for a refund transaction to UNISA for value of R3500. The school informed me that the transaction/refund was done on 25th March and provided a scan copy of merchant receipt as proof with transaction number, date etc. Up till now I am yet to receive the deposit.

I have contacted uba via their cfc email address without any solution. They keep telling me Africard is not profiled to receive payment and that the payment should be reversed.

I have question this on the basis that why will a transaction be successfully completed and receipt printed if d account is non existent or invalid more so the sender claimed they have done bank reconciliation and that d money hv left their account.

I am at a lost on what to do at d moment. How do I get UBA to do something to this issue. Is over three months now. This is a very bad customer experience

wooks: I am in the USA, the first son of my father and born abroad. My father died intestate last year. He owned land and properties in Nigeria but he left the papers in Nigeria. For the purpose of this post I presume they have fallen into the hands of his brothers in Nigeria.

My dad's younger brother sold some of the my dads land without informing me and has used the money to set up a business. I would like to recover my fathers land but am not financially capable of travelling to Nigeria so I have given a cousin who is a law student power of attorney to attend to matters on my behalf.

I do not have a single document relating to the land. My claim to the property relies on my ability to prove that I am the first son and that there was no will. My thought is to try and evicting the buyer from the land on grounds that he did not buy from the lawful owner and let him sort out his issues with the person he gave money to.

I would appreciate some advice as I don't know what I am getting into.
Maybe ya uncle knew u won't need the land. If u r born there probably ya mom and siblings r there too. Not serious root in niaja.
Some pple in Lagos Niaja don't bother particularly is the property is in d villa talk less of pple abroad.
Anyway ur uncle suppose no sell the land sha o without ya permission. As e dey now u can challenge d buyer for trespass and assert ownership by inheritance thru proxy and proceed to court if necessary

Irokoroots: Alot of valid points have been raised here.

I will take it a bit further and spell it all out for you. Basically from the information you provided, you are looking at three options for your proposed building: deep foundations (i.e steel/concrete piles extending to the bearing depth), drilled shafts (same concept as deep foundations with shorter piles), or a rafts/mat foundation.

Now, your building can be supported on mat/raft foundation; however, you will have to put into consideration the cost of excavating, to the bearing depth, the entire surface area (plus some) of your building. Judging by the height of your building, this may cost alot of time and money. You will also have to consider the added cost to buy all the concrete needed for the mat foundation and factor in the amount of disturbance this option will cause to your surroundings during construction (excavation).

Drilled shafts on the other hand may cost as much as mat foundation depending on the availability of material and/or equipment. Using this option, you will eliminate the added time necessary for excavation as well as limit the disturbance to your surrounding during construction. However, you will have to confirm with a registered geotechnical/foundation engineer that the soils at your proposed site can indeed support your building on drilled shafts.

Finally, your soils have to be really bad to require that a 5 story be supported on deep piles. Now, I have no idea what your site looks like so this scenario is not entirely impossible. Depending on how deep your piles have to be, this option can definitely be more expensive than using mat/raft foundation.

I advice you to put all the points stated into consideration when making your final decision. The foundation recommendation for your building should be provided by a registered geotechnical/foundation engineer. The geotechnical/foundation engineer should carry out the necessary soil test/analysis needed to make his recommendations. Although using a registered geotechnical/foundation engineer may costs a bit more, having one provides you the option of who to hold if your building should ever fail as a result of a foundation issue *God forbid*. ifeanyi83: The point OP is that you most definitely don't want to do a soil test. You don't even want to engage professionals for your project that's why you're here to get free advice. Brother, nothing good comes free. From my experience as a young architect, a client who wants to put up a structure as yours will cry blue-murder when given a bill of N200k to produce 'stampedand sealed approval and construction drawings', so tell me, will you be willing to pay N150k for a soil test? Second, you don't want to engage a professional structural engineer, that is why you have consulted a so-called building contractor who has no requisite knowledge about proper construction techniques and he's probably giving you a wrong advice because he wants to make more money from you. Do the right thing brother, the likes of you are making charlatans in the building industry thrive. Engage professionals and stop looking for free advice.
U can't be too sure in your assertion, d drawing has been done and paid for. By asking questions atimes u r guided on the best solution to an issue. Bear in mind also that professionals sometimes disagree on d best approach to resolve issues. Nothing is straight jacket as such. So it not a case of not wanting to expend money on pros but being a bit informed and getting value for money by making d right decisions

Aventures: ensure u re there when d test is to be done and equally insist that the report is certified by a registered geotech professional or coren registered structural engr. also ensure that the d certifier licence is up to date. this same process is what d telecom industry engage during desgn stage

In reality, the Agent only owns 50% of his own fee. Landlords especially in Surulere would tell you they also marketed the apartment, making them Agents too.

Let me analyse better. Let's assume 400k is paid for an apartment, the expected fees should be 40k agency, 40k legal.

The Agents only have business with the Agency fees, which after being divided by the typical Lagos Landlord, the Agents are only left with 20k to share among themselves. Isn't that rather too poor for a home searching process? After working for days and hours under the sun for a Client's property challenge. I mean, think about it Sir.
What does law of agency say about percentage of an agent. I understand is 5% but even u as a professional will charge upto 20% or advice the landlord to increase rent to high heavens so ur cut will increase. Both d professionals and the quacks r all behaving unprofessional

Please I need assistance from engineers in the house. A friend want to build a story building -5 bedroom duplex front and 3 bedroom flats at d back. The dilemma now is he contacted two engineers for quotes, one said he will use PILE Foundation while other said he will do RAFT Foundation.

The dilemma now is, who should he contract given that he want d best required foundation as this is key to a solid building. He also has no fund to waste repeating/correcting mistakes.

Pls he need ur candid advice and suggestions on this issue.
