And more so, what's the experience from getting the planks through those timber cutters operator, rather than getting it at sawmill? Here is the picture of the building with a dimensions of 77ft by 24ft.

Morning dbshaywhy, Be fair to the carpenter, he'll pay to transport the wood to site and pay to pack it. You're not buying wood and yet he wld pay his workmanship.
That price is fair.... Whether it is 50k or 65k...
Maybe you should start by calculating how much wood he wld use.

bobkezel: Depending on location, but what they normally charge is 500 per opening. So count how many openings you have and multiply by 500. By opening I mean doors and windows. Then they charge 1k for varendah and dining lintels. Let this be ur guide. Thanks bro, it's actually a round beam and d total area to b covered is 299ft and 7 pillars... Though we priced it n d carpenter is requiring 65k last ń iron bender 20k(to bend 37 lengths of 12mm)... Hope its all still fair. |

So he eventually charged 100k(will bring planks himself)... That a 3 bedroom flat is been charged 50k...please house is ds nt on d high side? |

At some responses, some are asking for building plan/sketch or design but the fact is I only bought that property like that tru my uncle. It's an half plot of land, 30 by 100 with 3 bedroom and 2 unit of room and parlour self contained foundation with each rooms with its toilets and bathrooms, no dining room. The former owner almost used up all d land. The left over at the left and sides wil not b more than 3-4ft and 4-5ft respectively and the back side 3-4ft too. A good hearted one could further assist me please.
I think I finally comes with a sketch. Mind you, the dotted point will be for pillars and I wish the sitting room could step down, will this still be achieve by doing the oversite concrete?

Charisdesigns: It is better to get things done properly now that you are still in this stage....
Doing your German floor now will save you from lot of headache later
From experience here are some advantages we have noticed German flooring have over normal flooring
1) German floor is also part of the foundation, it should be seen as a structural elements that makes your house to stand. Loads transmitted from the building is recieved by the German floor before transferring to the foundation
2)German floor stops the upward movements of water from the soil into your building. I am sure you wouldn't want your walls to be damp or see algae grow on it.
Lastly, oversite concrete can Serve as a breaking point when there is a non major crack to the wall, it prevents this crackline from getting to the foundation.
About the cost estimate, you will have to provide the plan as that will serve as basis for the estimation
