People still building 3 bedroom apartment, alot of persons for that matter... But the rise in the construction of 2 bedroom apartment is due to its demand and cost of construction , as you spend less building a 2 bedroom apartment and basically get almost amount for rent....

But location plays very important role as you won't building a 3 bedroom apartment in an area where most person would rather go for a 2 bedroom apartment .

A marriage counselor I design a building for at Ibadan told me that she advice young couples to rent 2 bedroom apartment, so the husband and wife occupies one room , while the second room be left for their kids ...Thereby reducing the chance of a visitor staying too long ...

There are 1001 reasons while people choose 2 bedrooms over 3 bedroom ... But at the end of the day it depends on your choice and spending power..

Well, there is a big demand for 2 bedroom flats across the nation as its cheaper to rent. So many people with smaller families like younger couples will like to rent only 2 bedroom flats as the extra room may just lie waste, not opened in months.

To build a 2 bedroom block of flats is also cheaper, from an investors standpoint.

In your experience though, assuming cost of construction was not an issue, which (2 or 3 beds) would you advise for investment in the South East...Owerri for instance.

It's not impossible to do. An architect should do a pro planning with the desired plot and house type.

From a commercial investment point of view, what is the current advisory - block of 2 bedroom flats or block of 3 bedroom flats?

There seems to be a recent surge in construction of 2 bedroom flats (even in scenarios where land size WOULD comfortably accommodate 3 bedroom flats.) I always thought (from a market supply perspective) that 3 bed apartments would suit both people who needed just 2 rooms and those who required 3 rooms; while a 2 room flat automatically excludes those who require 3 rooms.

Am I missing something here? Why the surge in construction of blocks of 2 bedroom flats as against 3 bedroom flats?

Advice much anticipated.

As home rental business continue to bring in good to average returns in the short to long term, investors have continued to bridge the gap between the increased demand for decent housing and provision of affordable homes to families living in Enugu.

To this end, I am starting another construction project for building of 8 Flats of 3 Bedroom and 4 Flats of 2 bedrooms for one of our members here. Details of the project are as follows;

Project: Construction of 12 flats of 3 and 2 bedrooms each.

Contractor: Tigerkenn Homes Ltd
Project duration: 200 days

Would the 8 flats of 3 bedroom fit in a 100x50 plot and still have room for parking, water stand and gate house perhaps?

Further to our telephone and email conversations, I have just come across the thread below:

As you can imagine, its not too encouraging. In the interest of natural justice, you have a right of response.

Meanwhile, I take God beg all of Nairaland to recommend clearing agent wey no get issue for me abeg. I just need honest quotes (not false quotes to rope one in and then price go change), no stolen car part stories, no rubbish tricks. Just honestly tell me your actual price upfront and let's get it over with.
