I am new here and I really want to thank everyone for what I have read so far on this forum. Please I want to ask about BOQ, we have a duplex and all drawings are ready so I would love to know:
1) How much does it cost
2) How detail does it always fo
3) Some told me 50k and I think it might be too expensive, what do you think
4) I dont have any ideas about it so what should I look out for
5) What differentiate a good BOQ from a bad one
Please I nedd your help

After foundation works for my project, i now want to take it to lintel level. A bricklayer gave me an estimate of 2500 blocks
Cement: 75 bags
Sand: 5 trips
Labour: 180k

My ogas, please help me to vet as i am trying to cut cost while not compromising quality. How many blocks will a bag of cement lay? And what's the average labour cost of laying a block? Thanks

Provide all details first before one can advise accordingly... Already setting 2500 blocks shouldn't pass 130K on its own. If there are other things like Lintel casting, site concrete pouring etc. Specify them for a better advise

Again I normally tell clients this...

There is something for everyone in the building industry. The industry from my perspective is divided into four.

Low class
Middle class
High Class
Executive Class...

Just as these class exists. So are building materials also that exits. And you can attest to the fact that when the jobs are carried out you don't expect to get the same results.

You can't be in low class or middle class and expect a high class or executive lass finishing. That's simply natural that there is more to the eyes than you hear and see.

Operate within your budget and don't call anyone a thief or fraudulent or mischievous. More so, accept to buy materials for yourself so as to avoid issues in the future.

To maintain a good working relationship between client and contractor. There should be steady communication and tracking of data and record of materials and workmanship costs during the construction process or phases of a project.

Let me shock you.
Do you know an engineer tries to Stay within budget if he is given a budget to work with from the beginning unlike when a client is making direct procurements?

We don't really need to drag this matter as I think but let's build what we can afford with any fund we have.

Anything that comes there after we can blame ourselves maybe the quality is good or bad. If you can do a small duplex for 4million you are fine, and if na 10m you have it's up to you,bungalow for 550k to lintel congratulations and if 5million congratulations.
We don't need to drag it we all know the fact in our heart as we all read thru the thread.

I always like my clients to handle anything materials cos I always he tell them say pls handle this so in the long run we can both see how the money went and how much so not everybody steal.
I don't have a reason to steal am blessed. Saying this on behalf of others.

Exactly, I do prefer a client buying materials if he is available to do so. Because it's only in doing that that they believe themselves.

Without mixing words. Any client in diaspora that is unavailable to buy can confide in us to make procurements on their behalf and keep them updated.

If a client has a myopic mindset about an engineer working for him, then it's difficult to maintain a free flow of construction activities.

Work in this field should be based on trust and workability of both parties to understand each other.

Op I am very happy for the picture of your bungalow which you posted here ofwhich you stated that you have not spend up to a million Naria I don't understand the reason why some contractors here in his forum want everyone to believe that you need to spend millions inorder to build a house (carpenter work will cost 1million narialand 105ton of granite at 6000naria per ton ) the ways and manners some go about mentioning million i dont understand if the are wish an average salary to own a place for himself or they just want to make buildings a home only for the rich.20million cannot finished 4bedroom duplex God have mercy

It's good everyone shares and air their views to different topics here. However, be mindful of the fact that construction varies from place to place, location. Even two same designs can cost more to build.

The foundation of all buildings are not exactly the same because no land is indeed same. Pictorial representations at times doesn't show full details of what is done in a construction work.

And you can agree with me that skills and workmen are different in service delivery as per design. So construction is flexible and not rigid. It's mustn't be one system for all.

Building in rural area is far different with building in the cities. Be mindful of the differences.
