boma4success: Hello my great Engineers in the house, please I will like to be enlightened on the construction of a water tank stand over a septic tank. My engineer advised I build my tank stand on the septic / soak away tank we are about to construct. He said we will only need 4pcs of 16mm to reinforce the water tank stand pillar from inside the ground to the top(where d water tank will be placed). And 12mm rods will be used for other things like underground pillars, first chaining, second chaining and the slab. Please is this best way to go about it? God bless you as you drop your comments / advices. This is risky. Don't try it. Reason: The load over time is going to stress your septic tank and soak away if not properly done. Especially if the soil is not hard enough to support such load on it. |

eddybongo101: Hello, please what is the estimated number of blocks required to build a four(4) Bedroom bungalow all en-suit, with two parlours, ante room, kitchen, store,dinning, laundry room. Best regards as i wait your response. Kindly engage a QS (Quantity surveyor) for this. We should try as much to give professionals their right do carry on their activities and responsibilities. That been said, the design is what informs the quantities of materials needed. One can only give you an average figure of which in most cases may either be slightly lower or higher. |

keepingmum: without re- igniting tensions - i just want to say this thread has been extremely helpful to a novice like myself. a 3bed house in Abj is almost complete and my family (whom i am building it for ) would be moving in, in a few weeks
So far, i have spent just under 7million naira ---- around 6.8million to make it "habitable".
whats been completed so far includes 3bed (all ensuite) - toilets/showers, french windows, Turkish security doors etc
Floor tiling everywhere (inside and outside - used nigerian ceramic tiles)
POP everywhere - the living room actually has those POP designs with "hidden lights", all doors fitted,
Electrical/Plumbing done but waiting for NEPA to come do their bits, Fence has been erected but not plastered
Whats outstanding
Nepa - connection
Carpenter ish - builds of the Kitchen cabinet/bedroom wardrobes
Borehole (i was given a very high bill, 1 millionaire for borehole at the inception of the work and i just decided to channel the monies to other aspects and perhaps deal with the borehole last
Exterior flooring (interlocking)
Gate/plaster fencing
Painting.
I embarked on this project January of this year because i was tired of paying abuja rent for my mum and didnt want to renew her tenancy when it expires towards the later part of this year. I got someone a QS to supervise the project for me as i am somewhere in afghanistan + being a novice. We have had our ups and downs throughout the project but so far, we have carried on and i can vouch for the work he has done.
I tried to use some services from some of the "tradesmen" on this thread and was unfortunately disappointed - I however found the numerous advises from some others here very valuable - especially as it was like a 2nd and sometimes 3rd opinion which equally helped me save costs: but more importantly, helped me know that the advise i was given by my QS was a good advice.
I will post pics just before they move in but just want to encourage anyone whom like myself, would want to commence on a project and isnt sure they will be able to nor is discouraged, start with what you have and set your self a realistic timeline based on your personal circumstances, get a good QS and see what God can do......i ensured my family visited the site every 3 - 4wks and made video calls whilst there to assess the progress of the work as well.
Finally, do not bow to family pressure to hand your project to a family member especially, if like me you are building by proxy because sorry be your name...... notorise your work with your Site supervisor or QS - i always ensured all my communications regarding instructions and monies were typed via emails/chats and kept phone calls to the QS to a minimum because- NEVER say NEVER
Also, dont cut corners - i remember when i tried cutting corners for the plaster work because i was told here that i could get my plastering done for cheap, yeah that cost me as i had to pay to have the work done again

rotecch77: Good of you my brother, I believed that All the 7 professionals in build industry knows there roles.
Architects Builders(contractor) Structural Engr’s QS’s Electrical engr And the rest.
So don’t let’s argue about each professionals roles or get it twisted.
As a structural engr you know your roles in building is to design the structural details of building and hand over such documents to the architect which the architect will hand it over to the builder to construct such structure according to the details giving.
with(construction of special building like stadia, airport dam bridges and main road)
As a builder you know your work ,construction of building and maintenance with [building economy( only diff btw civil engr and builders)].mean while all the builder must know about; QS work, architectural drawing, structural design and detailings, Mech and electrical work because it’s in there Sch curriculum, if any builder fail to know this he or she can’t handle building construction, that is why, Not all contractor are builder. But all builder are contractor
QS; estimator.
Etc.
But generally All the 7 professionals can handle building construction. Good one. As you simply stated it. |

emergingstars: WHAT YOU SHOULD DO BEFORE BUYING A LANDED PROPERTY
Some people believe merely paying for a property is all that is required to buy landed property. There are certain things every prospective buyer should know and do before paying for landed property. It is advisable that you seek advice from your Solicitor before completing a land transaction. It may cost more but I can assure you that over time, you will be glad you did.
1. Conduct investigation of the title –
This entails obtaining land information with the survey plan of the property at the office of the Surveyor-General to determine whether the land is free from acquisition. The investigation also entails conducting a search at the Lands Registry (in cases where property is registered), this search helps detect if there is any encumbrance (litigation, loan or other issues) pertaining the land. The title can also be investigated by a review of title documents by your Solicitor to detect the defects in the root of titles. Physical inspection and enquiry from adjourning properties can also provide information that will assist in investigating title. A search at the Court’s Registry to discover litigation on land may be done where necessary.
2. Preparation and execution of Conveyance documents –
After investigation of the title and confirmation of the status of title, the conveyance documents should be drafted by a Solicitors for execution of all parties. Please note that conveyance documents for sale of family property must be signed by the family head and all principal members of the family. The conveyance documents should contain the standard terms, including but not limited to, the purchaser’ right to be indemnified from third party claims, the Vendor’s duty to provide documents required for perfection of title, etc. Please contact your Solicitor for advice.
3. Possession –
Take physical possession immediately after payment. Possession of landed property means the occupation or physical control of the property or parcel of land either personally or through an agent or servant of the claimant. Please contact your Solicitors for advice on this.
4. Perfect your title –
After payment, signing of documents and taking over possession, ensure don’t keep the conveyance documents in your locker, proceed to perfect your title (i.e. Obtaining Governor’s Consent and registering) as prompt as you can.
Be guided that in Nigeria, there are five ways to prove ownership of land i.e. by traditional evidence; by document of title; by various acts of ownership numerous and positive and extending over a length of time as to warrant the inference of ownership; by act of lawful enjoyment and possession of the land and by proof of possession of adjacent land in circumstances which render it probable that the owner of such land would be the owner of the other land.

praxs: My land is 50*100 which is just a plot of land. The picture is attached is from the internet, so I don't have the design. However, I wish to build a two bedroom apart with a similar frontage just like the attached picture. Discard the garage design, I don't need it, just the frontage. More to that, to reduce cost, I will prefer to go for flat roofing (Dubai Com temporary roofing, don't really know the name). Do you think 2.5m can do this job? Location:Somewhere in the north 2.5 can't do the job. It's that simple. |

bixton: Easy enough. Why don't you tell the fellow that did the drawings to put up a BOQ for you. You can bargain with him. That's another option. That can be correct only if the person is into construction and has the right figures too. It's not everyone that designs that can do a BOQ remember doing BOQ is an entire job of a Quantity Surveyor to do, just that in Nigeria here, an experienced and well groomed architect or builder can try to do it... |
