I need numerous suggestions on this please!!

I got a land recently in a swampy area(swamp caused by people diverting their flood water to my land because the land is on a lower land).

I would like to build a storey building on it.

My question now is that can I used 6-inch blocks with no holes(flats like they call them here) or use normal 9-inch hollow blocks.

Wont the walls be constantly wet if i use the 9-inch hollow blocks?

I need all the suggestions and help i can get.

You need not just a normal foundation but a Raft foundation because the soil bearing capacity of the land must have been low because of too much water content and weak soil particles

Experience has taught me that most services providers on Nairaland care little about their reputation. It is bad and may continue to be so even in the near future.

MY EXPERIENCE


Some months ago, I contacted someone (name withheld but MOST be disclosed later) to supply me LONG SPAN ROOFING SHEETS of 0.45MM. The sheets were supplied as agreed.

His staffs also roofed the house as agreed. I was happy and TAUGHT that Nairaland has helped to cut off GREEDY ALUMINUM COMPANIES.

Little did I know that it was a case of penny wise pound foolish.

Within ONE MONTH of the roofing of the house, I discovered that several places were leaking water. I had to engage someone to seal the holes. It turns out to be a case of one week one trouble.

I promptly confronted the service provider to express my dissatisfaction with the services he rendered. He promised to visit the site to assess the extent of the leakage and proffer solution. I NEVER held from him till date

This led me to investigate the MM of the sheets to determine if the actual MM was supplied. It was a FRAUD. The sheets supplied were below .45MM agreed to.

As at today, I have taken steps to seal every nail on the roofing sheets and equally seal ever holes. Experts have however told me that as time goes on the sheets will give way. It is a disaster waiting to happen.

Interestingly, the service provider has a thread that has been active for more than 5 years...He is a man of reputation you may say.


I thought of going to the thread to pour out my lamentation but I did not. However, I have removed my feedback on the services he rendered to me from the thread.

My people, MOST of them are looking for ways to cut corners and enrich themselves at your detriment. SHINE YOUR EYE

I will post the piteous state of the house that was roofed not more than 6 months ago.

It is a disaster. I will add it to my archives as one of my mistakes in my life journey.

So sorry about that. Your submission is calm and mature. The service delivery person to me didn't do the right thing. Personally, I usually do a follow up with my clients. That's the way to ensure that communication is critical to project management. Building trust is a big challenge Yes. But then, we have to try to watch each other's back.

I would largely say that the service provider ought to have at least visited to site to know what was wrong than staying away because he has been paid.

This should sound as a deterrent to others, we all here are service providers and prospective clients to each other and over years the page have been helpful to alot of individuals but clients and contractors alike and therefore the reputation of the page and thread especially should not be thrown to the mud.

Everyone should brace up and do the needful where it's needed to avoid having too many shortcomings. Definitely human beings are dynamic and business comes with challenges but trying to manage the challenges should be key..

Na bro. Don't sound this way. I can understand where Segz is coming from... You should know how clients behave when they give you money to deliver.

And for the records, bro pls use POD - Payment On Delivery Method. I know you are trying to share the unforseen costs, by accepting deposit before delivery and balance up.

Restratetigize on your payments and delivery options OK. That would help. If it was POD like you mentioned, this case wouldn't have come here. You understand

One of the greatest attitude to have in business is communication.

I dont know if checkitaut is sick or what is making him to fail to deliver to his clients but either way communication is the key. If he was having hard time with his workers/suppliers causing the delays.. why not communicate to his clients??

Lots of times, we are all dependent on some other people to help us deliver to our clients , if those individuals fail that trickles down to us, causing us to fail our clients. But again communication is the key, dont be shy, be honest tell your client what happened and work with them to resolve the issue.

I have been in a number of incident like this, a guy that was supposed to do some work for me, paid him, sourced materials , 2 week later.. dude was still no show, I called him raging and his response oh, my wife just had a baby... am like didn't you know your wife was pregnant for the past 9 months? Do you know if my own wife was pregnant too or ..... but at the end of the day.. this is business.. the Client have blood flowing in their veins also and we all do have plans , don't we

Another situation on site, my in law didn't tell me about it, where I thought the project was was not actually where it is.... dude used the money to settle village people, youth, elders etc that was disturbing the build.... I wasn't happy with him, his response was, he didn't know how to tell me, I might think he chopped the money, he is trying to see how he could patch things and stretch the remaining budget.. and he got me thinking, now you got me upset and all and this is sth that's beyond your control and I have already envisioned where the project should have been and now here we are!!! Did you patch things up then or made it worse?

Bottom line, communication is the key.. if you can't deliver tell your client, refund them as necessary... it the circumstances was beyond your control and the money is gone because of some unforeseen circumstances, still communicate with the client or supplier as the case might be and work something out... keeping silent makes matters worse.

I think he needs to communicate more than give room for assumptions you know.

Chekitaut, kindly do the needful OK. I don't want to agree to the term FRAUD that was labeled against you but once you don't communicate effectively. You give room for name callings and assumptions which the client or engineer is entitled to because you have room for that.

If it's is possible pls how many years, am literate and have OND in Computer Engineering.

Architecture or Engineering is a course on its own in University - 5yrs respectively. It's not a one month training kinda skill.

However, at the moment, we aren't running training classes for just designing and modeling with softwares as I believe that's what you meant
