Spyder880,

How far? It's been awfully quiet for a while on this thread. What's the latest developmental situation with this Akpuoga Nike investment?
TravelRe: General UK Visa Enquiries - Part 5 by D1O(m):
Successful standard (non-priority) visa application timeline, if it helps anyone.

Visa type: 10 years visit visa
Biometrics @ Abuja VFS: 29/04.
Awaiting consideration email: 30/04.
VFS 'decision received' email: 09/05 (making a total processing time of 6 working days as 05/05 was a UK bank holiday)
VFS courier passport return email: 09/05
Passport delivered by courier: 14/05

Purpose of trip is to visit children and grandchildren. Applicant is self funding the trip and simply included 2 months bank statements, 2 months payslips, leave approval letter from employer and invitation letter (with inviter's UK passport biopage). Applicant once only visited UK mid 2019 (on 6 months visa) and also visited Canada last year.

Knowlegeseeking:
Same issue with my mum's application which just came in today. second refusal. The first was in November 2023 inviting her and my twin for my graduation. My twin was her sponsor and she was only refused because my twin was refused. My twin applied again last October and got his visa. Came last December 2024, spent 3 weeks and went back to Nigeria. Re-applied for my mum earlier this month and just got another rejection for her with 2 flimsy excuses.

1. You state that you are Unemployed have no other source of income. In consideration of your family ties I note the statements made by you in your visa application whereby you mention there are no remaining dependants in your home country. This, in conjunction with the concerns relating to your economic ties stated above, gives me reason to further doubt that you will depart the UK at the end of the period stated by you.

First, in her application, we never stated unemployed. In the section of the application form that SPECIFICALLY asks "What is your employment status?" What answer did you select? My mum is a retired civil servant of Lagos which we stated attaching all her employment letters, promotion letters to level 17 and retirement letter. We also attached her landed properties including the one she resides in, bank statement showing pension income and rental income from her properties and additional income she receives from us her children, all explained in the cover letter. Nowhere in her application did we state she has no remaining dependants in her home country. In the section of the application form that SPECIFICALLY asks "Does anyone rely on you for financial support? Include both those travelling with you and those who are not." What answer did you select? If you answered yes, the form would ask you to list those people and what the relationship is. Whom did you list? Infact, on her cover letter, we stated that she has three other children including my twin who is resident in Nigeria, attaching their passport as well.

2. Second reason was "You have indicated that your sponsor will pay £1,500 towards the cost of your trip. In support of this you have provided a bank statement from Lloyds Bank (account number ending in 2463) However, the funds are regularly depleted indicating that your sponsor utilises nearly all their income each month. For example, as recently as 27th March 2025 the balance of their account was £0.50. I am therefore not satisfied that your sponsor can and will provide you with support for the intended duration of your stay. Your application is therefore refused under paragraph V4.3 (c) of the Immigration Rules"

This is another nonsense because the six months bank statement i submitted alongside with six months payslips shows steady savings into my moneybox simple saver and cash ISA accounts with balance of over 10k pounds (i attached these account statements as well). The EO just picked that date out of the 6 months which is ridiculous as that same statement shows a balance of almost 3k balance as at 31 March.

I have drafted a response to send to complaints@homeoffice.gov.uk highlighting these discrepancies.

Should i go this route or through PAP? it's okay to refuse an application but not on flimsy excuses that were evidently provided for.

Yes, I inputted £3k in d section on how much I am planning to spend personally and same £3k on how much my sponsor will give me.
Is that where the problem lies?
I thought as much and it would appear that's where your problem lies. You could tell from the refusal letter that the ECO knew you had made a mistake - but their hands were tied.

By entering that same amount twice, you have implied it's a £6k total budget, 50% of which would be paid by the applicant; an applicant whose documented finances don't support an ability to PERSONALLY spend that much on a holiday.

The £3k belonged only in the sponsor's section

Around 2021 I got a refusal letter from Canada, school application tho which I stated when applying for uk visit visa
Timeline
Biometric at Tls VI —— Sep 29,2023
Application transferred to DMc same day (Sep 29)
Email stating App already at DMC — oct 2, 2023
Collection Email — Oct 6, 2023
Collected my passport today with visa — Oct 9, 2023

Processing took just 5 working days, normal application o, i didn’t pay for priority.. my sister did the application btw. I am still a student here currently in 500L
How come a refusal notice barely five days after you posted this visa alert? Have I missed something here?
TravelRe: General UK Visa Enquiries - Part 5 by D1O(m): 10:22am On Oct 14, 2023
Khenney002:
Please how do I tackle this, I am a still a student and I stated my sister will be the sponsor.
On face value, it seems you have also entered £3k in the section on how much you are planning to spend personally on the trip (perhaps also repeated this same amount in the section on how much your sponsor is giving you). Is that correct?

By the way, I might be wrong, but did you not post a visa alert here just a couple of days ago?

We are doing well, how is your own side? Another year has passed but our land is still where we bought it, free of all encumberances. I have gone ahead to settle the traditional rights settlement, elders fees, youths development levies and traditional rulers fees on some plots and got receipts for all my payments. I assume you have paid fully for your plot of land here, have you collected your land documents from me?

if you are ready to start developing your own plot, please contact me so I can show you the exact spot and you can start building on your land immediately. Thanks.
Udo di. We are doing well too, thanks for asking.

Yes, payment was made in full and documents collected.

Estate development no easy. Did you eventually manage to gain any traction with the perimeter fencing and road clearing as proposed inside the estate?

Any more plots still available? Ego ole?

2. True, but regardless of demand, every commercial item has an RRP. What is current RRP for these plots? How much are you selling/marketing/advertising them for at the moment?

1. What is the current/latest story?
2. What is the current value of a plot in this "estate"?

Durability. The use in rental buildings is more frequent, as the house pass from tenant to tenant, there is an increased risk of damage because of carelessness. Concrete balustrades withstands the pressure of constant use more than metal or stainless rails which are more suited for private residential buildings.
Thank you.
Due to the durability, are they significantly more expensive than metal rails?

More balcony rails has been done in this house, both front and back. We're working on the step rails now.
What are the major advantages and/or disadvantages of using concrete balustrades as against metal rails in rental buildings?

That's rather odd.

Below are my parents' timeline if that helps you in anyway. Even though yours was Lagos and theirs Abuja, I only post this since you've been told a decision has been made on your application since 30th May.

Biometrics done in Abuja: 16/05
TLS email saying application sent to DMC: 16/05. Online tracking also updated as such
"Application Received by DMC" ticked on portal: 17/05
Application despatched email: 8:02am Friday 07/06
Application received by TLS email: Friday 07/06
Application ready for collection email: Friday 07/06
Package handed to DHL by TLS as the folks stay in SE Nigeria: Friday 07/06.
Passports delivered by DHL: Today, Monday 10/06.

It might be worth popping round to TLS in person to ask for your passport or perhaps giving someone an LOA to go collect on your behalf? Just a sneaky feeling it's probably lying around somewhere at TLS.

I hope this helps.

All the best!

PropertiesRe: Buy Lands At A New Layout In Akpuoga Nike, Enugu. by D1O(m): 3:54am On Feb 02, 2019
spyder880:
Hello my good people, hello to you all who bought lands from my estate here at Akpuoga Nike, Enugu East LGA of Enugu state. This is an update on our push to develop this land as planned.

As the dry season starts, I plan to commence some forms of development activities on this land, but like my people will always say "enwere ihe ana ewepucha na any, tupu ataba anu"

And so we have to first obey the tradition of our people by doing the traditional rites settlement for this land, this an integral part of land acquisition process in Igboland. In this process, the buyers of a land and the sellers come together and eat a feast prepared jointly by the two parties. This will involve the provision of food items, lots of drinks, kola nuts and live animals to use in cooking a huge meal. Both parties usually call in friends, relatives and inlaws to witness the event and even partake in the feast. It's an opportunity for each person to know each other, and prepare a ground for mutually beneficial alliances.

The traditional value of "nri ani" cannot be overemphasized, and so I arranged with the family that sold me this land for a proper nri ani feast to authenticate the sale of this land to my company. Some of the Items Which I am supposed to provide will be concerted to cash. This whole ceremony will cost over N2m.

Enjoy the pictures of the event. ........
The rains are forecast to return circa mid-March. That is just 4-6 weeks away. But I'm sure you know that already. So this polite reminder is only because you have long and repeatedly vested a lot on this very dry season (with respect to providing the long overdue works in this estate that will enable your investors commence proposed developments). I am sure you will agree that while drinks, meals, felicitations and nri ani with the folks who sold you the land might all be well and good, they have no bearing on an investor's bottom line a this stage.

As our people say, time is money.

I salute you!
