This is Nigeria, serve everyone quit notice. (Go to court, I can't say all that is possible in public forum)

Serve them two weeks quick notice on fact that you want to renovate the house.

Can bring a tractor there if you can afford everyone will vacate, the. Hand the house over to a lawyer to ensure every new tenant pays on Time.

If it is compulsory you do it with a stranger, do pay on delivery. if it must be online, use escrow(a financial middleman).
