We got 300 bags of cement as we were able to store in the building beside the plot.

Then came iron rods and wood.

At the start of the project back in February 2021.

1 ton of TMT iron rods sold for 330k. Now selling for around 390K. Cement was N2850 per bag. Sold for N3400 last Saturday and was reported to be N3800 in some parts last Tuesday embarassed

This is why we quote projects per level to avoid unbearable variations in cost due to inflation.

And the best time to start any project is now.

We successfully filled the road and part of the perimeter of the plot to prevent back flow of water from adjoining plot.

Total filling used 29 trips of 20 tons of filling sand approximate cost of 900k including cost of labourers to fill.
Site clearing was 50K because of the dept of some part of the land.

We also commenced filling the frontal part of the plot which formed part of the road. This is to allow for easy access to the plot during construction.

Thanks for the advise. My rent is 1.3 million per annum. The property is worth 26m with11m equity. Rest to be paid in 28 years with mortgage finance from mortgage bank. I considered using the 11m to buy a land and start gradually.
You can knock down the principal overtime this will help you pay down the mortgage in good time. People who commit to this always knock off their mortgage in 5-7 years depending on the amount the commit overtime.

For every N1 you put into knocking down the principal you save N3. So ensure that the mortgage offering gives you that option.

The advantage of building at your pace is the ability to build to pace and taste. The most important thing of all is to ensure you get a good deal and don't sell yourself cheap. Ensure that the property is in a location with prospects so that if you change your mind tomorrow you can easily dispose of it.
